JLT Area Guide (2026): Clusters, Towers, Rent, Metro and Park
JLT (Jumeirah Lake Towers) is a freehold district of 87 towers around man-made lakes beside Sheikh Zayed Road, run by DMCC, with two Metro stations. A one-bedroom flat rents for about AED 86,100 a year ($23,500 · £17,600) and a built one sells for about AED 1.24 million ($338,500 · £253,500).
JLT stands for Jumeirah Lake Towers: 87 towers of flats, offices and hotels, built around man-made lakes beside Sheikh Zayed Road, opposite Dubai Marina. Its big park was once a lake too. Lake C was drained in 2012 and turned into JLT Park. Today more than 100,000 people live here, in 26 clusters named A to Z.
About JLT
Jumeirah Lake Towers (JLT) is a freehold district of towers in the south-west of Dubai, run by DMCC, the Dubai Multi Commodities Centre. DMCC is the master developer, so it planned JLT and still manages it. JLT lies along Sheikh Zayed Road (E11), with Dubai Marina and JBR across the road and Jumeirah Islands and Emirates Hills behind it. Downtown Dubai is about 23 km away by road. For other parts of the city, see all our Dubai area guides.
JLT is also part of the DMCC Free Zone. That matters for the companies with offices here, not for you as a tenant: you rent a flat in JLT the same way as anywhere else in Dubai.
Thinking of renting a flat in JLT, buying one or sharing one? In this JLT area guide you will find what you need to decide: how the clusters work, what flats really rent and sell for, the two Metro stations, JLT Park and the lakes, paid parking and who JLT suits.
*This guide was last updated on 26 October 2026, using Dubai Land Department records up to 25 October 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.9032 to the British pound (XE mid-market rate); your bank's rate will differ.
JLT Location and Map
JLT is a long strip of towers between two roads, with Dubai Marina on one side and villa communities on the other:
- North-west: Sheikh Zayed Road (E11), with Dubai Marina and JBR across it.
- South-east: First Al Khail Street, with Jumeirah Islands, Emirates Hills and The Meadows beyond it.
- North-east end: Interchange 5, for Al Sufouh, Emirates Hills and Dubai Harbour, where Emaar Beachfront is.
- South-west end: the Al Jamayel Street junction and Uptown Dubai, towards Jumeirah Park.
JLT has no beach. The nearest is JBR beach, across Sheikh Zayed Road. From the south-west end of JLT it is about 5.6 km by road, because you loop through an interchange to cross.
By road, the middle of JLT is about:
- 7.7 km from Dubai Marina Mall.
- 23 km from Downtown Dubai.
- 36 km from Dubai International Airport.
The first map shows where JLT is in Dubai.

The second shows JLT itself, with the two Metro stations, the tram stop, JLT Park, a mosque, a nursery and Carrefour.

JLT Highlights
Here is the short version, from the homes and the Metro to the park and the parking.
JLT Clusters and Towers: Cluster C, J, V, X and Almas Tower
Every address in JLT is a tower and a cluster letter, such as "Lake Terrace, Cluster D". There are 26 clusters, from A to Z, and most have three towers. Cluster A is at the south-west end, by DMCC station, and Clusters X, Y and Z are at the north-east end, by Interchange 5. Some clusters are mostly offices or hotels, and a few are still being built:
Almas Tower is not in a lettered cluster. It stands on its own island between two lakes in the middle of JLT. It is DMCC's headquarters and the tallest tower in JLT, and it has offices only, no homes.
Clusters C, J, V and X are the ones people search for most. The cards show them and the towers people look up by name. Each card gives the one-bedroom figures for the last 12 months*, because one bedroom is the most common home here. The rent is what new tenants paid.
Our pick for value is Cluster Q. Its one-bedroom flats rented for about AED 68,400 a year in the last 12 months*, the lowest of any cluster, and it is a short walk from JLT Park and Sobha Realty station. How to choose by what matters to you:
- The cheapest one-bedroom rents: Clusters Q, N and C.
- Next to a Metro station: Clusters C, D and E (DMCC), or R, S and T (Sobha Realty).
- Next to the park: Clusters O, P and Q.
- Newer and dearer: Cluster K (the MBL towers), Cluster S (Green Lakes) and Uptown Tower.

Rent in JLT
Every home for rent in JLT is a flat, and about half of them are one-bedroom flats. A one-bedroom flat rents for about AED 86,100 a year ($23,500 · £17,600), and a studio for about AED 59,000. You can also rent a room or a bed space.
*This guide was last updated on 26 October 2026, using Dubai Land Department records up to 25 October 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.9032 to the British pound (XE mid-market rate, 26 October 2026); your bank's rate will differ.
Apartments for rent in JLT
About 2,300 flats were up for rent when this guide was last updated*. Most landlords want a yearly contract and the rent in a few cheques, so ask how many cheques they take before you agree a price.
Furnished flats are easy to find here. More than half of the flats advertised were furnished. A monthly flat costs far more than a yearly lease, so take one only for a short stay.

Studios for rent in JLT
A studio in JLT costs about AED 4,900 a month on a yearly lease. About 300 studios were up for rent when this guide was last updated*. The towers by the lakes in Clusters D and L ask the most, and Clusters H and J the least.
Here, a tenant who renews pays about the same as a new tenant, so the last tenant's rent is a fair guide.
Ask about the cooling bill
In some Dubai towers the air conditioning is billed apart from DEWA. Ask the agent: "Is the air conditioning in the DEWA bill, or is there a separate chiller bill?" Then get the answer in the contract.

One- and two-bedroom flats for rent in JLT
One-bedroom flats are the most common home in JLT, and the rent changes a lot from cluster to cluster. The cheapest are in Clusters Q and N, and the dearest in Cluster K and Uptown Tower (see the cluster cards above). About 1,200 one-bedroom and 620 two-bedroom flats were up for rent when this guide was last updated*.
Before you sign, ask whether a parking space comes with the flat (see the parking section below).

Villas and townhouses for rent in JLT
JLT has no villas or townhouses: every building is a tower. For a house close by, look at Jumeirah Park or JVT.
Rooms, partitions and bed spaces in JLT
You can rent a room in JLT, and most room adverts here are for a private room in a shared flat. About 60 room adverts were up when this guide was last updated*. Most were in Clusters A, D and V, and many said the flat was near DMCC station.
What the words mean:
- Bed space: a bed in a room you share with others.
- Partition: a part of a room closed off with a light wall.
- Private room: a room of your own in a shared flat.
Sharing a home is now regulated. Dubai's shared housing law, Law No. 4 of 2026, came into force on 8 September 2026. These are its four main rules:
JLT is not one of the example areas named so far. Before you pay for a room, a partition or a bed space:
- Ask the person letting it whether the flat has a shared housing permit.
- Ask whether the tower allows shared flats. Some towers check who lives in each flat.
- See the room before you pay anything.
- Do not pay a deposit until you have a written agreement.

For cheaper rooms on the same Metro line, look at Discovery Gardens.
Property for Sale in JLT
A built one-bedroom flat in JLT sells for about AED 1.24 million ($338,500 · £253,500), and a built studio for about AED 783,000. A flat here earns about 6.7% of its price in rent each year, before costs, against 6.2% for flats across Dubai. About half the homes sold in the last 12 months* were already built; the rest were off-plan, in new towers.
*This guide was last updated on 26 October 2026, using Dubai Land Department records up to 23 October 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.9032 to the British pound (XE mid-market rate, 26 October 2026); your bank's rate will differ.
Apartments for sale in JLT
Price per sq ft is the price divided by the size of the home, so you can compare homes of different sizes. About 2,050 flats were for sale when this guide was last updated, 368 of them studios. In the last 12 months 1,584 homes were sold in JLT, so it is easy to check what flats in the same tower sold for before you make an offer.
New off-plan flats cost much more
In the last 12 months* an off-plan one-bedroom flat in JLT sold for about AED 1.82 million ($495,400 · £371,100) on average, against about AED 1.24 million for one that was already built. You pay more for a new tower, and you wait for it to be finished. New towers here include Hilton Residences in Cluster F (due September 2027), Viewz by Danube in Cluster K and Golf Views Seven City in Cluster Z. Check the handover date and the developer's record before you pay.
Older towers can cost more to keep. Before you buy, ask the seller for the latest service charge bill, and ask the agent whether the tower has big repairs planned. Read our guide to service charges in Dubai to see what a fair charge looks like.

Restaurants in JLT
JLT is one of the best places in Dubai to eat out on foot: the restaurants are at the foot of the towers, around the lakes. You will find cheap noodles and Indian food, award-winning small restaurants and pubs in the hotels. The busiest spots are by the lake in Cluster D and around JLT Park.
Good to know:
- A drink with dinner: the hotel restaurants and bars (Mövenpick, voco Bonnington, Pullman and Taj) are licensed, and so is Nola.
- Late at night: McGettigan's stays open until 2 am most nights and 3 am on Saturdays. Nola is open until 2 am on Tuesdays, Fridays and Saturdays.
- Awards: Hawkerboi has a Michelin Bib Gourmand, and Bait Maryam was on the Middle East and North Africa's 50 Best Restaurants list in 2025.
- Places change often: check that a restaurant is still open before you go.
JLT Park and the Lakes
JLT Park is the community's big green space, and it used to be a lake. Lake C was drained in 2012 and turned into the park, which opened in 2014. It covers about 55,000 square metres behind Cluster Q, in the north-east half of JLT. It is open 24 hours a day and free to enter. This is what you can do there and around the lakes:
JLT has two dog parks:
- Cluster H: opened in 2020, 475 square metres, open 8 am to 9 pm, with short closures for cleaning.
- Cluster V: opened in 2026, with agility obstacles and a water fountain, open 6 am to 11 pm.
Your dog needs a Dubai Municipality tag to use them.
Lake D: drained, or redeveloped?
Lake D is not being removed, but part of it is being drained and built on. DMCC began draining the lake in phases in 2025. On part of it, DMCC and the developer Sweid & Sweid are building BAY360, a new lakeside centre next to Cluster D. It will have:
- A large Spinneys supermarket.
- Cafés and restaurants on the water.
- Clinics and rooftop padel courts.
- About 300 parking spaces underground.
- A new walking route from the Metro station across to JLT Park.
BAY360 is due to open towards the end of 2027. The rest of Lake D stays, with new edges, plants, benches and paths. If you rent in Cluster D, ask the agent which side of the tower faces the building work.
Supermarkets, Clinics, Mosques and Gyms in JLT
Daily basics are in the towers themselves, at lake level. For a big weekly shop or a hospital, you drive a few minutes.
Supermarkets in JLT
Carrefour Market is the main supermarket in JLT, with one shop in The Palladium in Cluster C and one in the Red Diamond building at the north-east end. Other choices:
- Al Maya: near Cluster Q.
- Small grocery shops: at the foot of most towers.
- Waitrose: Dubai Marina Mall, across Sheikh Zayed Road.
- Spinneys: a large shop is planned at BAY360 on Lake D, due by the end of 2027.
Clinics in JLT
Armada Medical Centre in Armada Tower 2, Cluster P, is a clinic with many kinds of doctors and its own pharmacy. Other clinics and pharmacies inside JLT:
- Aster Clinic and Aster Pharmacy: the Red Diamond building.
- Life Pharmacy: Cluster A.
- The Dome MedDental: Cluster N, for dental care.
- German Dental and Neuromuscular Clinic: Tiffany Tower, Cluster W.

- Tiffany Tower Mosque: Cluster W, near Sobha Realty station.
We found no church in JLT.
Gyms in JLT

- Sports area, Cluster O: a football pitch, a basketball court and a skate park.
- Real Pilates: ONE JLT, near Cluster G.

There is no school inside JLT. The nearest are in The Meadows, Emirates Hills and The Greens, all within about 3.5 km, so most children go by car or school bus.

- Mosaic Nursery: Fortune Executive Tower, Cluster T.

Getting Around JLT
You can live in JLT without a car, because of the Metro and the tram. By car, every trip starts on Sheikh Zayed Road:
- Sheikh Zayed Road (E11) runs along JLT. It takes you to Dubai Marina, Al Barsha and Downtown Dubai one way, and to Jebel Ali and Abu Dhabi the other.
- Interchange 5 at the north-east end links JLT with Al Sufouh, Dubai Harbour and Emirates Hills.
- The Al Jamayel Street junction at the south-west end leads to Dubai Marina, JBR and Jumeirah Park.
These are distances, not times. At rush hour the two exits get busy, so allow extra time.
Metro stations in JLT: DMCC and Sobha Realty
JLT has two Red Line stations on Sheikh Zayed Road: DMCC at the south-west half and Sobha Realty at the north-east half. DMCC station used to be called Jumeirah Lakes Towers. Sobha Realty station was first called Dubai Marina, then DAMAC Properties, and got its current name in 2021. Which one is nearest depends on your cluster:
| Station | Nearest clusters | Walk from the middle of the cluster |
|---|---|---|
| DMCC | D, C, E | About 400 to 500 m |
| DMCC | A, B, F, G, H, I, J | About 700 m to 1 km |
| DMCC | K, L, M, N | About 1.1 to 1.6 km |
| Sobha Realty | S, T, R, U, Q | About 150 to 550 m |
| Sobha Realty | X, P, Z, O, W | About 700 to 950 m |
| Sobha Realty | V, Y | About 1.1 km |
We measured the walks from the middle of each cluster, so your own tower may be closer or further away. Where the trains go:
- Towards the city: Dubai Marina, Dubai Internet City, Mall of the Emirates and Downtown Dubai.
- The other way: Ibn Battuta and Jebel Ali, with a change at National Paints for Discovery Gardens and Expo City Dubai.
The Dubai Tram stops on the Dubai Marina side, next to both stations. The Jumeirah Lakes Towers tram stop is next to DMCC station, and the Dubai Marina tram stop is next to Sobha Realty. The tram runs around Dubai Marina and JBR and on towards Palm Jumeirah. For buses, check the RTA's S'hail app before you rely on one.
Parking in JLT
Street parking in JLT is paid from 8 am to 10 pm, Monday to Saturday, and free on Sundays and public holidays. Parkin, Dubai's parking company, runs it. JLT has five zone codes: E, I, J, K and L.
How it works:
- Peak hours: in zones J, K and L, parking costs more from 8 am to 10 am and from 4 pm to 8 pm. This peak pricing started on 4 April 2025.
- How to pay: in the Parkin app, with the zone code of the space.
- At home: every tower has its own car park. Ask the landlord whether a space comes with the flat, and get it in the contract. Parking bays in JLT can only be leased through the community's official leasing system, so do not pay someone else for a space.
Is JLT a Good Place to Live?
Yes, if you want a flat on the Metro, with a park, the lakes and many restaurants on foot, for less than Dubai Marina. It is not the right place if you want a villa, a school inside the area or free parking every day.
On average, a one-bedroom flat in JLT rents for about AED 9,400 a year less than in Dubai Marina, across the road, and a studio for about AED 6,500 less. A one-bedroom flat costs about AED 17,000 a year more than the AED 69,100 in our Jumeirah Village Circle (JVC) guide, but JVC has no Metro station. For a cheaper studio on the same Metro line, look at Discovery Gardens, where our guide puts a studio at about AED 44,400 a year, about AED 14,600 less.
The good
- Two Metro stations and the tram.
- Rents below Dubai Marina.
- JLT Park, lakes and two dog parks.
- Many restaurants on foot.
- Freehold, with a yield of about 6.7%.
The not so good
- Street parking is paid six days a week.
- No school inside JLT.
- Building work at Lake D until 2027.
- The two exits are busy at rush hour.
- Older towers differ a lot in upkeep.
Three bills to ask about before you sign:
- Chiller: we could not confirm which towers bill cooling separately. Ask the agent: "Is the air conditioning in the DEWA bill, or is there a separate chiller bill?"
- DEWA: you pay DEWA, the water and electricity bill, yourself. Ask to see last summer's bills for the flat.
- Service charges: owners pay a yearly charge to run the tower and the community. If you are buying, ask the seller for the latest bill.
If you are buying, the yield here is above the Dubai average for flats, and there are many sales to compare prices with. The main risks are the upkeep of older towers and paying an off-plan price for a new one. To compare areas, read our guide to rental yield by area in Dubai. Before you make an offer, use our guide on how to check property value in Dubai.
