Arabian Ranches 3 Area Guide (Updated for 2026): Villas, Master Plan and Souk
Arabian Ranches 3 is an Emaar community of townhouses and villas in Dubailand, along Emirates Road. A three-bedroom townhouse rents for about AED 150,000 a year ($40,800 · £30,500) and sells for about AED 3 million ($817,000 · £611,000). Most clusters are finished, and Anya is still being built.
When Emaar unveiled Arabian Ranches III in February 2019, it was a plan for townhouses around a 30,000 sq m central park and a 4 km boulevard. Seven years on, most of its 13 clusters are finished and lived in. The last homes are still being handed over, and the community now has its own souk.
About Arabian Ranches 3
Arabian Ranches 3 is a gated community of townhouses and villas built by Emaar. It is in Wadi Al Safa 5, in Dubailand, between Emirates Road (E611) and Sheikh Zayed bin Hamdan Al Nahyan Street (D54). Global Village and Cityland Mall are its neighbours to the west, and Villanova is to the east. Downtown Dubai is about 27 km away by road.
Whether you want to rent a townhouse here, buy one or see what is still being built, this Arabian Ranches 3 area guide covers it: the 13 clusters, what homes really rent and sell for, the master plan, the souk, schools and roads, and who it suits. It is one of the Dubai area guides we keep up to date.

Arabian Ranches 3 Highlights
Here is the short version, from the homes and the souk to the drive out.
Arabian Ranches 3 Communities: Raya, Ruba, June and Sun
Arabian Ranches 3 has 13 clusters, and each one was built with one kind of home. Raya, Ruba, June and Sun are the clusters people search for most. They split into two groups:
- Townhouses: Sun, Joy, Spring, Ruba, Bliss, Bliss 2, Raya, May, Anya and Anya 2. Most have three or four bedrooms and small plots of about 1,400 to 1,600 sq ft.
- Villas: Caya, June and Elie Saab. These are detached houses, most with four or five bedrooms, on plots of about 3,300 to 5,300 sq ft.
In Sun, for example, the townhouses stand in rows of four to eight. The three-bedroom homes are the middle units, and the four-bedroom homes are at the ends of each row.
Some names have a second phase, and the land records split them: Caya 1 and Caya 2, June and June 2, Elie Saab 1 and Elie Saab 2, and Anya 1 and Anya 2. On Property Finder, "Caya" means Caya 1 and "Anya" means Anya 1.
Each card shows the middle figure: half the homes cost more, and half cost less. The rent is what new tenants paid in the last three months, and the price is what homes sold for in the last 12 months.
Our pick for a family that wants a detached villa is June. A four-bedroom villa there rents for about AED 270,000 a year. That is about AED 50,000 to 65,000 a year less than in Caya or Elie Saab. The house and the plot are smaller, but you still get a detached villa with a garden.
If you want a townhouse at the lowest rent, choose Sun or Joy. Their three-bedroom homes rent for about AED 135,000, the lowest here. If you want more space inside for a little more, Bliss and Bliss 2 have the biggest three-bedroom townhouses.
Arabian Ranches 3 master plan: what is built and what is not
Emaar's master plan has 13 clusters and more than 4,000 homes, with five entry gates. Emaar's plan also includes a central park, a 4 km boulevard and sports and leisure areas spread through the community. Almost all of it is now built. We checked each cluster in the Dubai Land Department records. A cluster counts as lived in when its homes sell as ready and are let to tenants:
Emaar is not selling any new homes in Arabian Ranches 3 now. To buy here, you buy from an owner, or you buy an off-plan home in Anya from its first buyer. For the floor plans and brochures of each cluster, see the Arabian Ranches III page on Emaar's website.

There is plenty of choice: more than 1,500 homes were up for rent when this guide was last updated*. Joy, Ruba, Raya, Sun and Bliss 2 had the most tenancy contracts.
If you are moving in, use the figures in the chart. A tenant who renews usually pays a little less. For a three-bedroom townhouse the gap was small, about AED 5,000 a year.
Furnished and monthly lets are rare. Most landlords want a yearly contract for an empty home.
Ask what the rent includes
Before you sign, ask the agent:
- Whether the home faces a park or a road. Homes on a park often cost more.
- How many cheques the landlord accepts. One or two cheques can get you a lower rent.
- Who looks after the garden, and whether the shared pool in your cluster is open.

Is Arabian Ranches 3 a Good Place to Live?
Arabian Ranches 3 is a good place to live for families who want a new townhouse with a garden, at a lower rent than the older Ranches. It does not suit anyone who needs a flat, a Metro station or a school close by.
A three-bedroom townhouse here rents for about AED 33,000 a year less than in Arabian Ranches 2. It costs about the same as in Town Square, but here you get Emaar's newer homes and a gated community. The price is the drive: about 27 km to Downtown Dubai and 18 km to the nearest Outstanding school.
The good
- Every home is a new house.
- Rents are lower than in older Ranches.
- Spinneys and a clinic are at the souk.
- Emirates Road is at the edge.
- It is gated, with five entry gates.
The not so good
- There are no flats or studios.
- There is no school inside yet.
- There is no Metro.
- Few restaurants are inside.
- Anya is still being built.
Three bills to ask about before you sign:
- Chiller: we could not confirm whether any home here pays a separate cooling bill. Ask the agent: "Is the air conditioning in the DEWA bill, or is there a separate chiller bill?"
- DEWA: you pay DEWA, the water and electricity bill, yourself. Summer bills are the highest, so ask to see last summer's bills.
- Service charges: owners pay a yearly charge to run the community. If you are buying, ask the seller for the latest bill for that home, and read our guide to service charges in Dubai.
If you are buying, the yield here is a little above the Dubai villa average, and almost every cluster is finished. The main risk is buying in Anya without checking the handover date with Emaar. To compare areas, read our guide to rental yield by area in Dubai. Before you make an offer, use our guide on how to check property value in Dubai.
