Damac Hills Area Guide (Updated for 2026): Villas, Apartments, Mall and Park
Damac Hills is a freehold DAMAC community in Dubailand, built around an 18-hole golf course. A one-bedroom flat rents for about AED 64,600 a year ($17,600 or £13,100) and a three-bedroom house for about AED 198,900 ($54,200 or £40,500). That house sells for about AED 3.6 million ($987,000 or £738,000).
Damac Hills, also called Damac Hills 1, is the community DAMAC first launched as Akoya by DAMAC in May 2013. It is not Damac Hills 2, which is a separate DAMAC area about 20 km away by road. Akoya was planned around a championship golf course, and it took its new name on 8 February 2017, ten days before the golf club opened. Today towers, low-rise flats and villa clusters stand side by side around that course.
About Damac Hills
Damac Hills is a freehold master-planned community built by DAMAC Properties. It covers about 42 million sq ft in Al Hebiah 3, part of Dubailand, between Sheikh Zayed bin Hamdan Al Nahyan Street (D54) and Hessa Street (D61). Its neighbours are Dubai Sports City, Dubai Studio City and Mudon. Downtown Dubai is about 28 km away by road.
Whether you want to rent a flat in Damac Hills, buy a villa or simply understand what it is like, this Damac Hills area guide covers it: the clusters and towers, what homes really rent and sell for, the mall, the park and Malibu Bay, the golf course, the schools and the roads. To compare it with other parts of the city, see all our Dubai area guides.
*This guide was last updated on 21 October 2026, using Dubai Land Department records up to 20 October 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.9130 to the British pound (XE mid-market rate); your bank's rate will differ.

Damac Hills Highlights
Here is the short version, from the homes and the golf course to the shops and the roads out.
Damac Hills Communities and Buildings
Damac Hills has two kinds of home, side by side. Villas and townhouses are in more than 20 named clusters, many of them backing onto the golf course or the park. Flats are in towers and in low-rise blocks of about nine floors.
Villa and townhouse communities in Damac Hills
Rochester, Topanga, Trinity, Brookfield and The Field are the villa clusters people search for most. Rochester, Topanga, Rockwood, Richmond, Trinity and The Field are among The Park Villas, the clusters around Damac Hills Park.
Each card shows the middle figure for the last 12 months*: half the homes cost more, and half cost less. The rent is what new tenants paid.
For the most house for your rent, look at Park Residences and Silver Springs. A four-bedroom home there rents for about AED 200,000 to AED 205,000 a year. That is close to a three-bedroom villa in Rochester or Topanga. The houses are smaller, though: about 1,850 to 1,900 sq ft, against about 2,250 sq ft.
Other names you will see in adverts:
- BelAir: villas and townhouses inside The Trump Estates.
- Veneto: villas and townhouses with Fendi Casa interiors, often called the Fendi villas.
- Cavalli Estates, Gems Estates and Autograph Collection: large branded mansions with five to seven bedrooms. Most were sold before they were built, and handovers are still going on.
- Ivory: new townhouses, sold off-plan since July 2025.
Apartment buildings in Damac Hills
Carson and Golf Vita are the cheapest places to rent a flat in Damac Hills. Carson is three 33-storey towers, finished in 2021. Golf Vita has small one-bedroom flats of about 435 sq ft.
Golf Town is the name for the low-rise blocks around the course: Golf Promenade, Golf Panorama, Golf Horizon, Golf Vista, Golf Veduta and Golf Terrace. Most have about nine floors.
Each card shows the middle rent new tenants paid in the last three months* for the most common size, and the middle sale price for the last 12 months*.
Some flats count as hotel apartments in the Land Department records, mostly in Artesia B, C and D and in Golf Veduta. They are let furnished, often by the month, so they are not in the flat charts below.
*This guide was last updated on 21 October 2026, using Dubai Land Department records up to 20 October 2026.
Rent in Damac Hills
Damac Hills has homes to rent at most budgets. A studio rents for about AED 42,400 a year ($11,500 · £8,600), a one-bedroom flat for about AED 64,600 and a three-bedroom house for about AED 198,900. These are what new tenants paid, not asking prices.
*This guide was last updated on 21 October 2026, using Dubai Land Department records up to 20 October 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.9130 to the British pound (XE mid-market rate, 21 October 2026); your bank's rate will differ.
Apartments for rent in Damac Hills
You have plenty of choice: about 760 flats were up for rent when this guide was last updated*, from studios to three-bedroom flats. Studios and one- and two-bedroom flats have their own sections below. This is what a three-bedroom flat costs:
- Three-bedroom flats: mostly in the Golf Town blocks, such as Golf Promenade, Golf Panorama and Golf Horizon. Golf Vista also has townhouses on its lower floors.
- Furnished: easy to find, with about 460 furnished flats advertised. Ask what a monthly price covers, because some include the bills.
- Cooling: the blocks of flats are cooled by Emicool, a district cooling company. Ask whether the chiller is in the rent or billed to you.
A tenant who renews usually pays about the same as a new tenant here, so the last tenant's rent is a fair guide.

Studios for rent in Damac Hills
Studios are the cheapest homes to rent in Damac Hills. About 310 were up for rent when this guide was last updated*. Most new studio lets are in two places:
- Carson A, B and C: about six in ten of all new studio lets.
- Golf Town: the Golf Promenade blocks above all.
Their rents are on the building cards above. A studio in Artesia or Loreto costs a little more, about AED 43,000 to AED 44,000 a year.
See homes for rent:
- Property Finder: studios for rent in Damac Hills
One- and two-bedroom flats for rent in Damac Hills
The cheapest one-bedroom flats are in Golf Vita, at about AED 50,000 a year, but they are small. For a bigger one-bedroom flat, look at Carson, Golf Town, Golf Gate, Artesia or Loreto, at about AED 65,000 to AED 75,000.
Two-bedroom flats are fewer. These buildings had the most new tenants in the last three months*:
- Golf Gate.
- Carson B and Artesia B.
Ask how many cheques the landlord accepts. One or two cheques can get you a lower rent than twelve.
See homes for rent:
- Property Finder: one-bedroom flats, two-bedroom flats
Villas and townhouses for rent in Damac Hills
A four-bedroom house costs only a little more than a three-bedroom one here. That is because many four-bedroom homes are smaller houses of about 1,850 to 1,900 sq ft, in Park Residences, Silver Springs and The Trump Estates. About 330 villas and 330 townhouses were up for rent when this guide was last updated*.
- Lowest rents: Park Residences, Silver Springs and The Trump Estates.
- The middle: The Park Villas clusters, such as Rochester, Topanga and Rockwood.
- Highest: Picadilly Green, The Field, Brookfield and Veneto, with bigger villas.
The Land Department records every house as a villa, so the figures in the chart cover townhouses too.
Ask what the rent includes
A house here comes with a garden, and some with a pool. Before you sign, ask:
- Who pays the gardener and the pool cleaner.
- How many cheques the landlord accepts.
- Which gate is nearest, because some clusters have their own gate.

Rooms, partitions and bed spaces in Damac Hills
No rooms, partitions or bed spaces were advertised in Damac Hills when this guide was last updated*: homes are let whole. For a room nearby, look in Dubai Sports City or Motor City.
Property for Sale in Damac Hills
A one-bedroom flat in Damac Hills sells for about AED 1.18 million ($322,000 · £241,000), and a three-bedroom house for about AED 3.6 million. A flat earns about 7% of its price in rent each year, above the Dubai flat average of 6.2%, and a house about 5.5%, above the villa average of 4.2%. About 85% of the community is built, and three in four flats sold in the last three months* were off-plan.
Apartments for sale in Damac Hills
In Damac Hills, a ready flat costs much less than a new one. A ready one-bedroom flat sold for about AED 920,000 in the last three months*, and an off-plan one for about AED 1.23 million. Off-plan means you buy from the developer before the building is finished and pay in instalments. You get no rent until the handover.
Almost all the off-plan flats sold were in three new projects:
- DAMAC District: two residential towers next to DAMAC Mall. Most sales were here.
- Golf Greens: flats and townhouses, still being built.
- Golf Gate 2: next to Golf Gate.
Read our guide to off-plan or ready property before you choose. For the cheapest way in, look at a ready studio in Carson, at about AED 555,000. Before you make an offer, compare the asking price with the last sales in the same building.

A few mansions pull the four-bedroom average up
Nine off-plan mansions in the Autograph Collection sold for AED 7.1 million to AED 30.3 million. Leave them out, and the average four-bedroom house sold for about AED 4.1 million.
Most three-bedroom houses in Damac Hills sold for AED 2.8 million to AED 5 million in the last 12 months*. The cluster decides the price more than the bedrooms:
- Cheapest: the smaller houses in Park Residences and The Trump Estates, and the new Ivory townhouses, sold off-plan for about AED 2.8 million.
- Middle: The Park Villas clusters, such as Rochester, Rockwood and Pelham.
- Dearer: Picadilly Green, Brookfield, The Field and Whitefield.
About 300 villas and 275 townhouses were for sale when this guide was last updated*. Before you buy a house, check three things:
- The cluster and the plot. Ask for the cluster name and the plot size on the title deed.
- The service charge. Ask the seller for the latest bill for the house.
- The last sales. Ask the agent for recent sales in the same cluster, and check them with our guide on how to check property value in Dubai.

Restaurants in Damac Hills
Damac Hills has no restaurant street: you eat at the golf club, the Radisson hotel or DAMAC Mall. It is enough for a burger, a pizza, a grill with the football on or a drink. For a big choice, you drive to Motor City or JVC.
Good to know:
- A drink with dinner: FireLake at the Radisson is licensed, and ISSEI on the 27th floor serves cocktails.
- Late at night: Papa John's at DAMAC Mall is open until 4 am, and the Trump Sports Bar and FireLake until midnight.
- The golf club: you do not have to play golf to eat there. Only the pool lounge is for members.
Damac Hills Mall
DAMAC Mall, which most people call Damac Hills Mall, is the community's shopping centre. It is on the Ring Road on the south-west side, and it opened on 1 September 2023. It has 110,000 sq ft of shops and room for 360 cars. Before it opened, it was called Ventura Mall. This is what you find there:
We found no cinema in the mall. Opening hours differ by shop, so check before you go. Paid parking has come to parts of Damac Hills (see Parking below), so read the signs in the car park. For a big mall, Mall of the Emirates is about 17 km away by road.
Damac Hills Park and Malibu Bay
Damac Hills Park is the large park in the middle of the community, and Malibu Bay is the beach and wave pool inside it. DAMAC built about 4.3 million sq ft of parkland in all, and The Park Villas clusters back onto it.
DAMAC opened Malibu Bay in November 2020. It covers about 72,000 sq ft, with a sandy beach and a wave pool of about 24,700 sq ft. A machine from Belgium makes the waves. When it opened, it was for Damac Hills residents only, and free for them.
These were all part of the park when it opened in 2020. Check the opening times and any booking rules on the DAMAC Living app before you go, because Damac Hills 2 has its own Malibu Beach with different rules.
The Golf Course
The golf course in the middle of Damac Hills is Trump International Golf Club Dubai. It opened on 18 February 2017. It is an 18-hole, par-71 links-style course, designed by Gil Hanse and Jim Wagner. Holes 10 to 18 are lit for night golf.
Visitors can book tee times on the club's website, and membership is offered too. Green fees change with the season, and the club does not publish a price list, so check the price when you book.

- Blossom Nursery: in Mudon, about 3 km by road.

- Jebel Ali School: takes children from FS1.
Ask each nursery which ages it takes this year and whether it has places.
Getting Around Damac Hills
You get around Damac Hills by car. Main roads run along three sides, and most trips start on one of these:
- Sheikh Zayed bin Hamdan Al Nahyan Street (D54) runs along the north-west side. It takes you north-east to Umm Suqeim Street, and from there to Sheikh Mohammed Bin Zayed Road (E311) and Al Khail Road (E44) for Business Bay and Downtown Dubai.
- Hessa Street (D61) runs along the south-west side. It goes north past Dubai Sports City to Sheikh Mohammed Bin Zayed Road and Al Barsha South.
- Emirates Road (E611) passes the southern tip. It takes you towards Al Maktoum International Airport one way and Sharjah the other.
Inside, the Ring Road links the clusters and the mall. The inner roads loop round the golf course, so a trip inside Damac Hills can be longer by road than it looks on the map.
These are distances, not times. At school and office hours, allow extra time.
Metro stations near Damac Hills
There is no Metro in Damac Hills: the nearest station is about 14 km away by road. The closest stations:
- Jumeirah Golf Estates: Route 2020 branch of the Red Line, about 14 km.
- Dubai Investments Park: same branch, about 14 km.
- Mall of the Emirates: main Red Line, about 18 km.
The Gold Line, due on 9 September 2032, will end at Jumeirah Golf Estates. The areas named for it so far do not include Damac Hills.
For buses, the RTA started route DA2 in July 2024. It is a circular route between Damac Hills and Dubai Studio City, about every two hours. Check it in the RTA's S'hail app before you rely on it.
Parking in Damac Hills
Some streets in Damac Hills now have paid parking, so read the signs before you park. The Damac Hills parking code is 676H.
- At home: check how many cars fit in the garage or driveway of a house, or how many spaces come with a flat.
- Paid parking: Parkin runs about 500 street spaces in Damac Hills, in zone 676H. You pay from 8 am to 10 pm, Monday to Saturday: AED 4 for an hour or AED 16 for four hours. A monthly permit costs AED 300.
- At DAMAC Mall: there are 360 spaces. Read the signs for paid bays.
Is Damac Hills a Good Place to Live?
Yes, if you want a house with a garden or a flat with a golf view, and you drive. In our view, it is one of the few places in Dubailand where you can choose between a studio and a five-bedroom villa in the same community.
A three-bedroom house here rents for about AED 7,500 a year more than in Mudon next door, and about AED 8,500 more than in Arabian Ranches 2. A one-bedroom flat costs about AED 4,400 a year more than in Dubai Sports City, and about AED 13,500 less than in Motor City.
It suits families who want a house near a British school and a park, golfers, and buyers who want rent from a flat. It suits you less if you need the Metro, want restaurants on foot, or do not want building work nearby while the last towers go up.
The good
- Flats and houses at many budgets.
- A golf course and a big park inside.
- A mall with Spinneys and a clinic.
- A British school inside.
- Flats earn above the Dubai average.
The not so good
- There is no Metro.
- Few restaurants inside.
- New towers are still going up.
- The mall gym is for women only.
- Do not mix it up with Damac Hills 2.
Three bills to ask about before you sign:
- Chiller: the blocks of flats are on Emicool district cooling. Ask: "Is the air conditioning in the rent, or is there a separate chiller bill?" If you rent a house, ask the same question.
- DEWA: you pay DEWA, the water and electricity bill, yourself. A house uses much more power than a flat in summer, so ask to see last summer's bills.
- Service charges: owners pay a yearly charge to run the building or the cluster. In Damac Hills it is about AED 14 to AED 23 a sq ft for flats and about AED 3 to AED 4 for villas. If you are buying, ask the seller for the latest bill, and read our guide to service charges in Dubai.
If you are buying a flat, the main risk is new supply: DAMAC District, Golf Greens and Golf Gate 2 will add flats that compete for tenants. Houses are the opposite, because most new homes here are flats and a few large mansions. To compare areas, read our guide to rental yield by area in Dubai. Before you make an offer, use our guide on how to check property value in Dubai.
