JBR Area Guide (2026): Apartments, The Walk, The Beach and Parking
JBR (Jumeirah Beach Residence) is a freehold strip of 40 towers on the beach in Dubai Marina, with The Walk and The Beach mall at its feet. A one-bedroom flat rents for about AED 111,500 a year ($30,300 or £22,700) and sells for about AED 2.11 million ($574,400 or £430,200). There are no villas.
The six clusters of JBR are named after the sea in Arabic. Shams means sun, Amwaj waves, Rimal sands, Bahar sea, Sadaf seashell and Murjan coral. Today the strip is one of the few places in Dubai where you can walk out of your building and onto a free public beach.
About JBR
JBR, short for Jumeirah Beach Residence, is a freehold community of flats built by Dubai Properties, part of Dubai Holding. It is a 1.7 km strip of 40 towers in Dubai Marina, between the beach and the marina, with King Salman bin Abdulaziz Al Saud Street behind it. Bluewaters island is across a short bridge, and Downtown Dubai is about 22 km away by road. It is one of the beach areas in our Dubai area guides.
Whether you want to rent a flat in JBR, buy one or simply know what living by the beach is like, this JBR area guide covers it: the six clusters and their towers, what flats really rent and sell for, the beach, The Walk and The Beach mall, parking, the tram and who it suits.
*This guide was last updated on 26 October 2026, using Dubai Land Department records up to 25 October 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.9032 to the British pound (XE mid-market rate); your bank's rate will differ.
JBR Location and Map
JBR is a thin strip that runs along the coast, with water on two sides:
- North-west: the beach and the sea.
- South-east: King Salman bin Abdulaziz Al Saud Street, with Dubai Marina and Dubai Marina Mall behind it.
- South-west end: the bridge to Bluewaters island, home to the Ain Dubai wheel.
- North-east end: the road to Dubai Harbour, Emaar Beachfront and Palm Jumeirah.
The six clusters stand in a row. From the south-west end they are Shams, Amwaj, Rimal, Bahar, Sadaf and Murjan.
By road, it is about:
- 5 km to Sobha Realty Metro station.
- 6 km to JLT, across Sheikh Zayed Road.
- 22 km to Downtown Dubai.
- 41 km to Dubai International Airport.
The first map shows where JBR is in Dubai.

The second shows JBR close up: the red line follows the towers and The Walk, so the beach sits just outside it.

JBR Highlights
Here is the short version, from the flats and the beach to the tram and the shops.
JBR Towers: Sadaf, Murjan, Rimal, Shams, Bahar and Amwaj
The homes in JBR are in six clusters, and each cluster is a group of towers with the same name and a number. People search for the tower by its cluster and number, such as Sadaf 8 or Rimal 1, so that is how adverts and land records name them too.
- Shams and Amwaj are at the south-west end, by the JBR 2 tram stop and near Bluewaters.
- Rimal and Bahar are in the middle. Rimal faces The Beach mall.
- Sadaf and Murjan are at the north-east end, by the JBR 1 tram stop.
Some numbers are missing from the list of towers. Those towers are hotels, such as Amwaj Rotana, Sofitel and Ramada Plaza, and no one rents or buys a home in them. A few newer single towers stand at the ends of the strip, outside the six clusters: La Vie, The One JBR, Al Bateen Residences, Al Fattan Marine Towers and the residences at The Address. They cost much more, so we keep them out of the cards.
Each card shows averages for the last 12 months*: the rent is what new tenants paid a year, and the price is what homes sold for. Rows in grey have fewer than five records.
Our pick for a family is Sadaf. A three-bedroom flat there rents for about AED 176,600 a year. That is about AED 11,900 a year less than in Rimal, for a flat of about the same size, some 1,900 sq ft, and only Amwaj, a small cluster, is cheaper. Sadaf also has the most four-bedroom flats, a nursery in Sadaf 2 and the JBR 1 tram stop at its door.
For a one-bedroom flat, look at Rimal or Murjan before Bahar. Bahar is about AED 3,700 to AED 6,700 a year cheaper, but its one-bedroom flats are much smaller: about 780 sq ft, against about 1,100 sq ft in Murjan and Rimal.

Rent in JBR
Every home for rent in JBR is a flat. A one-bedroom flat rents for about AED 111,500 a year ($30,300 · £22,700), a two-bedroom flat for about AED 159,300 ($43,400 · £32,500), and two-bedroom flats are the most common lets. There are no villas, and rooms are rare.

Apartments for rent in JBR
There is plenty of choice: about 1,640 flats were up for rent on Property Finder when this guide was last updated*. Most have one, two or three bedrooms, and the sea view is what moves the rent most. A flat on a high floor facing the sea can cost tens of thousands more than the same flat facing the marina.
Furnished flats are common here. More than half the flats advertised, about 880, came furnished. Short stays and holiday homes are also easy to find, because many visitors want to stay by the beach. They cost more than a yearly let, so compare the total for 12 months before you choose.
Tenants who stay on usually pay less. In the last 12 months*, a tenant who renewed a one-bedroom flat paid about AED 6,200 a year less than a new tenant, so do not expect the rent the last tenant paid.
JBR has no villas or townhouses: every home is a flat or a penthouse. Rooms and bed spaces are rare too. For those, look in JLT or Dubai Marina next door.
Ask before you sign
- Which way the flat faces: the sea, the marina or the next tower.
- Whether the air conditioning is in the DEWA bill or there is a separate cooling bill. It differs from tower to tower.
- How many parking spaces come with the flat, and how guests park.
- How many cheques the landlord accepts. One or two cheques can get you a lower rent.

Studios for rent in JBR
Studios are rare in JBR: only about 35 were advertised when this guide was last updated*. Almost all of them are in Murjan, and a few in Rimal. They are big for a studio, at about 710 sq ft.
Most new tenants paid between AED 60,000 and AED 85,000 a year in the last three months*.

One- and two-bedroom flats for rent in JBR
One- and two-bedroom flats are the easiest homes to find. About 370 one-bedroom and 650 two-bedroom flats were advertised when this guide was last updated*.
The average hides a wide range. Most new tenants in the last three months* paid between AED 75,000 and AED 144,000 a year for one bedroom, and between AED 100,000 and AED 265,000 for two. The top of the range is the newer towers, such as La Vie and The Address.

Three- and four-bedroom flats for rent in JBR
JBR has more big flats than most flat areas in Dubai. About 435 three-bedroom flats were advertised when this guide was last updated. Most new tenants in the last three months paid between AED 130,000 and AED 280,000 a year for three bedrooms.
Four-bedroom flats are mostly in Sadaf and Murjan. They are about 2,900 to 3,100 sq ft, the size of a small villa.

Property for Sale in JBR
A two-bedroom flat in JBR sells for about AED 2.99 million ($814,300 · £609,900), and a one-bedroom flat for about AED 2.11 million ($574,400 · £430,200). A flat earns about 5.8% of its price in rent each year, below the Dubai flat average of 6.2%. Every home sold in the last 12 months* was already built: nothing new is being sold off-plan here.
*This guide was last updated on 26 October 2026, using Dubai Land Department records up to 25 October 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.9032 to the British pound (XE mid-market rate, 26 October 2026); your bank's rate will differ.
Apartments for sale in JBR
The newer towers pull prices up
In the six clusters, a two-bedroom flat sold for about AED 2.31 million on average in the last 12 months*. In the newer towers, such as La Vie, The One JBR, Al Bateen Residences and The Address, the average was about AED 5.61 million. So check which tower an advert is in before you compare prices.
About 1,220 flats were for sale when this guide was last updated*. The towers are about 20 years old, so the state of the flat matters as much as the view. Ask the agent for:
- The last sales in the same tower, and on the same side of it.
- The service charge for that tower, a year.
- Whether the cooling is billed separately, and by whom.
JBR has no villas or townhouses to buy. For a villa near the beach, look at Palm Jumeirah.

JBR Beach, The Beach and The Walk
JBR has three things in one place: a free public beach, an open-air mall on the sand called The Beach, and The Walk, the street of shops at the foot of the towers. Most people who come to JBR come for these, so residents share them with visitors, above all at weekends.
JBR beach
JBR beach is a free public beach that runs along the whole strip. You walk onto it from The Walk or from The Beach mall, and there is no gate or ticket.
- Sunbeds and umbrellas: you can hire them, or bring your own towel and sit on the sand for free.
- Water sports: jet skis and other rides are for hire along the beach.
- Swimming: swim only where it is allowed, never after sunset, and never when the red flag is up.
- Rules: no dogs on the beach, and barbecues only where signs allow them.
For a quieter swim, go early in the morning on a weekday. Bluewaters and the Ain Dubai wheel are across the bridge at the south-west end.
The Beach at JBR
The Beach is an open-air mall by the sand, opposite Shams, Amwaj and Rimal. Meraas opened it in February 2014, and it is now run by Merex, part of Dubai Holding. This is what it gives you:
The shops open from 10 am to 11 pm, Sunday to Thursday, and to midnight on Friday and Saturday. Restaurants stay open an hour later. Hours change on public holidays.
The Walk at JBR
The Walk is the 1.7 km street at the foot of the towers, with shops, cafés and restaurants on the ground floor. It opened in August 2008. It is busiest in the evening, and it is the way most residents walk to the beach, the tram and the shops.
Restaurants in JBR
JBR has more places to eat than almost any other home area in Dubai, from burgers and falafel to licensed bars, all at The Beach and along The Walk. You can eat out every night for a month without leaving the strip.
Good to know:
- Late at night: Shake Shack and Starbucks Reserve at The Beach are open 24 hours. The other restaurants at The Beach close at midnight, or 1 am on Friday and Saturday.
- A drink with dinner: the licensed places are mostly in the hotels and at The Beach. CLAW BBQ, Bla Bla, McGettigan's and Lock Stock & Barrel all serve alcohol.
- Weekends: the restaurants facing the beach fill up on Friday and Saturday evenings, so book a table.
Supermarkets, Clinics, Mosques and Gyms in JBR
Daily basics are on The Walk and at The Beach. For a bigger shop or a hospital, you go to Dubai Marina or Al Barsha.

- AllDay Market: a small grocery shop at The Beach.

- Dubai Marina: more gyms, a short walk away.

Getting Around JBR
JBR is one of the few home areas in Dubai where you can manage without a car: the tram stops at both ends, and the beach, the shops and the restaurants are on foot. By car, most trips start on one of these roads:
- King Salman bin Abdulaziz Al Saud Street runs behind the towers. It takes you to Dubai Marina, Dubai Harbour and Sheikh Zayed Road.
- Sheikh Zayed Road (E11) is just over 1 km inland. It takes you north-east to Al Barsha and Downtown Dubai, and south-west to Jebel Ali and Abu Dhabi.
- The D94 at the south-west end leads to the bridge to Bluewaters.
These are distances, not times. The roads inside Dubai Marina are one-way loops, so a short trip by car can be longer than on foot. On Friday and Saturday evenings, allow extra time.
Metro and tram stations near JBR
There is no Metro station in JBR: the Dubai Tram stops at each end and takes you to the Red Line in a few minutes.
- Jumeirah Beach Residence 1 tram stop: by Sadaf and Murjan, about 8 minutes on foot from the middle of JBR.
- Jumeirah Beach Residence 2 tram stop: by Amwaj and Shams, about 11 minutes on foot from the middle.
- DMCC Metro station: change at the Jumeirah Lakes Towers tram stop and cross the bridge.
- Sobha Realty Metro station: change at the Dubai Marina tram stop.
You pay for the tram with a nol card, as on the Metro. For buses, check the RTA's S'hail app before you rely on one.
Parking in JBR
Residents park in their own tower's car park. Visitors pay AED 20 an hour at The Beach and at the Murjan car park, and the first three hours are free if you spend AED 100. Here is how each one works.
If you live in JBR, your parking space is in your tower's car park, and you get in with an access card. Ask the landlord how many spaces come with the flat and how your guests can park. Do not leave a car in another tower's car park: it is private.
If you visit, you have two big car parks:
| Car park | Where | Rate | Free time |
|---|---|---|---|
| The Beach | Under The Beach mall | AED 20 an hour | 3 hours if you spend AED 100 on one bill |
| Murjan | Mezzanine level of the Murjan towers, open 24 hours | AED 20 an hour, at most AED 200 a day | 3 hours if you spend AED 100 on one bill |
How to pay at both car parks:
- There is no ticket. A camera reads your number plate when you drive in.
- To park for free, spend at least AED 100 on one bill at a shop or restaurant that takes part, and give them your number plate. You can do this once a visit, and then you have 15 minutes to leave.
- For four free hours, spend AED 100 at Roxy Cinemas, the Pavilion, Sea Breeze or Bla Bla at The Beach.
- Pay before you leave at a machine by the lifts, by card or cash. At The Beach you can also pay with the Parkonic app or link your Salik account, and the fee is taken from it.
- Valet parking at The Beach costs AED 55 a day, or AED 110 for VIP.
Street parking around the edges of JBR is run by Parkin, the city's parking company. It costs AED 2 to AED 6 an hour plus VAT, by zone and time of day, from 8 am to 10 pm. It is free on Sundays and public holidays. Check the zone code on the orange sign and pay with the Parkin app or by SMS.
Take the tram at weekends
On Friday and Saturday evenings the car parks fill up, and the queue to leave can be long. If you visit JBR at the weekend, take the Red Line to DMCC or Sobha Realty and change to the tram.
Is JBR a Good Place to Live?
JBR is a good place to live if you want the beach at your door, a lively street below you and no need for a car. It does not suit anyone who wants quiet, a garden or a low rent.
On average, a new tenant paid about AED 111,500 a year for a one-bedroom flat in JBR in the last 12 months*. That is about AED 16,000 more than in Dubai Marina and AED 25,400 more than in JLT. The extra money buys the beach, and the flats are bigger: a one-bedroom flat in the six clusters is about 1,100 sq ft.
The good
- A free beach at the door.
- Restaurants and shops on foot.
- Two tram stops, one at each end.
- Big flats for the price.
- Nursery places in the towers.
The not so good
- Crowds at weekends.
- Rents above the Marina.
- Old towers, some tired.
- Paid parking for guests.
- No school inside.
Three bills to ask about before you sign:
- Chiller: it differs from tower to tower. Ask: "Is the air conditioning in the DEWA bill, or is there a separate cooling bill?" If there is one, ask to see last summer's bills.
- DEWA: you pay DEWA, the water and electricity bill, yourself.
- Service charges: owners pay a yearly charge for the tower and the community. If you are buying, ask the seller for the latest bill for that flat, and read our guide to service charges in Dubai.
If you are buying, the yield here is a little below the Dubai flat average, and nothing new is being built. What you pay for is the location, which cannot be copied. The main risk is the age of the towers, so look at the state of the building and the service charge as well as the flat. To compare areas, read our guide to rental yield by area in Dubai. Before you make an offer, use our guide on how to check property value in Dubai.
