Arabian Ranches Area Guide (Updated for 2026): Villas, Golf Club and Schools
Arabian Ranches is a gated, freehold Emaar community of villas and townhouses around a golf course, off Sheikh Mohammed Bin Zayed Road. A three-bedroom home rents for about AED 308,000 a year ($83,900 or £62,700) and usually sells for about AED 6.1 million ($1.66 million or £1.24 million). There is no Metro.
When Arabian Ranches Golf Club opened in February 2004, its designers left the desert in place. Off the fairways there is sand and wild shrubs, not thick grass. Around it, Emaar built Arabian Ranches, often called Arabian Ranches 1. Today it is a settled, gated suburb of more than 4,000 villas and townhouses, and almost nothing new is being built.

Arabian Ranches Highlights
Here is the short version, from the homes and the golf to the school and the drive out.
Arabian Ranches Communities: Alma, Saheel, Al Reem and Palmera
Arabian Ranches is split into 15 gated neighbourhoods, and each was built with one kind of home. Alma, Saheel, Al Reem and Palmera are the ones people search for most. In short:
- Townhouses with two or three bedrooms: Al Reem 1, 2 and 3, and Palmera 1 to 4.
- Three-bedroom villas: Alma 1 and 2, and many in Saheel and Savannah.
- Bigger villas with four to seven bedrooms: Alvorada, Mirador, Mirador La Coleccion, Al Mahra, Terra Nova, Aseel and La Avenida.
- The largest houses: Polo Homes, Hattan and the Golf Homes, many on plots of 18,000 sq ft or more.
Each neighbourhood has its own gate and pool. Adverts call some Al Reem, Palmera and Alma homes "townhouses" and others "villas", so check the plan and the size in square feet, not just the word.
Each card shows the middle figure for the last 12 months*: half the homes cost more, and half cost less. The rent is what new tenants paid.
Our pick for most families is Al Reem. A three-bedroom townhouse there rents for about AED 220,000 a year. That is about AED 88,000 less than the average three-bedroom home in Arabian Ranches, and you still get the same gates, pools and school.
If you want a detached villa with a bigger garden, look at Saheel. Its three-bedroom villas are about 1,200 sq ft bigger than those in Al Reem, for about AED 97,500 a year more.
Hattan, the Golf Homes and La Avenida had too few rentals and sales in the last 12 months* to give a fair figure.

Rent in Arabian Ranches
Every home for rent in Arabian Ranches is a villa or a townhouse. A three-bedroom home, the most common, rents for about AED 308,000 a year ($83,900 · £62,700), and a two-bedroom townhouse for about AED 167,000. There are no flats, studios or rooms to rent.

One- and two-bedroom flats for rent in Arabian Ranches

Villas and townhouses for rent in Arabian Ranches
Most three-bedroom homes let for between AED 185,000 and AED 500,000 a year in the last 12 months*. At the low end is a townhouse in Al Reem or Alma. At the top end is a big villa in Savannah or Saheel on a large plot, often extended or with a pool.
There is plenty of choice: about 370 villas and 55 townhouses were up for rent when this guide was last updated*.
If you are moving in, use the figures in the chart. A tenant who renews, which means one who already lives in the home, usually pays less. For a three-bedroom home the gap was about AED 54,800 a year. So do not expect the rent the last tenant paid.
Furnished lets are few: about 26 furnished villas were advertised. Most landlords want a yearly contract for an empty home.
Ask what the rent includes
Every home here has a garden, and some have a pool. Before you sign, ask:
- Who pays the gardener and the pool cleaner.
- How many cheques the landlord accepts. One or two cheques can get you a lower rent.
- Whether any extension was approved.

Rooms, partitions and bed spaces in Arabian Ranches
No rooms, partitions or bed spaces are let in Arabian Ranches: each home is let as a whole house. For a room nearby, look in Motor City or Dubai Sports City.

Villas and townhouses for sale in Arabian Ranches
The three-bedroom average mixes two kinds of home
A three-bedroom townhouse in Al Reem sold for about AED 5 million. A three-bedroom villa in Saheel sold for about AED 8.1 million, and one in Savannah for about AED 10 million. So compare a home with others in the same neighbourhood, not with the average.
The cheapest homes to buy are the two-bedroom townhouses in Palmera and Al Reem, at about AED 3.6 million to AED 4.1 million. About 325 villas and 80 townhouses were for sale when this guide was last updated*.
Two homes of the same size can differ by millions here. Some have been extended or rebuilt, and some back onto the golf course. Ask the agent for:
- The last sales in the same street.
- The built-up size on the title deed.
- Proof that every extension was approved.

Restaurants in Arabian Ranches
Arabian Ranches has no restaurant street: you eat at the golf club or at the community centre. That is enough for breakfast, a family lunch or a drink after golf. For more choice, drive a few minutes to Studio City, Motor City or The Ranches Souk in Arabian Ranches 2.
Good to know:
- A drink with dinner: Ranches Restaurant and Nezesaussi Grill at the golf club serve alcohol, and so does The Irish Village. Al Arrab does not.
- Nezesaussi Grill opens only from Friday to Sunday, from 3 pm. Ranches Restaurant opens every day from 6 am.
- Late at night and shisha: both Sansation branches stay open until 2.30 am and serve shisha.
Arabian Ranches Golf Club
Arabian Ranches Golf Club is the 18-hole course in the middle of the community, and anyone can play it, not only residents. Ian Baker-Finch designed it with Nicklaus Design, and it opened in February 2004. It is a par 72 desert course. Emaar owns it, and Troon, a golf management company, runs the golf. The clubhouse is about 1.2 km by road from the community centre.
How to play:
- Green fees: the club does not publish prices. It has a local rate, a full ("rack") rate and a Troon card rate, and every fee includes a cart with GPS and balls for the range.
- Tee times: book on the club's website, arabianranchesgolfclub.com.
- Lessons: the Troon Golf Academy has PGA coaches, group classes and lessons for children.
- Membership: single, family, corporate, junior and academy plans. Prices are on request.
The restaurants at the club are in the food cards above.

Jumeirah English Speaking School (JESS) Arabian Ranches is the school inside the community, near the community centre. It opened in 2005. It teaches the English National Curriculum from FS1 to Year 11, then the IB Diploma in the sixth form, so it covers ages 3 to 18. KHDA rates it Outstanding.
Fees for 2026-27 run from AED 54,129 a year for FS1 to AED 104,544 for the sixth form. Dubai froze private school fees for 2026-27, so they have not gone up this year. Renting here does not give your child a place, so ask the school about your year group before you sign for a house.
KHDA is the Dubai government office that inspects private schools. Its top ratings are Outstanding, Very good and Good.

- Al Qudra Street (D63), called Umm Suqeim Street north of the E311, runs along the west side. It goes north to Al Barsha South and Al Barsha, and south to Arabian Ranches 2, Mudon and Al Qudra.
These are distances, not times. At school and office hours, allow extra time.

Is Arabian Ranches a Good Place to Live?
Arabian Ranches is a good place to live for families who want a house with a garden, an Outstanding school inside the gates and a quiet, settled community. It does not suit anyone who needs a flat, a low rent or a Metro station.
A three-bedroom home here rents for about AED 117,500 a year more than in Arabian Ranches 2 next door, and about AED 36,000 less than a three-bedroom villa in Jumeirah Park. The extra money over Arabian Ranches 2 buys an older, finished community with JESS, the golf club and bigger plots in many neighbourhoods.
The good
- Every home has a garden.
- JESS, rated Outstanding, is inside.
- Each neighbourhood has a gate and a pool.
- A golf club is in the middle.
- Carrefour and a clinic are inside.
The not so good
- There are no flats or studios.
- Rents are high for Dubailand.
- There is no Metro.
- There is no big gym inside.
- Restaurants inside are few.
Three bills to ask about before you sign:
- Chiller: we could not confirm whether any home here pays a separate cooling bill. Ask the agent: "Is the air conditioning in the DEWA bill, or is there a separate chiller bill?"
- DEWA: you pay DEWA, the water and electricity bill, yourself. A villa with a pool uses a lot of power in summer, so ask to see last summer's bills.
- Service charges: owners pay a yearly charge to run the community. If you are buying, ask the seller for the latest bill for that home, and read our guide to service charges in Dubai.
If you are buying, the yield here is a little above the Dubai average for villas, and almost nothing new is being built. The main risk is paying too much, because prices vary by millions between homes of the same size. To compare areas, read our guide to rental yield by area in Dubai. Before you make an offer, use our guide on how to check property value in Dubai.
