Jumeirah Village Triangle Area Guide: Villas, Rent and Map
Jumeirah Village Triangle (JVT) is a freehold Nakheel community beside Al Khail Road. A studio rents for about AED 44,000 a year and a one-bedroom flat for about AED 68,500 ($18,700 or £14,100). A Nakheel villa rents for about AED 212,500 and sells for around AED 5.6 million ($1.52 million or £1.15 million).
Jumeirah Village Triangle (JVT) is, as its name says, a triangle: a wedge of land where two of Dubai's main roads, Sheikh Mohammed Bin Zayed Road and Al Khail Road, meet. Nakheel planned it with its larger sister, Jumeirah Village Circle. Today JVT holds more than 13,000 homes, from studio flats in new towers to villas on plots of about 7,000 sq ft.

JVT Highlights
Here is what you will want to know first, from homes and schools to shops and the drive out.
JVT Districts and Popular Buildings
JVT is split into nine numbered districts. The district tells you what kind of home you will find: some are mostly towers of flats, others are only villas and townhouses.
The districts of JVT
These are the six districts people search for most. Each card shows how many homes were rented and sold there in the last three months*, unless it says otherwise.
The other three districts are smaller in the records:
- District 3: flats, such as FH Residency and the Terhab towers, and JVT's two hotels.
- District 6: townhouses, such as Al Burooj Residence, and the site of the mall that is being built.
- District 7: flats, such as Maya 1 and Zazen One.
Popular buildings in JVT
Each card shows the middle figure of what new tenants paid and what flats sold for in the last 12 months*: half of the homes cost more, and half cost less.
*This guide was last updated on 16 October 2026, using Dubai Land Department records up to 15 October 2026.
Rent in JVT
A studio in JVT rents for about AED 44,000 a year, and a one-bedroom flat for about AED 68,500 ($18,700 · £14,100). A small Nakheel townhouse costs about AED 120,000, and a Nakheel villa about AED 212,500. These are what new tenants paid, from the Land Department's records, not asking prices.
*This guide was last updated on 16 October 2026, using Dubai Land Department records up to 15 October 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.8733 to the British pound (XE mid-market rate, 15 October 2026); your bank's rate will differ.
Apartments for rent in JVT
You have plenty of choice: about 990 flats were up for rent when this guide was last updated*, mostly in Districts 1 to 5. A tenant who renews usually pays less, so do not expect the rent the last tenant paid.
Furnished and monthly flats are easy to find here. About 530 furnished flats were advertised, and 35 by the month. A monthly flat is a good way to stay in JVT while you look for a yearly home.

Studios for rent in JVT
Most new studio contracts in JVT were between AED 36,000 and AED 55,000 a year. Older blocks cost less than the new towers, so compare buildings before you compare flats. Al Jawhara Residences is a whole tower of studios, so it is a good first place to look.
Ask whether parking and the chiller (air conditioning) are included in the rent.

One- and two-bedroom flats for rent in JVT
Most new tenants paid between AED 53,000 and AED 87,000 a year for a one-bedroom flat, and between AED 78,000 and AED 135,000 for a two-bedroom flat. Ask how many cheques the landlord accepts, because one or two cheques can get you a lower rent.

Villas for rent in JVT
JVT's villas are Nakheel's original houses, built in Arabian and Mediterranean styles on plots of about 7,000 sq ft. The Land Department lists almost all of them as two-bedroom villas of 2,691 sq ft. Many owners have since added bedrooms, which is why adverts offer three-, four- and five-bedroom villas in JVT.
That is also why villa rents vary so much. Most new tenants paid between AED 180,000 and AED 425,000 a year in the last 12 months*. A villa in its first shape rents near the bottom of that range, and an extended villa with a pool near the top. District 9 has only villas and townhouses, and no blocks of flats.
Few villas are free at a time: about 85 were up for rent when this guide was last updated*.
Count the bedrooms yourself
An advert may say four bedrooms when the house was built with two. Before you sign, ask the agent:
- How many bedrooms the villa has now.
- Whether the extension was approved.
- Whether the garden and the pool come with the rent.
See homes for rent:
- Property Finder: villas for rent in JVT, three-bedroom, four-bedroom, District 8, District 9
- Dubizzle: all homes for rent in JVT
Townhouses for rent in JVT
There are three kinds of townhouse in JVT:
- Nakheel's small townhouses (1,636 sq ft): the records list them as one-bedroom homes. They are the cheapest house you can rent here.
- Nakheel's larger townhouses (2,992 sq ft): mostly in District 9 and District 6.
- Newer three- and four-bedroom townhouses by other developers: such as Al Burooj Residence in District 6. They rent for about the same as a villa.
Only about 30 townhouses were up for rent when this guide was last updated*. Agents often list them as villas, so search both.

Rooms, partitions and bed spaces in JVT
Rooms and bed spaces are hard to find in JVT: only one room was advertised when this guide was last updated*, a private room in a villa at AED 4,950 a month. Most homes are let whole, and sharing a home needs a permit under Dubai's shared housing law. See rooms for rent in JVT on Dubizzle.
Property for Sale in JVT
A one-bedroom flat in JVT sells for about AED 1.15 million ($313,000 · £236,000), and a Nakheel villa for about AED 5.6 million. Flats earn their owners about 7.4% of the price in rent each year, more than the Dubai average for flats of 6.1%. Most flats sold are not built yet: three in four sales in the last three months* were off-plan.
Apartments for sale in JVT
A ready flat costs much less than a new one. In the last three months*, ready studios sold for about AED 570,000, and studios bought off-plan for about AED 779,000. For one-bedroom flats, the gap was about AED 930,000 against AED 1.16 million. New towers such as Binghatti Luxuria, Elar1s Sky and Sol Levante pull the averages up.
Off-plan means you buy from the developer before the building is finished and pay in instalments. You get no rent until the handover. Read our guide to off-plan or ready property before you choose.
About 1,900 flats were for sale when this guide was last updated*, and two in three of them were off-plan. Maya 1 and Maya 4 had no sales in 12 months: you can rent there but not buy. Before you make an offer, compare the asking price with the last sales in the same building.

Villas and townhouses for sale in JVT
Most Nakheel villas in JVT sold for between AED 4.9 million and AED 7.65 million. What you pay for is mostly the land: a plot of about 7,000 sq ft, 11 km by road from Dubai Marina. District 8 sells for the most (about AED 6.5 million). Districts 3, 4 and 9 sell for about AED 5 million to AED 5.5 million.
The price of a villa depends a lot on what has been done to it. Sales in the last 12 months* ran from AED 4.7 million to over AED 10 million, and a villa with extra bedrooms, a pool and a new kitchen sells near the top. Townhouses are the cheaper way in: most small Nakheel townhouses sold for between AED 2.48 million and AED 3 million.
Villas earn less than flats: about 3.8% of the price in rent each year on our sums, against 4.2% for villas across Dubai. About 125 villas and 68 townhouses were for sale when this guide was last updated*.
Before you buy a villa, check three things:
- The extension. Ask for the approval for any added rooms. The Land Department records still show most villas at their first size, so a bank or a later buyer may ask about the extra space.
- The plot. Ask for the plot size on the title deed.
- The last sales. Ask the agent for recent sales in the same district, and check them with our guide on how to check property value in Dubai.

Good to know:

- A drink with dinner: we found no bar inside JVT. Ask the hotels before you book, or go to the pub on the Circle Mall card.
The "JVT mall" people search for has not opened yet. Nakheel has been building Al Khail Avenue, a big mall on Al Khail Road in District 6. In October 2026, Dubai Retail announced Skylight Mall on Al Khail Road, with more than 360 shops. It is due to open in 2027 for people in JVT and the areas next to it, and no shops have been named yet.

KHDA, the Dubai government office that inspects private schools, rates each one. Its top ratings are Outstanding, Very good and Good.

| District 5 | Sunmarke School | British and IB | Very good |
| By District 9 | Arcadia British School | British | Very good |

Ask each nursery which ages it takes this year and whether it has places.
Getting Around JVT
You get around JVT by car, and almost every trip starts on one of the two main roads along its edges:
- Sheikh Mohammed Bin Zayed Road (E311) runs along the south side. It takes you north-east towards Dubai Sports City, Motor City and Sharjah, and south-west towards Jebel Ali and Abu Dhabi.
- Al Khail Road (E44) runs along the east side, past JVC. It is the fast road north to Al Barsha, Al Quoz, Business Bay and Downtown Dubai.
These are distances along the roads, not times. At school and office hours, allow more time.
Metro stations near JVT
There is no Metro in JVT: the nearest stations are about 8 km away by road. Both are on the Route 2020 branch of the Red Line:
- Al Furjan: about 7.7 km.
- Discovery Gardens: about 7.9 km.
For buses, check the RTA's S'hail app before you rely on one.
Parking in JVT
Ask how many parking spaces come with your home before you sign. Check:
- Whether the space is covered, or in a basement.
- Whether parking is in the rent, or costs extra in a new tower.
- Where your visitors can park.
Is JVT a Good Place to Live?
JVT is a good place to live if you want a flat at a fair rent, or a villa with a big garden, within 11 km of Dubai Marina, and you drive. It does not suit anyone who needs a Metro station or a mall on foot.
A one-bedroom flat here rents for about the same as in JVC and Arjan, and about AED 8,000 a year more than in Dubai Sports City. For a newer community nearby, read our Motor City area guide.
The good
- A studio or a one-bedroom flat costs about the same as in JVC, with many buildings to choose from.
- Nakheel's villas sit on plots of about 7,000 sq ft, much bigger than in most new communities.
- Two British schools rated Very good are inside or on the edge of JVT.
- Dubai Marina and Mall of the Emirates are about 10 km away by road.
- Flats earn their owners more than the Dubai average.
The not so good
- There is no Metro, so you need a car.
- There is no mall or big supermarket inside yet; the mall is due in 2027.
- Many towers are still being built, so expect building work and new flats coming onto the market.
- Few villas and townhouses come up for rent at a time.
- Villa adverts often show more bedrooms than the records, so check every house.
Three bills to ask about before you sign:
- Chiller: whether you pay a separate bill for air conditioning depends on the building, and we could not confirm it for JVT. Ask the agent: "Is the air conditioning included in the DEWA bill, or is there a separate chiller bill?"
- DEWA: you pay DEWA, the water and electricity bill, yourself. A villa uses much more power than a flat in summer, so ask to see last summer's bills.
- Service charges: owners pay a yearly charge to run the building or the community. If you are buying, ask the seller for the latest service charge bill, and read our guide to service charges in Dubai.
If you are thinking of buying a flat, the main risk is new supply: every new tower adds flats that compete for tenants. Villas are the opposite: there are few of them, and the new building in JVT is almost all towers of flats. To compare JVT with other areas, read our guide to rental yield by area in Dubai.
