Jumeirah Park Area Guide: Villas, Districts and Pavilion
Jumeirah Park is a freehold Nakheel community of villas between Sheikh Zayed Road and Sheikh Mohammed Bin Zayed Road. A three-bedroom villa rents for about AED 345,000 a year ($93,900 or £70,500) and usually sells for about AED 8 million ($2.18 million or £1.63 million). There are no flats and no Metro.
When Nakheel launched Jumeirah Park in September 2006, it planned more than 2,000 villas, and the cheapest cost AED 2.4 million. Today a three-bedroom villa here sells for about AED 8 million. It has grown into a quiet suburb of family houses with gardens, and there are no flats at all.

Jumeirah Park Highlights
Here is the short version, from the homes and the school to the shops and the drive out.
Jumeirah Park Districts: District 4, District 7 and District 9
Jumeirah Park has nine numbered districts, and the number tells you what kind of villa you get. District 9, District 4 and District 7 are the ones people search for most. Each district was built mostly with one size of villa:
- Districts 1 and 2: five-bedroom villas, the biggest.
- Districts 3 and 4: four-bedroom villas.
- Districts 5, 6, 7 and 8: three-bedroom villas.
- District 9: four-bedroom villas, also called Legacy Nova.
Royal Park is a small group of four-bedroom townhouses inside District 7.
Adverts also use the names Legacy, Regional and Heritage. These are villa styles. They tell you how the house looks from outside, not how big it is, and one style can come in different sizes. So check the bedrooms and the size in square feet in each advert, not just the style.
Each card shows the middle figure for the last 12 months*: half the homes cost more, and half cost less. The rent is what new tenants paid.
Our pick for most families is District 9. A four-bedroom villa there rents for about the same as a three-bedroom villa elsewhere in Jumeirah Park. That is about AED 115,000 a year less than a four-bedroom villa in District 3 or 4. The house is a little smaller, and so is the plot, but you get the fourth bedroom.
If a big garden matters more than a fourth bedroom, choose District 5. Its villas have three bedrooms, plots of about 7,300 sq ft and the lowest rents here.

Rent in Jumeirah Park
Every home for rent in Jumeirah Park is a villa or a townhouse. A three-bedroom villa, the most common home, rents for about AED 345,000 a year ($93,900 · £70,500), and bigger villas cost more. There are no flats, studios or rooms to rent.
*This guide was last updated on 19 October 2026, using Dubai Land Department records up to 18 October 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.8952 to the British pound (XE mid-market rate, 19 October 2026); your bank's rate will differ.

Villas and townhouses for rent in Jumeirah Park
Most three-bedroom villas let for between AED 260,000 and AED 540,000 a year in the last 12 months*. At the low end is an original villa in District 5 or 8. At the top end is a villa that has been extended or rebuilt, often with a pool.
There is plenty of choice: about 500 villas were up for rent when this guide was last updated*. Townhouses are rare, because Royal Park is the only group of them. If you want a townhouse, look in The Springs next door.
If you are moving in, use the figures in the chart. A tenant who renews, which means one who already lives in the villa, usually pays less. For a three-bedroom villa the gap was about AED 41,300 a year. So do not expect the rent the last tenant paid.
Furnished and monthly lets are rare. Most landlords want a yearly contract for an empty villa.
Ask what the rent includes
A villa here comes with a garden, and some with a pool. Before you sign, ask:
- Who pays the gardener and the pool cleaner.
- How many cheques the landlord accepts. One or two cheques can get you a lower rent.
- Whether any extension was approved.

Rooms, partitions and bed spaces in Jumeirah Park

The cheapest villas to buy are the three-bedroom ones in Districts 7 and 8, and the four-bedroom Legacy Nova villas in District 9. About 300 villas were for sale when this guide was last updated*, but only a couple of townhouses.
Two villas of the same size can differ by millions here. Some have been extended or rebuilt, and some have a pool. Ask the agent for:
- The last sales in the same street.
- The built-up size on the title deed.
- Proof that every extension was approved.

Schools in Jumeirah Park
Dubai British School Jumeirah Park (DBS Jumeirah Park) is the school inside the community. It is in District 5, next to the Pavilion. It teaches the British curriculum from age 2 to Year 13, and KHDA rates it Outstanding.
Fees rise with each year group. For 2025-26, FS1 tuition was AED 65,719, or AED 55,350 after a discount. Dubai froze private school fees for 2026-27, so fees have not gone up this year. Check the school's fee sheet for your child's year before you apply.

- Raffles Early Childhood Centre: in The Meadows.
- JLT: many nurseries, across Sheikh Zayed Road.
Getting Around Jumeirah Park
You get around Jumeirah Park by car. It lies between two of Dubai's main roads, and most trips start on one of these:
- Sheikh Zayed Road (E11) runs past the north-west end. It takes you north-east to Dubai Marina, Al Barsha and Downtown Dubai, and south-west to Jebel Ali and Abu Dhabi.
- Sheikh Mohammed Bin Zayed Road (E311) runs past the south-east end. It goes towards Sharjah one way and Jebel Ali the other.
- Al Jamayel Street (D59) runs along the south-west side and links the two.
These are distances, not times. At school and office hours, allow extra time.
Metro stations near Jumeirah Park
There is no Metro in Jumeirah Park: the nearest station is about 5 km away by road. The stations closest to the middle of the community:
- Discovery Gardens: Route 2020 branch of the Red Line, about 5 km.
- The Gardens: same branch, about 5 km.
- DMCC (JLT): main Red Line, about 7.8 km.
The Gold Line, due in 2032, will end at Jumeirah Golf Estates and will not stop in Jumeirah Park. For buses, check the RTA's S'hail app before you rely on one.
Parking in Jumeirah Park
Parking is easy.
- At home: Nakheel built the villas with double garages, so most homes have room for two cars.
- At the shops: both pavilions have free car parks.
Is Jumeirah Park a Good Place to Live?
Jumeirah Park is a good place to live for families who want a detached villa with a garden and can pay for it. It does not suit anyone who needs a flat, a low rent or a Metro station on foot.
A three-bedroom villa here rents for about AED 26,000 a year more than in Jumeirah Golf Estates, and about AED 96,000 more than a townhouse in The Springs next door. The extra money buys a detached house on a bigger plot.
The good
- Every home is a house with a garden.
- An Outstanding British school is inside.
- Carrefour and a clinic are at the Pavilion.
- Two main roads are at either end.
- Dubai Marina is about 8 km away.
The not so good
- There are no flats or studios.
- Rents are high for this part of Dubai.
- There is no Metro.
- Restaurants inside are few.
- Prices vary a lot from villa to villa.
Three bills to ask about before you sign:
- Chiller: we could not confirm whether any villa here pays a separate cooling bill. Ask the agent: "Is the air conditioning in the DEWA bill, or is there a separate chiller bill?"
- DEWA: you pay DEWA, the water and electricity bill, yourself. A villa with a pool uses a lot of power in summer, so ask to see last summer's bills.
- Service charges: owners pay a yearly charge to run the community. If you are buying, ask the seller for the latest bill for that villa, and read our guide to service charges in Dubai.
If you are buying, the yield here is about the Dubai average for villas, and almost nothing new is being built. The main risk is paying too much, because prices vary by millions between villas of the same size. To compare areas, read our guide to rental yield by area in Dubai. Before you make an offer, use our guide on how to check property value in Dubai.
