Emaar Beachfront Area Guide (2026): Towers, Master Plan and Beach
Emaar Beachfront is the island of Emaar towers inside Dubai Harbour, between Dubai Marina and Palm Jumeirah. A one-bedroom flat rents for about AED 129,600 a year ($35,300 or £26,400) and sells for about AED 2.67 million ($727,000 or £544,500). It has a private beach, and no villas or studios.
Emaar Beachfront is the island of homes inside Dubai Harbour, the waterfront district between Dubai Marina and Palm Jumeirah. People often mix up the two names. Dubai Harbour is the whole district, with its marina, its cruise terminal and other developers' towers. Emaar Beachfront is the gated island of Emaar flats within it, with a beach on each side. Today 14 of its towers are finished and lived in, and more are still going up.
About Emaar Beachfront
Emaar Beachfront is a gated, freehold community of flats built by Emaar Properties. It sits on an island in Dubai Harbour, off King Salman bin Abdulaziz Al Saud Street, with Palm Jumeirah to the north and Dubai Marina to the south. Its neighbours on land are Dubai Marina, Al Sufouh and Dubai Media City. Downtown Dubai is about 22 km away by road.
Thinking of renting a flat on the island, buying one or simply living there? This Emaar Beachfront area guide helps you decide. It covers the towers people search for, what each one rents and sells for, the master plan, the beach, the roads, and who the island suits. To compare it with other parts of the city, see all our Dubai area guides.

Emaar Beachfront Location and Map
Emaar Beachfront is an island, so most of its sides face the sea:
- North: the sea, with the trunk of Palm Jumeirah across the water.
- South: the Dubai Harbour marina, with Dubai Marina beyond it.
- East: a short road to the mainland, which joins King Salman bin Abdulaziz Al Saud Street near Al Sufouh and Dubai Media City.
- West: the open sea, with the Dubai Harbour cruise terminal on the long arm to the south-west.
Dubai Harbour or Emaar Beachfront? Dubai Harbour is the name of the whole district. It holds the marina, the cruise terminal and other towers, such as Sobha Seahaven, Damac Bay and W Residences Dubai Harbour. Emaar Beachfront is only the Emaar island. In the Land Department records, every flat rented in Dubai Harbour in the last 12 months* was on Emaar Beachfront.
By road, it is about:
- 5.6 km to Dubai Marina Mall.
- 9.8 km to Mall of the Emirates.
- 22 km to Downtown Dubai.
- 41 km to Dubai International Airport.
The first map shows where Emaar Beachfront is in Dubai.

The second shows the island, the beach and the nearest tram stops, Metro station and mosque.

The red outline on the second map also takes in the water around the island and the long arm of the cruise terminal. The homes are all on the island itself, at the north-east end.

Emaar Beachfront Highlights
Here is the short version, from the homes and the beach to the shops and the way out.
The beach is the reason most people choose the island. There are two stretches of sand, one on each side, about 750 metres each. They are private beaches for the people who live on the island, not public beaches. For a public beach with cafés and water sports, JBR is about 4.6 km away by road.
Emaar Beachfront Towers
Emaar Beachfront has about a dozen projects, and most are pairs of towers with the same name. People search for a tower by its name and number, such as Marina Vista Tower 1 or Sunrise Bay Tower 2. The two towers in a pair share a podium with the pool and the gym, and they rent and sell for about the same. So the cards below show each pair together.
Each card shows averages for the last 12 months*: the rent is what new tenants paid a year for a one-bedroom flat, and the price is what a one-bedroom flat sold for, unless the card says otherwise.
Our pick for most renters is Sunrise Bay. It has the cheapest one- and two-bedroom flats on the island: a two-bedroom flat rents for about AED 180,400 a year on average, about AED 89,300 less than in Grand Bleu Tower. You give up some size and the designer interiors, but you get the same beach.
If you want the most choice, look at Marina Vista and Palace Beach Residence. Together they had about a third of all rental contracts on the island in the last 12 months*.
One name to watch: Seascape is an Emaar project in Rashid Yachts and Marina, near Port Rashid. It is not on this island.

Emaar Beachfront Master Plan
Emaar's plan for the island has 27 towers. Fourteen are finished and lived in, one is being handed over, and the rest are still being built or are not yet started. The newest projects carry hotel brands, and The Bristol includes a hotel.
This is where each project stands, from the Land Department sale records for the last 12 months* and Emaar's own project pages:
- Finished: every flat sold in these towers in the last 12 months* was recorded as ready. Beach Mansion was the last pair to be finished. Its first ready sales were in November 2025.
- Being handed over: Beachgate by Address is a single tower. Its first ready sales were recorded in October 2026, so the first owners are getting their keys now.
- Still being built: every sale in Address Residences The Bay, Seapoint, Bayview by Address Resorts and The Bristol was off-plan. Off-plan means you buy from Emaar before the building is finished and pay in stages.
The other towers in the 27 have no sales in the records yet. Emaar has not published a handover date for each off-plan tower. If you are buying off-plan, ask for the expected completion date in the sale contract, and check the project on the Dubai Land Department's Dubai REST app.

Rent in Emaar Beachfront

One- and two-bedroom flats for rent in Emaar Beachfront
Most one-bedroom flats let for AED 100,000 to AED 145,000 a year in the last three months*, and most two-bedroom flats for AED 160,000 to AED 260,000. The tower decides most of the gap. The lowest rents are in Beach Vista, Sunrise Bay and Marina Vista, and the highest in Grand Bleu Tower.
New tenants paid less than tenants who renewed. In the last 12 months*, a renewing one-bedroom tenant paid about AED 8,900 a year more than a new one. So rents for newcomers have eased, and you can ask for a lower figure than the last tenant paid.
Before you sign, ask:
- Whether the flat faces the sea, the marina or the next tower. The view changes the rent.
- How many cheques the landlord accepts. One or two cheques can get you a lower rent.
- Whether there is a separate cooling bill (see the bills below).

Is Emaar Beachfront a Good Place to Live?
Emaar Beachfront is a good place to live if you want a new flat on a private beach and can pay for it. It does not suit anyone who needs a low rent, a studio or a Metro station on foot.
On average, a new tenant paid about AED 34,100 a year more for a one-bedroom flat here than in Dubai Marina in the last 12 months*, and about AED 25,100 less than on Palm Jumeirah. The extra money buys a newer tower and a beach that is not crowded with visitors.
The good
- A private beach on two sides.
- New towers, all by Emaar.
- Plenty of flats to rent.
- Dubai Marina is next door.
- Pools and gyms in the towers.
The not so good
- There are no studios or villas.
- Rents are high.
- There is no Metro on foot.
- No school, clinic or mosque.
- Building work goes on nearby.
Three bills to ask about before you sign:
- Chiller: we could not confirm how the towers are cooled or billed. Ask the agent: "Is the air conditioning in the DEWA bill, or is there a separate chiller bill?"
- DEWA: you pay DEWA, the water and electricity bill, yourself. Ask to see last summer's bills for the flat.
- Service charges: owners pay a yearly charge to run the towers, the pools and the beach. If you are buying, ask the seller for the latest bill, and read our guide to service charges in Dubai.
If you are buying, the yield here is below the Dubai average for flats, so most people buy for the beach, not the rent. The main risk with an off-plan flat is the wait: you pay in stages and get no rent until the tower is finished. To compare areas, read our guide to rental yield by area in Dubai.
