Palm Jumeirah Area Guide (2026): Villas, Fronds, Beaches and Mall
Palm Jumeirah is Nakheel's palm-shaped island in Dubai, with flats on the trunk and villas on 16 fronds. A one-bedroom flat rents for about AED 154,700 a year ($42,100 · £31,600), and a four-bedroom frond villa sells for about AED 37.6 million ($10.25 million · £7.68 million).
Palm Jumeirah was made from the sea. From 2001, Nakheel built it out of about 94 million cubic metres of sand, with 7 million tonnes of rock laid around it to hold back the waves. Today about 25,000 people live on the island, in flats along its trunk and in villas on its fronds.
About Palm Jumeirah
Palm Jumeirah is a man-made island in the shape of a palm tree, built by Nakheel off the coast at Al Sufouh. It sits between Dubai Harbour and Dubai Media City, and joins the mainland at King Salman bin Abdulaziz Al Saud Street, close to Sheikh Zayed Road. Downtown Dubai is about 21 km away by road.
The island has three parts:
- The trunk: the long middle strip, with most of the flats, Palm Jumeirah Mall and the beaches.
- The fronds: 16 "leaves", lettered A to P, lined with villas.
- The crescent: the outer ring, mostly hotels, with some blocks of flats.
Many people come here as visitors. Atlantis The Palm and Atlantis The Royal are hotels on the crescent, Aquaventure is the water park at Atlantis, and The View at The Palm is a viewing deck 240 metres up The Palm Tower. This guide is about living here.
If you are thinking of renting, buying or living on the Palm, this Palm Jumeirah area guide gives you what you need to decide: the fronds and the buildings, what homes really rent and sell for, the mall, the beaches, the monorail and who it suits. For other areas, see our Dubai area guides.

Palm Jumeirah Location and Map
Palm Jumeirah reaches about 5 km out to sea from the coast at Al Sufouh. Around it:
- On the mainland: Al Sufouh, Dubai Media City and Knowledge Village, where the trunk starts.
- To the west: Dubai Harbour and Emaar Beachfront, then Dubai Marina and JBR.
- To the east: the open sea and the coast of Jumeirah.
By road from Palm Jumeirah Mall, in the middle of the trunk, it is about:
- 7.4 km to Dubai Marina Mall.
- 21 km to Downtown Dubai.
- 36 km to Dubai International Airport.
The first map shows where Palm Jumeirah is in Dubai.

The second shows the island itself, with the monorail stations, the shops, the clinic and the mosque.

Palm Jumeirah Highlights
Here is the short version, from the homes and the beaches to the monorail and the drive out.
Palm Jumeirah Communities: the Fronds, Shoreline and Golden Mile
Palm Jumeirah has two kinds of home. Villas are on the fronds, each frond a quiet street of houses with water on both sides. Flats are on the trunk and the crescent, in groups of buildings with their own names.
Villas on the fronds
Frond D is the frond people search for most, then Fronds A, B, M and O. But the letter does not tell you much about the house. Most fronds have a mix of villa types, and the type decides the size and the price:
- Garden Homes: the original Nakheel villas, with four or five bedrooms and about 5,000 sq ft inside.
- Signature Villas: bigger villas of five to seven bedrooms, about 7,000 sq ft, on wider plots.
- Canal Cove: smaller three- and four-bedroom villas, about 3,800 to 4,100 sq ft.
- Custom Villas: built by owners to their own design, mostly on Fronds G, I and N.
- Palma Residences: five-bedroom townhouses at the start of the trunk, not on a frond.
Each card shows averages for the last 12 months* for the most common size: the rent is what new tenants paid a year, and the price is what homes sold for.
This is what the Land Department records show for each frond:
| Frond | Villa types in the records | Homes let or sold, last 12 months* |
|---|---|---|
| A | Garden Homes, Signature Villas, Canal Cove | 29 |
| B | Mostly Garden Homes | 35 |
| C | Mostly Garden Homes | 36 |
| D | Mostly Garden Homes, some Signature Villas | 43 |
| E | Garden Homes and Signature Villas | 36 |
| F | Garden Homes, Signature Villas, Canal Cove | 16 |
| G | Custom Villas and Canal Cove | 9 |
| H | Mostly Canal Cove | 5 |
| I | Custom Villas and Canal Cove | 8 |
| J | Canal Cove | 4 |
| K | Mostly Signature Villas, some Garden Homes | 34 |
| L | Mostly Garden Homes | 37 |
| M | Mostly Garden Homes | 40 |
| N | Mostly Custom Villas | 25 |
| O | Almost all Garden Homes | 34 |
| P | Mostly Garden Homes | 14 |
Our pick for most families is a Garden Home on one of the busy fronds, such as D, B, C, L, M or O. You get four or five bedrooms and a garden on the water. A four-bedroom Garden Home sells for a little over half the price of a six-bedroom Signature Villa. These fronds also have the most villas to rent, so you can compare before you choose.
If you want the cheapest villa rent on the Palm, look at Canal Cove, found mostly on Fronds G to J. The houses are smaller, and few come up.
Apartment buildings on the trunk and the crescent
Shoreline Apartments and Golden Mile are the buildings people search for most. Shoreline is 20 ten-storey blocks on the east side of the trunk, finished from 2007, with a private beach. Golden Mile is 10 buildings on the west side, with the Golden Mile Galleria shops underneath.
Each card shows the average rent new tenants paid in the last 12 months* and the average sale price, for the size shown on the card.
Our pick for most families is the Shoreline. A two-bedroom flat there costs only about AED 13,000 a year more than in Golden Mile, and you get a private beach and the most flats to choose from. If you want the lowest rent for a two-bedroom flat, choose Golden Mile, with Spinneys downstairs and a monorail station next door. On a small budget, a studio in Palm Views is the cheapest way to live on the Palm.
Other names you will see:
- Club Vista Mare: a row of restaurants on the east beach, with a few studios above.
- One at Palm Jumeirah: a tower of large flats by Palm West Beach, with few homes let or sold.
- Passo by Beyond and Palm Beach Towers: new flats sold off-plan, which means before they are built.
- Como Residences: a 76-storey Nakheel tower being built on the trunk. It was about 23% built in September 2026.

Rent in Palm Jumeirah
A studio on Palm Jumeirah rents for about AED 92,200 a year ($25,100 · £18,800), a one-bedroom flat for about AED 154,700 and a two-bedroom flat for about AED 262,700. A four-bedroom villa on a frond rents for about AED 1.54 million. These are what new tenants paid on average in the last 12 months*, not asking prices.
*This guide was last updated on 26 October 2026, using Dubai Land Department records up to 25 October 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.9032 to the British pound (XE mid-market rate, 26 October 2026); your bank's rate will differ.
Apartments for rent in Palm Jumeirah
You have plenty of choice: about 2,500 flats were up for rent when this guide was last updated*. Studios and one- and two-bedroom flats have their own sections below. This is what bigger flats cost:
- Three-bedroom flats: most new lets are on the Shoreline, then in Marina Residences, Golden Mile and on the crescent.
- Four bedrooms and penthouses: mostly on the crescent and in Serenia Living, where some rents run into the millions.
- Furnished: about half the flats advertised are furnished. Many are let by the month or the night as holiday homes, and they cost much more than a yearly let.

Studios for rent in Palm Jumeirah
Studios are the cheapest homes to rent on the Palm, but there are not many. About 190 were up for rent when this guide was last updated*. Most are in three buildings near Palm Jumeirah Mall:
- Palm Views: the cheapest studios.
- Seven Palm: opposite the mall.
- The Palm Tower: above the mall, usually furnished.
See homes for rent:

One- and two-bedroom flats for rent in Palm Jumeirah
The cheapest one-bedroom flats are in Golden Mile and on the Shoreline, at about AED 131,000 to AED 137,000 a year on average. In Oceana and Tiara Residences, expect about AED 175,000 to AED 183,000.
Two-bedroom flats are the most common home on the Palm. Most were let in the last 12 months* in:
- The Shoreline.
- Marina Residences.
- Golden Mile and the crescent.
If you are moving in, use the figures in the chart. A tenant who renews usually pays less. For a two-bedroom flat, renewing tenants paid about AED 45,200 a year less on average in the last 12 months*, so do not expect the rent the last tenant paid.

Villas and townhouses for rent in Palm Jumeirah
A frond villa rents for about AED 1.5 million to AED 3.6 million a year on average, but the range is huge. Two villas of the same size can differ by millions. A villa that has been rebuilt, with a pool and a long beach, costs far more than an original one.
- Lowest rents: Canal Cove villas and the Palma Residences townhouses, at about AED 580,000 to AED 660,000.
- The middle: Garden Homes and Signature Villas.
- Highest: Custom Villas and rebuilt Signature Villas.
About 730 villas were up for rent when this guide was last updated*, and more than half of them furnished. Many furnished villas are holiday homes let by the night, not by the year.
Ask what the rent includes
A frond villa comes with a garden, and often a pool and a beach to look after. Before you sign, ask:
- Who pays the gardener, the pool cleaner and the beach upkeep.
- How many cheques the landlord accepts.
- Whether the villa is let for a year or as a holiday home.

Rooms, partitions and bed spaces in Palm Jumeirah
Homes on Palm Jumeirah are let whole, and rents are among the highest in Dubai, so a room is hard to find. For a room or a bed space nearby, look in JLT or Dubai Marina.
Property for Sale in Palm Jumeirah
A one-bedroom flat on Palm Jumeirah sells for about AED 3.72 million ($1.01 million · £759,400), and a four-bedroom villa on a frond for about AED 37.6 million. A flat earns about 6.2% of its price in rent each year, the same as the Dubai flat average. Almost every villa sold was already built, but about a third of the flats sold in the last 12 months* were off-plan.
*This guide was last updated on 26 October 2026, using Dubai Land Department records up to 23 October 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.9032 to the British pound (XE mid-market rate, 26 October 2026); your bank's rate will differ.
Apartments for sale in Palm Jumeirah
On Palm Jumeirah, a ready flat costs much less than a new one. A ready two-bedroom flat sold for about AED 5.46 million on average in the last 12 months*, and an off-plan one for about AED 9.12 million. Off-plan means you buy from the developer before the building is finished and pay in instalments. You get no rent until the handover.
Most off-plan flats sold were in two projects:
- Passo by Beyond: more than half of all off-plan sales, in its Avita and Bella buildings.
- Palm Beach Towers: three towers of one- to three-bedroom flats.
Read our guide to off-plan or ready property before you choose. For the cheapest way in, look at a ready studio in Palm Views or Seven Palm, at about AED 1.4 million. About 2,400 flats were for sale when this guide was last updated*.

Villas and townhouses for sale in Palm Jumeirah
Two four-bedroom villas can differ by AED 30 million
Most four-bedroom Garden Homes sold for AED 26 million to AED 56 million in the last 12 months*. The plot, the view and any rebuild make the gap, not the bedrooms.
Most villas sold on Palm Jumeirah were Garden Homes, and the cheapest frond villas are in Canal Cove, at about AED 16.5 million for four bedrooms. Signature Villas and Custom Villas sell for the most. About 340 villas were for sale when this guide was last updated*.
The only new villas sold were four six-bedroom homes in The Palm Crown, an off-plan project on the old site of The Pointe, at AED 22 million to AED 28.8 million.
Before you buy a villa, check three things:
- The plot and the beach. Ask for the plot size on the title deed and how long the beach is.
- The rebuild. Ask for proof that every extension or rebuild was approved.
- The last sales. Ask for recent sales on the same frond, and check them with our guide on how to check property value in Dubai.

Restaurants in Palm Jumeirah
Outside the hotels, you eat at four places on Palm Jumeirah: the mall, Palm West Beach, Club Vista Mare and Golden Mile Galleria. Together they cover a quick lunch, a family dinner and a meal by the sea. For a bigger choice, Dubai Marina and JBR are a short drive away.
Good to know:
- A drink with dinner: Karaf at Club Vista Mare is licensed, and so are many hotel restaurants on the Palm. Check before you book.
- Late at night: Ibn AlBahr at Club Vista Mare is open until 1 am.
- The Pointe: its restaurants have closed, because the site is being rebuilt. See below.
Palm Jumeirah Mall (Nakheel Mall) and The Pointe
Palm Jumeirah Mall is the shopping centre in the middle of the trunk, and Nakheel Mall is its old name. It opened in 2019 and took its new name in September 2025. It sits under The Palm Tower, with its own monorail station. This is what it gives you:
The mall has more than 190 shops. Parking is free, with valet parking and car charging points too.
The Pointe
The Pointe is closed. It was a waterfront dining spot at the tip of the trunk, facing Atlantis. Nakheel closed it in 2023 to rebuild the site, and the Palm Fountain there, once the world's largest fountain, closed on 15 May 2023. Its monorail station closed on 31 July 2023. New villas called The Palm Crown are being sold for the site. For a meal by the water today, go to Palm West Beach or Club Vista Mare.
Palm Jumeirah Beaches and the Boardwalk
Yes, there is a free public beach on Palm Jumeirah: Palm West Beach, on the west side of the trunk. Most other beaches on the Palm belong to hotels or to residents' buildings.
- Palm West Beach: a public beach with a promenade, restaurants, beach clubs and water sports such as kayaks and paddleboards. Walking on the sand is free; the beach clubs charge. Parking there is paid, so check the rates at the car park.
- The Boardwalk: an 11 km path along the crescent, opened in 2016, for walking and running, with cafés along the way. It is free.
- Residents' beaches: Shoreline residents have their own private beach.
- Beach clubs: there are more at the hotels, such as Nasimi Beach at Atlantis The Palm. You pay to get in.
Al Ittihad Park runs down the middle of the trunk, with a 3.2 km running track and native trees. It was closed for renovation when this guide was last updated*, so check before you go.
Anyone can visit Palm Jumeirah. You can drive on, or take the monorail, and the mall, Palm West Beach and the Boardwalk are open to all. The residents' beaches and pools are private.

What it costs, one way and return:
- Palm Gateway to Atlantis Aquaventure: AED 20, or AED 30 return.

Trains run every 15 minutes, every day. The first train leaves Palm Gateway at 9 am and the last at 9.45 pm; the last train back from Atlantis leaves at 10 pm. Buy tickets online, in the app or at the station.
At Palm Gateway there are more than 1,600 parking spaces. With a monorail ticket, the first three hours are free, then it costs AED 10 an hour.
Check before you travel
The monorail was closed from January to July 2026 for station maintenance. The Pointe station closed in July 2023 and is not used. Check palmmonorail.com for the latest service.
Getting Around Palm Jumeirah
You get around Palm Jumeirah by car. One main road runs down the trunk, and a tunnel takes it under the sea to the crescent:
- Palm Jumeirah Road runs the length of the trunk. At the mainland end it meets King Salman bin Abdulaziz Al Saud Street (once called Al Sufouh Road), which leads to Sheikh Zayed Road.
- The Palm tunnel is about 1.4 km long and takes the road under the sea to the crescent.
- Crescent Road East and Crescent Road West run round the crescent to the hotels.
These are distances, not times. At school and office hours, allow extra time.
Metro and tram stations near Palm Jumeirah
There is no Metro on Palm Jumeirah: the nearest station is about 8.6 km away by road. The nearest Red Line stations:
- Al Fardan Exchange: about 8.6 km by road from the mall.
- Dubai Internet City: about 9.8 km.
- Sobha Realty: about 9.3 km, and linked to the tram.
Without a car, take the monorail to Palm Gateway. From there it is about a 10-minute walk over a footbridge to the Palm Jumeirah tram stop. The tram runs along King Salman bin Abdulaziz Al Saud Street to Dubai Marina, where the Dubai Marina tram stop links to Sobha Realty Metro station.
We found no RTA bus that runs on the island itself. Check the RTA's S'hail app before you rely on one.
Parking in Palm Jumeirah
Most homes come with parking, but visitor parking on the Palm is often paid. It is run by Parkonic, a private company, not by the RTA.
- At home: the Shoreline blocks have underground parking. In other buildings, ask how many spaces come with the flat.
- Palm Jumeirah Mall: free.
- Golden Mile Galleria: the first two hours free, then AED 10 an hour.
- The crescent: street parking costs AED 10 an hour, 24 hours a day, since 1 February 2026. You pay by SMS, or it is taken from your Salik account.
- Palm Gateway: free for three hours with a monorail ticket.
Is Palm Jumeirah a Good Place to Live?
Palm Jumeirah is a good place to live if you want the sea at your door and can pay for it. It suits couples and families who drive, and villa owners who want a garden on the water. It does not suit anyone on a tight budget, or who needs a Metro station or a school close by.
A two-bedroom flat here rents for about AED 111,700 a year more than in Dubai Marina and about AED 103,400 more than in JBR, comparing what new tenants paid on average in the last 12 months*. The extra money buys a quieter island, a beach and, on the Shoreline, a private one.
The good
- Beaches, and the sea on every side.
- Freehold, for every nationality.
- Waitrose and Spinneys on the island.
- A monorail along the trunk.
- Dubai Marina is 7 km away.
The not so good
- Rents are among Dubai's highest.
- There is no Metro.
- There is no school on the island.
- The mainland hospitals are a drive.
- Villa prices vary by millions.
Three bills to ask about before you sign:
- Chiller: Shoreline flats are cooled by Empower, a district cooling company, and residents pay a yearly cooling charge. In other buildings, ask the agent: "Is the air conditioning in the DEWA bill, or is there a separate chiller bill?"
- DEWA: you pay DEWA, the water and electricity bill, yourself. A villa with a pool uses a lot of power in summer, so ask to see last summer's bills.
- Service charges: owners pay a yearly charge to run the building or the community. If you are buying, ask the seller for the latest bill, and read our guide to service charges in Dubai.
If you are buying, a flat here earns about the Dubai average in rent, and prices are among the highest in the city. The main risk is paying too much, because two homes of the same size can differ by millions. To compare areas, read our guide to rental yield by area in Dubai. Before you make an offer, use our guide on how to check property value in Dubai.
