Discovery Gardens Area Guide: Studios, Metro, Restaurants and Parking
Discovery Gardens is a freehold Nakheel community of about 300 low-rise blocks of flats in Jebel Ali, with three Metro stations along its edge. A studio rents for about AED 44,400 a year ($12,100 · £9,100) and sells for about AED 503,000 ($140,000 · £100,000). There are no villas, and street parking has been paid since January 2026.
Discovery Gardens was planned around six themed gardens: Zen, Mediterranean, Contemporary, Mogul, Mesoamerican and Cactus. Nakheel built about 300 low-rise blocks around them, with more than 26,000 flats, and each cluster still carries its garden's name. Today it is one of the busiest places in Dubai to rent a studio, with three Metro stations along its edge and Ibn Battuta Mall next door.
About Discovery Gardens
Discovery Gardens is a freehold community of low-rise blocks of flats in Jebel Ali, in the south-west of Dubai. It is a long strip of land between Sheikh Zayed Road (E11) and Sheikh Mohammed Bin Zayed Road (E311), with The Gardens and Ibn Battuta Mall at its north-west end, Al Furjan at its south-east end and Jumeirah Park close by. Downtown Dubai is about 27 km away by road. Nakheel built it, and Dubai Holding Community Management runs the community today. For other parts of the city, see all our Dubai area guides.
Thinking of renting a studio here, sharing a flat or buying one to let? This Discovery Gardens area guide gives you what you need to decide: how the clusters and building numbers work, what flats really rent and sell for, the Metro stations, the restaurants, the paid parking, and who the area suits.
*This guide was last updated on 19 October 2026, using Dubai Land Department records up to 18 October 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.8952 to the British pound (XE mid-market rate, 19 October 2026); your bank's rate will differ.

Discovery Gardens Highlights
Here is the short version, from the homes and the Metro to the shops and the parking.
Discovery Gardens Clusters: Zen, Mogul, Mediterranean and Building Numbers
People in Discovery Gardens give their address as a cluster and a building number, such as "Building 18, Zen Cluster". The buildings have numbers, not names, and the numbers run in order through the clusters. So once you know the number, you know roughly where the building is.
| Cluster | Building numbers | Where it is |
|---|---|---|
| Zen | 1 to 37 | North-west end, by Street 1A, nearest Ibn Battuta Mall |
| Mediterranean | 38 to 106 | Next to The Gardens Metro station |
| Cactus | 107 to 133 | The middle, between two stations |
| Contemporary | 111, 113 and 151 to 178 | Near Discovery Gardens station and the Pavilion |
| Mogul | 180 to 234 | South-east half, next to Al Furjan station |
| Mesoamerican | 235 to 260 | Far south-east end |
Treat the numbers as a guide, and check the exact building on the tenancy contract. Each card shows what new tenants paid in the last three months, and what flats sold for in the last 12 months, because fewer flats are sold than rented.
Which cluster is best depends on what you need. For a studio, the rent is almost the same everywhere, so choose by station:
- Mediterranean: The Gardens station on your doorstep, good if you work towards Dubai Marina.
- Mogul: Al Furjan station a few minutes' walk away.
- Cactus or Contemporary: the only clusters with two-bedroom flats.
- Zen: the busiest end, with shops and restaurants on foot.

Rent in Discovery Gardens
Every home for rent in Discovery Gardens is a flat, and about half of them are studios. A studio rents for about AED 44,400 a year ($12,100 · £9,100), and bigger flats cost more. Rooms and bed spaces are easy to find too.
Apartments for rent in Discovery Gardens
About 366 flats were up for rent when this guide was last updated*. Most landlords want the year's rent in cheques. Some adverts accept 4 or 12 cheques, so ask how many the landlord takes before you agree a price.
Furnished and monthly flats are few. A monthly flat costs far more than a yearly lease, so take one only for a short stay.

Studios for rent in Discovery Gardens
A studio is the home most people rent here, and it costs about the same in every cluster. About 175 studios were up for rent when this guide was last updated*, most asking AED 42,000 to AED 55,000 a year. Furnished studios and those with a balcony ask the most.
If you are moving in, use the new-tenant figure. A tenant who renews, which means one who already lives in the flat, usually pays less. So do not expect the rent the last tenant paid.
Ask about the cooling bill
Some studio adverts here say "chiller free", which means the air conditioning is in the rent. Not every building is the same. Ask the agent: "Is the air conditioning in the DEWA bill, or is there a separate cooling bill?" Then get the answer in the contract.

One- and two-bedroom flats for rent in Discovery Gardens
Two-bedroom flats are only in the Cactus and Contemporary clusters. One-bedroom flats are in every cluster. They cost the most in Zen, at about AED 68,200 a year, and about AED 61,000 to AED 63,000 in Cactus and Mogul. About 137 one-bedroom and 53 two-bedroom flats were up for rent when this guide was last updated*.
Before you sign, ask whether a parking permit comes with the flat (see the parking section below).

Rooms, partitions and bed spaces in Discovery Gardens
Rooms, partitions and bed spaces are easy to find in Discovery Gardens. About 130 were advertised when this guide was last updated*, most of them in the Mediterranean and Zen clusters. Many adverts say the room is near a Metro station, and some are for women only or men only.
What the words mean:
- Bed space: a bed in a room you share with others.
- Partition: a part of a room closed off with a light wall.
- Private room: a room of your own in a shared flat.
Sharing a home is now regulated. Dubai's shared housing law, Law No. 4 of 2026, came into force on 8 September 2026. These are its four main rules:
Discovery Gardens is not one of the example areas named so far. Before you pay for a room, a partition or a bed space:
- Ask the person letting it whether the flat has a shared housing permit.
- See the room before you pay anything.
- Do not pay a deposit until you have a written agreement.

- The seller for the latest service charge bill.
- The agent whether the building has big repairs planned.

- Vegetarian: several places on Street 1A serve only vegetarian food.
- A drink with dinner: we found no bar or licensed restaurant inside Discovery Gardens.

Ibn Battuta Mall and the Metro Stations
Ibn Battuta Mall is the big mall next to Discovery Gardens. Nakheel opened it in April 2005, and Dubai Retail runs it today. Each of its courts is themed on a place the 14th-century traveller Ibn Battuta visited. For people in Discovery Gardens it is the big supermarket, the cinema and the gym:
The mall is about 1.5 km on foot from the middle of the Zen cluster.
Discovery Gardens has three Metro stations along its edge, on the Route 2020 branch of the Red Line: The Gardens, Discovery Gardens and Al Furjan. Which one is nearest depends on your cluster:
| Station | Line | Nearest clusters | Walk from the nearest cluster |
|---|---|---|---|
| The Gardens | Red Line, Route 2020 | Mediterranean, Zen | About 450 m from Mediterranean, 1 km from Zen |
| Discovery Gardens | Red Line, Route 2020 | Cactus, Contemporary | About 900 m |
| Al Furjan | Red Line, Route 2020 | Mogul, Mesoamerican | About 300 m from Mogul, 1 km from Mesoamerican |
| Ibn Battuta | Red Line, main line | Zen | About 2 km from Zen |
We measured the walks from the middle of each cluster, so your own building may be closer or further away. Discovery Gardens station is next to the Discovery Gardens Pavilion, the community's small shopping centre.

Getting Around Discovery Gardens
You can live in Discovery Gardens without a car, because of the Metro. By car, a main road runs past each end:
- Sheikh Zayed Road (E11) runs past the north-west end, by Ibn Battuta Mall. It takes you to Dubai Marina and the city one way, and to Jebel Ali and Abu Dhabi the other.
- Sheikh Mohammed Bin Zayed Road (E311) runs past the south-east end, towards Sharjah one way and Abu Dhabi the other.
- Ibn Battuta Street runs through the area and links the clusters.
These are distances, not times. At school and office hours, allow extra time.
Metro stations near Discovery Gardens
All three stations are on the Route 2020 branch of the Red Line, open since 1 January 2021. Where the trains go:
- Towards the city: the branch joins the main Red Line at National Paints station, then runs on to JLT, Dubai Marina and Downtown Dubai.
- The other way: to Jumeirah Golf Estates and Expo City Dubai.
- Ibn Battuta station: by the mall, on the main line.
Feeder buses link the clusters with Ibn Battuta station. Route numbers change, so check the current routes and the stop nearest your building in the RTA's S'hail app.
Parking in Discovery Gardens
Street parking in Discovery Gardens has been paid since 15 January 2026. Residents park in the open car parks and along the streets between the blocks, and these are now paid zones. Parkonic, a private parking company, runs them for Dubai Holding Community Management.
How it works:
- Your first car: each flat in a building without its own car park gets one free permit. It is one permit per flat, not per person, so flatmates share one permit.
- A second car: since 15 April 2026 it also costs AED 1,999 for three months, AED 3,999 for six months or AED 4,999 a year, with VAT. A permit does not keep a space for you: spaces are first come, first served.
- Visitors: cars that are not registered pay by the hour until midnight, and parking is free from midnight to 8 am. You can pay in the Parkonic app, by SMS to 6670, by QR code or through Salik.
- How to register: sign up on the Parkonic tenant portal with your Ejari, tenancy contract and title deed details. Then switch on resident parking in the PARKONIC+ app with the PIN Parkonic emails you. Approval is not instant, so register before you move in.
Ask about parking before you sign
If your building has its own car park, the free permit does not apply, so ask the landlord whether a space comes with the flat. If you have two cars, add the cost of a second permit to the rent when you compare flats. Parkonic's helpline is 800 PARKONIC (800 72756642).
The Discovery Gardens Pavilion has its own car park, and so does Ibn Battuta Mall.
Is Discovery Gardens a Good Place to Live?
Yes, if you want a cheap studio or one-bedroom flat on the Metro. It is not the right place if you want a villa, a school inside the area or free parking for two cars.
A studio here rents for about AED 11,000 a year less than in JLT, a few stops up the same line. It costs about the same as in Jumeirah Village Triangle (JVT) and a little more than in Dubai Production City, but neither of those has a Metro station.
The good
- Three Metro stations on the Red Line.
- Studios cost less than in JLT or the Marina.
- Ibn Battuta Mall is next door.
- Many cheap Indian restaurants on Street 1A.
- Pools, courts and gardens between blocks.
The not so good
- Street parking is paid since January 2026.
- A second car costs extra every month.
- No school inside the area.
- The blocks are older than the areas around.
- Traffic is slow at rush hour.
Three bills to ask about before you sign:
- Chiller: some adverts say the cooling is in the rent, and some buildings may bill it separately. Ask the agent: "Is the air conditioning in the DEWA bill, or is there a separate chiller bill?"
- DEWA: you pay DEWA, the water and electricity bill, yourself. Ask to see last summer's bills for the flat.
- Service charges: owners pay a yearly charge to run the building. If you are buying, ask the seller for the latest bill.
If you are buying, the yield here is well above the Dubai average for flats, and every flat sold recently was already built, so there is no wait for rent. The main risks are the age of the blocks and the costs that come with it. To compare areas, read our guide to rental yield by area in Dubai. Before you make an offer, use our guide on how to check property value in Dubai.
