Arabian Ranches 2 Highlights
Here is the short version, from the homes and the school to the souk and the drive out.
Arabian Ranches 2 Communities: Reem, Rasha, Rosa and Camelia
Arabian Ranches 2 is made up of ten small communities, and the name tells you what kind of home you get. Reem, Rasha, Rosa and Camelia are the ones people search for most. They split into three groups:
- Townhouses: Reem and Camelia (Camelia 1 and Camelia 2), with three or four bedrooms. These are the cheapest homes here.
- Mid-size villas: Casa, Lila, Palma, Samara and Azalea, mostly with three to five bedrooms.
- Big villas: Rasha, Rosa and Yasmin, with four to six bedrooms on large plots.
Every community has its own swimming pool and a shaded children's pool, with a lifeguard from 7 am to 10 pm.
Each card shows the middle figure for the last 12 months*, for the size most often let there: half the homes cost more, and half cost less. The rent is what new tenants paid.
Our pick for most families is Camelia. A four-bedroom townhouse there rents for about AED 210,000 a year. That is about AED 50,000 less than a three-bedroom villa elsewhere in Arabian Ranches 2. The rooms are smaller and the garden is small, but you get the fourth bedroom and a gym in your own community.
If a big garden matters more, choose Samara, Azalea or Casa. Their four-bedroom villas stand on plots of about 4,300 to 4,700 sq ft and rent for about AED 280,000 to AED 310,000, the lowest for a four-bedroom villa here.

- South-east, Al Qudra Road meets Emirates Road (E611), a second road north to Sharjah and south to Abu Dhabi.
These are distances, not times. At school and office hours, Al Qudra Road gets busy, so allow extra time.

Is Arabian Ranches 2 a Good Place to Live?
Arabian Ranches 2 is a good place to live for families who drive and want a house with a garden, a pool in their community and a primary school and souk close by. It does not suit anyone who needs a flat, a Metro station or nightlife on the doorstep.
A four-bedroom home here rents for about AED 200,000 a year less than in Arabian Ranches next door. It costs about AED 60,000 more than in Mudon across Al Qudra Road, where most four-bedroom homes are townhouses.
The good
- Every home is a house with a garden.
- Every community has its own pool.
- A Very good primary school is inside.
- Carrefour and a clinic are at the souk.
- Every home is already built.
The not so good
- There are no flats or studios.
- There is no Metro.
- The nearest secondary school is outside.
- Restaurants inside are few.
- Al Qudra Road is busy at rush hour.
Three bills to ask about before you sign:
- Chiller: we could not confirm whether any home here pays a separate cooling bill. Ask the agent: "Is the air conditioning in the DEWA bill, or is there a separate chiller bill?"
- DEWA: you pay DEWA, the water and electricity bill, yourself. A villa with a private pool uses a lot of power in summer, so ask to see last summer's bills.
- Service charges: owners pay Emaar Community Management a yearly Community Service Fee. If you are buying, ask the seller for the latest invoice for that home, and read our guide to service charges in Dubai.
If you are buying, the yield here is above the Dubai villa average, and every home is already built. The main risk is the big villas: few are sold, so one sale can move the price a lot. Townhouses in Camelia and Reem sell more often, so their prices are easier to check. To compare areas, read our guide to rental yield by area in Dubai.
