Al Furjan Area Guide: Metro, Villas, Rent and Restaurants
Al Furjan is a freehold Nakheel community in Jebel Ali with its own Red Line Metro station, and flats and houses side by side. A one-bedroom flat rents for about AED 67,700 a year ($18,400 or £13,800) and a three-bedroom house for about AED 196,000 ($53,400 or £40,000). A three-bedroom house sells for about AED 4.4 million ($1.2 million or £903,000).
Before Dubai grew into a city, its people lived in furjan: small neighbourhoods where the houses stood close together and everyone knew each other. Al Furjan takes its name from them. It added something the old neighbourhoods never had, a Metro station of its own, and today it mixes Nakheel townhouses and villas with dozens of mid-rise blocks of flats.
About Al Furjan
Al Furjan is a freehold community planned by Nakheel in Jebel Ali, in the south-west of Dubai. It sits between Sheikh Zayed Road (E11) and Sheikh Mohammed Bin Zayed Road (E311), next to Discovery Gardens and near Ibn Battuta Mall. Downtown Dubai is about 27 km away by road.

Al Furjan Highlights
Here is the short version, from the homes and the Metro to the shops and schools.
Popular Buildings and Villa Communities in Al Furjan
Al Furjan has two kinds of home. Nakheel built the villa and townhouse communities, from the older houses of North Village to Tilal Al Furjan, its newest. Around them, other developers have built dozens of mid-rise blocks of flats.
Villa and townhouse communities in Al Furjan
These are the communities people search for most. Each card shows the middle figure for the last 12 months*: half the homes cost more, and half cost less. The rent is what new tenants paid.
There are smaller groups of houses too:
- BNH Townhouses and Murano Townhouses: three- and four-bedroom townhouses. Three-bedroom BNH townhouses sold for about AED 3.35 million in the last 12 months*.
- East Village, Quortaj 3, Quortaj 4 and Phase 2: Nakheel houses with three and four bedrooms.
- Al Furjan West: large five- and six-bedroom villas of about 5,900 sq ft. A five-bedroom villa here rents for about AED 440,000 a year.
Popular buildings in Al Furjan
These are the blocks of flats people search for most, plus the biggest studio buildings. The cards use the same 12-month middle figures.
Some of these buildings count as hotel apartments in the Land Department records. This is true of Azizi Plaza, Azizi Star, Azizi Berton, Montrell and most of Candace Aster, although they are let on normal yearly contracts. So their figures are on the cards, but not in the flat charts below, which count flats only.

Rent in Al Furjan
Al Furjan has homes to rent at most budgets. A one-bedroom flat rents for about AED 67,700 a year ($18,400 · £13,800), a studio for less, and a three-bedroom house for about AED 196,000. These are what new tenants paid, not asking prices.

Apartments for rent in Al Furjan
You have a lot of choice: about 2,100 flats were up for rent when this guide was last updated*, from studios to three-bedroom flats. Studios and one- and two-bedroom flats have their own sections below. This is what a three-bedroom flat costs:
- Cheaper: the older Azizi and Candace blocks.
- Dearer for the same size: newer towers, such as Gemz by Danube and Zazen Gardens.
- For a family: Masakin Al Furjan, a gated group of Nakheel blocks where most flats have three bedrooms.
- Furnished: easy to find, with about 950 furnished flats advertised. Ask what a monthly price covers, because some include the bills.
A tenant who renews usually pays a little less than a new tenant, so do not expect the rent the last tenant paid.

These buildings had the most new tenants in the last three months*:

Villas for rent in Al Furjan
Al Furjan is one of the cheaper places in Dubai to rent a house near the Metro. About 620 villas were up for rent when this guide was last updated*. The houses are in four main groups:

- Murooj Al Furjan: newer townhouses, and villas with up to five bedrooms.

- Al Furjan West: the largest villas.
The range for a four-bedroom house is wide, because the same size covers a townhouse in The Dreamz and a new villa in Tilal Al Furjan.
Check which community the house is in
Adverts often say only "Al Furjan". Ask the agent for the community name (Quortaj, Murooj, Tilal Al Furjan or another) and how far the house is from the Metro station. A house in Al Furjan West is about 3 km from it by road.

Villas and townhouses for sale in Al Furjan
Most three-bedroom houses in Al Furjan sold for between AED 3.2 million and AED 6 million in the last 12 months*. The community decides the price more than the bedrooms:

- Dearer: Murooj Al Furjan, and the new villas in Tilal Al Furjan.
About 430 villas and 190 townhouses were for sale when this guide was last updated*. Before you buy a house, check three things:
- The community and the plot. Ask for the community name and the plot size on the title deed.

Ask each nursery which ages it takes this year and whether it has places.
Al Furjan Metro Station
Al Furjan Metro Station is the Red Line station inside the community, and it still has the same name. It is station 72 on the RTA map, and we found no report of a new name. It opened on 1 January 2021 on Route 2020, the Red Line branch built for Expo 2020.
The station is on the eastern side, so how far you are from it depends on where you live. By road it is about:
- 3 km from Murooj Al Furjan.
- 2.5 to 4 km from Al Furjan West, so people there usually drive or take a taxi to the station.
Trains from Al Furjan run one way to Expo City Dubai. The other way, they join the main Red Line and run through Dubai Marina, Mall of the Emirates and Downtown Dubai. Plan your trip in the RTA's S'hail app, which shows the next trains.
Getting Around Al Furjan
Al Furjan has the Metro, but most families here still drive. Three main roads are close by:
- Sheikh Mohammed Bin Zayed Road (E311) runs along the south-east side. It takes you towards Dubai Sports City, Motor City and Sharjah one way, and Abu Dhabi the other.
- Sheikh Zayed Road (E11) is a short drive north, past Ibn Battuta Mall. It is the main road to Dubai Marina, Al Barsha and Downtown Dubai.
- Al Yalayis Street (D57) runs along the south edge, towards Expo City Dubai and Al Maktoum International Airport.
These are distances, not times. At school and office hours, allow extra time.
Metro stations near Al Furjan
Besides Al Furjan station, two more Route 2020 stations are close:
- Discovery Gardens: the next stop towards the city.
- Jumeirah Golf Estates: the next stop south, across Sheikh Mohammed Bin Zayed Road.
Jumeirah Golf Estates will also be the end of the new Gold Line. Dubai approved it in April 2026 and plans to open it on 9 September 2032. It will run from Al Ghubaiba through JVC.
We could not confirm which buses run inside Al Furjan. Check routes and stops in the RTA's S'hail app before you rely on a bus.
Parking in Al Furjan
Parking is usually easy, but ask before you sign.
- In a block of flats: ask how many spaces come with the flat, and where visitors can park.
- In a house: check how many cars fit in the garage or driveway.
- At the shops: both pavilions have car parks. The West Pavilion alone has 260 spaces.
Is Al Furjan a Good Place to Live?
Yes, if you want the Metro at a fair price, and most of all if you want a house. In our view, it is the cheapest way to rent a house near a Metro station among the villa areas around it.
A three-bedroom house here rents for about AED 149,000 a year less than in Jumeirah Park, and about AED 123,000 less than in Jumeirah Golf Estates.
It suits renters who take the Metro to work, families who want a house and a garden at a middle price, and buyers who want rent from a flat. It suits you less if you want a quiet street with no building work, or if you will live in Al Furjan West and want to walk to the Metro. If you only need a flat, also look at JVC, JVT, Dubai Production City and Dubai Sports City.
The good
- A Red Line station inside the community.
- Houses cost less than in Jumeirah Park.
- Two pavilions with shops and clinics.
- Two British schools inside Al Furjan.
- Flats earn above the Dubai average.
The not so good
- Many towers are still being built.
- Al Furjan West is far from the Metro.
- Most trips still need a car.
- Few rooms or bed spaces.
- New flats compete for tenants.
Three bills to ask about before you sign:
- Chiller: whether you pay a separate bill for air conditioning depends on the building, and we could not confirm it for Al Furjan. Ask the agent: "Is the air conditioning in the DEWA bill, or is there a separate chiller bill?"
- DEWA: you pay DEWA, the water and electricity bill, yourself. A house uses much more power than a flat in summer, so ask to see last summer's bills.
- Service charges: owners pay a yearly charge to run the building or the community. If you are buying, ask the seller for the latest bill, and read our guide to service charges in Dubai.
If you are buying a flat, the main risk is new supply. Each new tower adds flats that compete for tenants. Houses are the opposite: almost all the new building in Al Furjan is towers of flats. To compare areas, read our guide to rental yield by area in Dubai. Before you make an offer, use our guide on how to check property value in Dubai.
