Jumeirah Golf Estates Area Guide: Villas, Golf and Metro
Jumeirah Golf Estates (JGE) is a gated, freehold community of villas and flats built around two golf courses off Sheikh Mohammed Bin Zayed Road. A one-bedroom flat in Al Andalus rents for about AED 85,300 a year ($23,200 or £17,400) and a three-bedroom villa for about AED 318,700 ($86,800 or £65,100).
When the Earth course in Jumeirah Golf Estates opened in 2009, it was built for one event: the final of golf's new Race to Dubai, with a prize fund of US$10 million, the richest in the world at the time. Its designer, Greg Norman, said its last four holes "fall just short of a mile". The tournament still ends the season there every November. Around the two courses stands one of Dubai's most expensive villa communities.

Jumeirah Golf Estates Highlights
Here is the short version, from the homes and the golf to the shops, schools and the drive out.
Jumeirah Golf Estates Communities: Al Andalus, Jouri Hills, Sanctuary Falls and Whispering Pines
Jumeirah Golf Estates is made up of more than 20 small communities, and each has its own kind of home. Al Andalus is the only place with flats. The rest are villa and townhouse communities along the fairways, from three-bedroom townhouses in Jasmine Lane to mansions of more than 15,000 sq ft.
Each card shows the middle figure for the last 12 months*: half the homes cost more, and half cost less. The rent is what new tenants paid.
The other villa communities have few homes and few sales, so here is one line on each:
| Community | Homes | What they cost, last 12 months* |
|---|---|---|
| Lime Tree Valley | Four- to six-bedroom villas | Five bedrooms sold for about AED 27 million (5 sales) |
| Wildflower | Four- to six-bedroom villas of about 7,600 to 9,900 sq ft | Five bedrooms sold for about AED 37 million (4 sales) |
| Sienna Lakes and Sienna Views | Five- and six-bedroom villas | A six-bedroom villa in Sienna Lakes rents for about AED 875,000 a year |
| Orange Lake | Four- to six-bedroom villas by the lake of the same name | Four bedrooms sold for about AED 14 million (3 sales) |
| Olive Point | Mostly six-bedroom villas of about 6,900 sq ft | About AED 25.5 million (5 sales) |
| The Sundials | Four- to six-bedroom villas of about 7,100 to 7,700 sq ft | Five bedrooms sold for about AED 23.2 million (7 sales) |
| Redwood Avenue and Redwood Park | Five- to seven-bedroom villas in Redwood Avenue; three-bedroom townhouses in Redwood Park | Redwood Park rents for about AED 342,500 a year |
| Hillside | Six-bedroom mansions of about 18,400 sq ft | About AED 42.7 million (2 sales) |
| D Villas and Terra Golf Collection | New four- to six-bedroom villas, still being built | About AED 6.1 to 10.8 million, sold off-plan |
Most people who rent here choose between Al Andalus, Jasmine Lane and Jumeirah Luxury. That is where homes cost least and where most come up for rent.

Apartments for rent in Jumeirah Golf Estates
All the flats in Jumeirah Golf Estates are in Al Andalus: eight mid-rise towers by Spinneys, at the north-east edge of the estate. Most are one- and two-bedroom flats of about 815 and 1,370 sq ft.
Every flat advertised when this guide was last updated* was let by the year, and none by the month. For a short stay, look at serviced flats in Dubai Production City or Dubai Sports City.

One- and two-bedroom flats for rent in Jumeirah Golf Estates
A one-bedroom flat costs about AED 7,100 a month, and a two-bedroom flat about AED 10,400, if you divide the yearly rent by 12. Landlords here want a yearly contract, so before you sign, ask:
- Whether the rent includes a parking space.
- Whether the cooling is in the DEWA bill or billed on its own.
- How many cheques the landlord accepts.
See homes for rent:
- Property Finder: one-bedroom flats, two-bedroom flats
Villas and townhouses for rent in Jumeirah Golf Estates
The townhouses are in three places:
- Jasmine Lane: three bedrooms, the most rented.
- Al Andalus: two and three bedrooms.
- Redwood Park: three bedrooms.
The villa figures mix very different homes. A four-bedroom villa can be a 3,400 sq ft house in Jumeirah Luxury or a 6,000 sq ft house on the course. So use the community cards above to see what your size costs where.
Do not expect a cheaper rent from a renewal here. In many Dubai areas a tenant who renews pays less than a new one. Here, tenants who renewed a flat or a three-bedroom villa paid about the same as new tenants, or a little more.

Earth and Fire Golf Courses
Jumeirah Golf Estates is built around two 18-hole courses, both designed by Greg Norman. The DP World Tour Championship, the last event of the Race to Dubai, is played on the Earth course. Here is what the courses and the clubhouse give you:
Earth course and the DP World Tour Championship
The Earth course was opened for the first championship, then called the Dubai World Championship, in November 2009. The 2026 championship runs from 12 to 15 November, and the Earth course will host it until at least 2031. Tickets are sold on the DP World Tour's championship page. In championship week, expect more traffic around the estate.
Fire course
Fire is the second course, laid out to look like the desert around it. To play either course:
- Book a tee time with the club.
- You do not need a handicap certificate, but the club asks men to play to a handicap of about 28 and women to about 36.
- Green fees are higher from Friday to Sunday and on public holidays.
- Wear a collared golf top. Jeans, T-shirts and gym clothes are not allowed.
The clubhouse
The clubhouse is the social centre of the estate. Besides its five places to eat, it has pools, courts, a gym and a spa. Who can use what:
- Pools: members and residents.
- Padel: members, residents and guests.
- Tennis: Country Club members and Tennis 360 students.
- Gym: ask the club about a Country Club membership.

There are two licensed nurseries inside Jumeirah Golf Estates:
- Dibber: near Orange Lake. It follows a Nordic way of teaching and takes children from 45 days to six years.
- Maple Bear Nursery: a branch of the Maple Bear chain.
Ask each nursery which ages it takes this year and whether it has places.
Getting Around Jumeirah Golf Estates
You get around Jumeirah Golf Estates by car. Most trips start on one of these roads:
- Sheikh Mohammed Bin Zayed Road (E311) runs along the north side. It goes north-east towards Sharjah and south-west towards Jebel Ali and Abu Dhabi.
- Al Khail Road (E44) meets the E311 at City Centre Me'aisem. It is the fast road north to Al Barsha, Business Bay and Downtown Dubai.
- Sheikh Zayed bin Hamdan Al Nahyan Street (D54) runs along the south side, towards Dubai Sports City and Motor City.
These are distances along the roads, not times. At rush hour, and in the week of the DP World Tour Championship, allow more time.
Metro stations near Jumeirah Golf Estates
Jumeirah Golf Estates has its own Metro station, but it is outside the gates. The station is on the Route 2020 branch of the Red Line, between Al Furjan and Dubai Investment Park. By road:
- From the station to the clubhouse: about 9 km.
- From the estate to the station: about 16 km, because of the way the junctions on the E311 work.
So most residents drive or take a taxi to it. Bus F38 links the station with Dubai Production City and Dubai Sports City. Bus routes change, so check them in the RTA's S'hail app before you rely on one.
The Gold Line will end at Jumeirah Golf Estates. Dubai approved the new line on 22 April 2026. It will run underground for 42 km from Al Ghubaiba, through Business Bay and JVC. At Jumeirah Golf Estates it will meet the Red Line and Etihad Rail. It is due to open on 9 September 2032.
Parking in Jumeirah Golf Estates
Ask how many parking spaces come with the home before you sign. This matters most for a flat in Al Andalus. In the villa communities, most people park at home.
Is Jumeirah Golf Estates a Good Place to Live?
Jumeirah Golf Estates is a good place to live if you want a large villa on a golf course and quiet, gated streets, and you drive. It is not a cheap place to rent, and there is little to walk to.
A one-bedroom flat in Al Andalus rents for about AED 17,000 a year more than one in Al Furjan, one stop away on the Metro. A four-bedroom villa here rents for about AED 188,000 a year more than one in Jumeirah Park. What you pay for is the course, the space and the quiet.
The good
- Two golf courses and a clubhouse
- Gated, with quiet streets
- Villas pay owners about 6% a year
- A Metro station now, the Gold Line in 2032
- Al Andalus flats cost less than villas
The not so good
- No school or clinic inside
- No mall; you drive for most shopping
- The Metro station is outside the gates
- Most new villas are not built yet
- High rents for the large villas
Our reasons:
- For a family that wants space, the villas give a lot of house. Even the cheapest townhouses in Jasmine Lane have three bedrooms.
- For a couple or a single person, Al Andalus is the cheapest way in. You get the golf course views at a flat's rent.
- For a buyer, the yield is good, but the risk is new supply. Thousands of new homes are planned in wasl's "The Next Chapter". When they are handed over, more villas will compete for tenants.
Three bills to ask about before you sign:
- Chiller: we could not confirm whether any home here has a separate cooling bill. Ask the agent: "Is the air conditioning in the DEWA bill, or is there a separate chiller bill?"
- DEWA: you pay DEWA, the water and electricity bill, yourself. A large villa with a garden and a pool uses a lot of power and water in summer, so ask to see last summer's bills.
- Service charges: owners pay a yearly charge to run the community. If you are buying, ask the seller for the latest bill for that home, and read our guide to service charges in Dubai.
