Town Square Dubai Area Guide (Updated for 2026): Rent, Townhouses and Park
Town Square Dubai is a freehold Nshama community of townhouses and flats on Al Qudra Road. A one-bedroom flat rents for about AED 60,300 a year ($16,400 or £12,300). A three-bedroom townhouse rents for about AED 150,000 ($40,800 or £30,500) and sells for about AED 2.85 million ($776,000 or £580,000).
Town Square Dubai, the community that Nshama is building on Al Qudra Road, went on sale in March 2015. The first 300 homes were Zahra townhouses, and a three-bedroom one cost just under AED 1 million. Today a three-bedroom townhouse here sells for about AED 2.85 million, and the community has grown up around a large park.
About Town Square Dubai
Town Square Dubai is a freehold master-planned community of townhouses and flats, built by Nshama. It is in Dubailand, between Emirates Road (E611) and Al Qudra Road (D63). Mudon is across Emirates Road, and Mira and Mira Oasis are across Al Qudra Road. Downtown Dubai is about 31 km away by road. It is one of the Dubailand communities in our Dubai area guides.
Whether you want to rent a flat in Town Square, buy a townhouse or simply know what life is like here, this Town Square area guide covers it: the clusters people search for, what homes really rent and sell for, the community centre and the park, the schools, and who it suits.
*This guide was last updated on 21 October 2026, using Dubai Land Department records up to 20 October 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.9130 to the British pound (XE mid-market rate); your bank's rate will differ.

Town Square Highlights
Here is the short version, from the homes and the park to the school and the drive out.
Town Square Townhouses and Apartments: Zahra, Hayat, Noor, Safi and Una
Town Square is split into clusters, and each cluster has its own name. People search for the cluster name, such as Hayat townhouses or Una apartments, more than for Town Square itself. There are two kinds:
- Townhouse clusters: Zahra, Hayat, Noor, Sama, Shams, Safi, Naseem, Reem and Maha. Almost every house has three or four bedrooms.
- Flat clusters: Zahra Apartments, Zahra Breeze, Hayat Boulevard, Una, Jenna, Warda, Rawda, Safi Apartments and Liva. They are blocks of flats, from studios to three bedrooms.
Nshama is still adding new blocks, such as Ayala on the Park, Haya on the Park and Alton, which are being sold off-plan.
Each card shows the middle figure for the last 12 months*: half the homes cost more, and half cost less. The rent is what new tenants paid.
Our pick for a family on a budget is Hayat. Its three-bedroom townhouses rent for about AED 140,000 a year, the lowest of any townhouse cluster, and Hayat is one of the biggest clusters, so houses come up for rent often. That is about AED 15,000 a year less than in Maha, Shams or Safi, for a house that is just as big.
For a flat, look at Una first. A one-bedroom flat there rents for about AED 56,000 a year, the lowest in Town Square. The flats are small, so check the size in square feet in each advert.

Rent in Town Square
Town Square has homes to rent at most budgets. A one-bedroom flat rents for about AED 60,300 a year ($16,400 · £12,300), and a three-bedroom townhouse for about AED 150,000 ($40,800 · £30,500). About two in three rent contracts here are for flats.

Apartments for rent in Town Square
Flats are the easiest homes to find here: about 940 were up for rent on Property Finder when this guide was last updated*. Many are in the blocks around Town Square Park.
Three-bedroom flats are the cheapest way to get three bedrooms in Town Square, at about AED 20,000 a year less than a three-bedroom townhouse. You give up the garden and the private parking space at the door.
Furnished and monthly lets exist, but most landlords want a yearly contract. About 240 furnished flats were advertised when this guide was last updated*.

Studios for rent in Town Square
Studios are the smallest homes here, and there are not many of them: only about 66 were advertised when this guide was last updated*. Most are in Liva, Una and Hayat Boulevard. Una has almost nothing but studios and one-bedroom flats.
Most new tenants paid between AED 36,000 and AED 49,000 a year in the last three months*.
See homes for rent: studios for rent in Town Square on Property Finder.
One- and two-bedroom flats for rent in Town Square
One- and two-bedroom flats are the most rented homes in Town Square. You can find one in almost every flat cluster, and about 800 were advertised when this guide was last updated*.
A one-bedroom flat here costs about AED 8,900 a year less than in JVC. The catch is the drive: JVC is closer to the Metro, Dubai Marina and the offices on Sheikh Zayed Road.
Ask about the renewal
A tenant who renews, which means one who already lives in the flat, paid about AED 4,400 a year less than a new tenant for a one-bedroom flat. So do not expect the rent the last tenant paid. Ask the landlord how many cheques they accept: one or two cheques can get you a lower rent.

Villas and townhouses for rent in Town Square
Every house in Town Square is a townhouse. Nshama did not build detached villas here, but adverts and land records often call the townhouses "villas". So if you search for a villa in Town Square, you will find these townhouses.
Most three-bedroom townhouses let for between AED 130,000 and AED 160,000 a year in the last three months. Hayat, Noor and Maha had the most lets. About 270 townhouses were up for rent when this guide was last updated.
If you are moving in, use the figures in the chart. A tenant who renews usually pays less: for a three-bedroom townhouse, the middle renewal was about AED 5,000 a year lower.
Ask what the rent includes
Before you sign for a townhouse, ask:
- Who pays for the garden and any shared pool.
- Whether the cluster has its own gym and pool, or you use the ones nearby.
- How many parking spaces come with the house.
See homes for rent:
- Property Finder: townhouses for rent in Town Square, three-bedroom, four-bedroom, listed as villas

Rooms, partitions and bed spaces in Town Square
Town Square is let almost entirely as whole flats and houses, and rooms are rare. For a room or a shared flat at a lower price, look in JVC or Motor City.
Property for Sale in Town Square
A ready one-bedroom flat in Town Square sells for about AED 862,000 ($234,700 · £175,400), and a three-bedroom townhouse for about AED 2.85 million ($776,500 · £580,400). A flat earns about 7.2% of its price in rent each year, above the Dubai flat average of 6.2%, and a townhouse about 5.3%. More than half the homes sold in the last 12 months* were off-plan, because Nshama is still building.
*This guide was last updated on 21 October 2026, using Dubai Land Department records up to 20 October 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.9130 to the British pound (XE mid-market rate, 21 October 2026); your bank's rate will differ.
Apartments for sale in Town Square

New flats bought off-plan cost more. A one-bedroom flat bought off-plan cost about AED 1.1 million in the last 12 months*, and a two-bedroom flat about AED 1.59 million. You pay for a newer block and a payment plan. Before you choose, read our guide to off-plan versus ready property in Dubai.
Ask the agent for:
- The last sales in the same block.
- The service charge for that block, a year.
- Whether the flat has a separate cooling bill.

Villas and townhouses for sale in Town Square

Restaurants in Town Square
Town Square has its own small food scene around the park and the flat blocks: enough for a family dinner, a coffee or a burger without leaving. For a mall food court or a big choice, you drive 15 to 20 km.
Good to know:
- A drink with dinner: Benny Mack's, a gastropub by Rawda, is licensed. We found no other licensed place inside Town Square.
- Fast food: KFC and Hardee's also have branches in Town Square.
- By the park: Caya has tables outside facing the lawn, which suits families with small children.
Town Square Community Centre and Town Square Park
The Town Square Community Centre is the shopping strip at Zahra Apartments, on the Al Qudra Road side. It is where most people do their daily shopping. Town Square Park is less than 1 km away, in the middle of the community. This is what the two give you:
The park is free to enter, but the kids' train, the carousel and the splash pad are paid. The rides open from late morning, so check the hours and prices before you go.
A new Central Park is being built next to Town Square Park.
Supermarkets, Clinics, Mosques and Gyms in Town Square
Daily basics are inside Town Square. For a hospital or a big mall, you drive about 15 km.
Supermarkets in Town Square: Spinneys and Carrefour
Town Square has two big supermarkets inside: Spinneys and Carrefour.
- Spinneys: in the Town Square Community Centre, at Zahra Apartments.
- Carrefour: a large store on Al Qudra Road, south-west of the park, near Una.

- Another mosque is just across Al Qudra Road, in Mira.
Gyms in Town Square
We found no large public gym inside Town Square, but there are residents' gyms and a class studio.
- Residents' gyms and pools: many flat blocks and townhouse clusters have their own, for residents only. Ask whether yours does before you sign.
- F45 Training: a group-class studio on Al Qudra Road, by Carrefour.
- Outdoor sport: a skate park, basketball courts and about 13 km of cycling trails.
Schools in Town Square
Dubai International Academy Town Square (DIA Town Square) is the school inside the community. It teaches the IB programme. It is new: it was set to open in August 2026 with Pre-K to Grade 8, adding a year group each year, and KHDA has not inspected it yet.
KHDA is the Dubai government office that inspects private schools. Its top ratings are Outstanding, Very good and Good.
| Where | School | Curriculum | KHDA rating |
|---|---|---|---|
| Inside Town Square | Dubai International Academy Town Square (Pre-K to Grade 8) | IB | Not inspected yet |
| Mira (about 5 km) | Dubai British School Mira (FS1 to Year 7) | British | Not inspected yet |
| The Sustainable City (about 6 km) | Fairgreen International School | IB | Good |
| Arabian Ranches (about 12 km) | Jumeirah English Speaking School (JESS) Arabian Ranches | British and IB | Outstanding |
| Damac Hills (about 13 km) | Jebel Ali School | British | Very good |
| Remraam (about 14 km) | South View School | British | Good |
Our advice: if your child is older than Grade 8, plan for a drive. The nearest school with a top rating is JESS Arabian Ranches, about 12 km away by road. You can find every school's fees on the KHDA school directory. To compare family areas on schools, safety, space and cost, read our guide to the best areas to live in Dubai for families.
Nurseries in Town Square
Cherry Tree Nursery has a licensed branch in Town Square, on Al Qudra Road. Other choices for young children:
- DIA Town Square: takes children from Pre-K.
- Dubai British School Mira: takes children from FS1, about 5 km away.
Getting Around Town Square
You get around Town Square by car. Two main roads run along its edges, and most trips start on one of them:
- Al Qudra Road (D63) runs along the north-east side. It takes you north to Arabian Ranches, Al Barsha South and, via Umm Suqeim Road, to Sheikh Zayed Road.
- Emirates Road (E611) runs along the north-west side. It goes towards Sharjah one way and Jebel Ali the other.
- Sheikh Mohammed Bin Zayed Road (E311) is about 4 km up Al Qudra Road, for Dubai International Airport and Sharjah.
These are distances, not times. At school and office hours, allow extra time.
Metro stations near Town Square
There is no Metro in Town Square: the nearest stations are about 20 km away by road.
- Mall of the Emirates: Red Line, about 20 km.
- Dubai Internet City: Red Line, about 22 km.
The Gold Line, due in 2032, will not come here. Buses are few, so check the RTA's S'hail app before you rely on one.
Parking in Town Square
Parking is easy for most homes.
- Townhouses: each has its own parking space at the house.
- Flats: each block has parking for residents. Ask how many spaces come with your flat.
- Visitors and shops: there is parking around the park and the community centre.
Is Town Square a Good Place to Live?
Town Square is a good place to live for families who want a townhouse with a park nearby at a lower rent, and who drive. It does not suit anyone who needs the Metro, a short drive to the office or an older child's school on the doorstep.
A three-bedroom townhouse here rents for about AED 41,000 a year less than in Mudon, just across Emirates Road. A one-bedroom flat rents for about AED 8,900 less than in JVC. The price you pay is distance: Downtown Dubai is about 31 km away.
The good
- Rents are low for a townhouse.
- Spinneys and Carrefour are inside.
- There is a big free park.
- Flats and houses at most budgets.
- Many shops and cafés on foot.
The not so good
- There is no Metro.
- Downtown is about 31 km away.
- The school inside is new.
- Building work is still going on.
- The nearest hospital is 15 km away.
Three bills to ask about before you sign:
- Chiller: we could not confirm which blocks pay a separate cooling bill. Ask the agent: "Is the air conditioning in the DEWA bill, or is there a separate chiller bill?"
- DEWA: you pay DEWA, the water and electricity bill, yourself. Ask to see last summer's bills.
- Service charges: owners pay a yearly charge to run the community. If you are buying, ask for the latest bill for that home, and read our guide to service charges in Dubai.
If you are buying to let, flats here earn more than the Dubai average, and townhouses do too. The main risk is new supply: Nshama is still launching blocks, so ready flats compete with new ones. To compare areas, read our guide to rental yield by area in Dubai. Before you make an offer, use our guide on how to check property value in Dubai.
