Dubai Sports City Area Guide: Rent, Studios, Restaurants and Schools
Dubai Sports City is a freehold district of flats and sports venues on Sheikh Mohammed Bin Zayed Road, with the Victory Heights villas beside The Els Club. A studio rents for about AED 40,500 a year ($11,000 or £8,300) and a one-bedroom flat for about AED 60,500 ($16,500 or £12,400). There is no Metro.
When the cricket stadium in Dubai Sports City was built, more than 350 floodlights were set around the rim of its round roof instead of on tall towers, so that players would cast no distracting shadows. Gulf News called it a "ring of fire". Since then the stadium has hosted World Cup and Champions Trophy finals. Around it stands a district of mid-rise towers with some of the lowest flat rents in this part of Dubai.
About Dubai Sports City
Dubai Sports City is a master-planned community built around sports venues, in the Dubailand district south of the city centre. It sits on the south side of Sheikh Mohammed Bin Zayed Road (E311), with Motor City to the east, Dubai Production City and Jumeirah Golf Estates to the west, and Jumeirah Village Circle across the main road. Downtown Dubai is about 25 km away by road.
Whether you want to rent in Dubai Sports City, buy there or simply understand what it is like, this Dubai Sports City area guide covers it: the buildings people search for, what flats and villas really rent and sell for, rooms and bed spaces, the cricket stadium and golf course next door, and the shops, schools and roads around it. To compare it with other parts of the city, see all our Dubai area guides.

The main way in is from Sheikh Mohammed Bin Zayed Road (E311), at the junction with Hessa Street. On official maps the area is called Al Hebiah 4.
The first map shows where Dubai Sports City is in Dubai.

The second is a map of Dubai Sports City itself, with its main buildings and venues.

Dubai Sports City Highlights
Here is what you will want to know first, from the homes and the sport to schools, shops and the drive out.
Popular Buildings in Dubai Sports City
A few building names come up again and again when people search. The biggest is Elite Sports Residence, a group of ten towers. The figures below are averages of real contracts and sales in each building in the last 12 months*.
Elite Sports Residence 1 to 10
About one home in three rented in Dubai Sports City is in Elite Sports Residence. Its ten towers hold mostly studios and one-bedroom flats. Triplanet International built them, and they were finished between 2012 and 2017. Here is what new tenants paid in each tower:
| Tower | Studio a year (contracts) | One bedroom a year (contracts) | All homes rented |
|---|---|---|---|
| Elite Sports Residence 1 | AED 40,000 (115) | AED 53,900 (80) | 215 |
| Elite Sports Residence 2 | AED 40,500 (150) | AED 57,500 (56) | 228 |
| Elite Sports Residence 3 | AED 38,600 (162) | AED 53,600 (78) | 268 |
| Elite Sports Residence 4 | AED 40,800 (149) | AED 57,000 (61) | 231 |
| Elite Sports Residence 5 | AED 40,700 (225) | AED 56,500 (90) | 329 |
| Elite Sports Residence 6 | AED 39,300 (218) | AED 55,600 (107) | 326 |
| Elite Sports Residence 7 | AED 40,400 (14, few) | AED 56,200 (61) | 98 |
| Elite Sports Residence 8 | AED 40,300 (192) | AED 56,400 (163) | 411 |
| Elite Sports Residence 9 | AED 39,700 (110) | AED 56,400 (133) | 269 |
| Elite Sports Residence 10 (two towers) | AED 40,600 (354) | AED 56,100 (263) | 715 |
The rent hardly changes from one tower to the next, so choose by the floor, the view and the state of the flat, not by the tower number. To buy, a studio here sold for about AED 463,000 on average and a one-bedroom flat for about AED 686,000.

Other buildings and Victory Heights
Each card shows a one-bedroom flat, or a four-bedroom villa in Victory Heights: the average rent new tenants paid and the average sale price. Grey cards have too few records to rely on.

Rent in Dubai Sports City
Most homes for rent in Dubai Sports City are flats, and the studio is the most rented home. A studio rents for about AED 40,500 a year ($11,000 · £8,300). Bigger flats cost more, and the villas in Victory Heights cost the most.
*This guide was last updated on 16 October 2026, using Dubai Land Department records up to 15 October 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.8733 to the British pound (XE mid-market rate, 15 October 2026); your bank's rate will differ.
Apartments for rent in Dubai Sports City
There is plenty of choice: 1,331 flats were advertised on Property Finder when this guide was last updated*. The older towers, such as Elite Sports Residence, are the cheapest. Newer ones, such as Hera Tower, cost more.
Furnished and monthly rentals are easy to find. About 563 furnished flats were advertised, and 45 flats were offered by the month. A monthly let usually costs more, so ask for the total for your stay, including DEWA and internet.

Studios for rent in Dubai Sports City
A studio in Dubai Sports City costs less to rent than in nearby Arjan or Motor City. It is the most rented home here, and 444 were advertised on Property Finder when this guide was last updated*. Studios vary in size, so ask for the size in square feet before you compare rents.

One- and two-bedroom flats for rent in Dubai Sports City
There were 542 one-bedroom and 327 two-bedroom flats advertised on Property Finder when this guide was last updated*, so you can compare.
If you are moving in, use the figures in the chart. A tenant who renews usually pays less than a new one: about AED 12,000 a year less for a two-bedroom flat. So do not expect the rent the last tenant paid.
Before you sign, ask:
- How many cheques the landlord accepts. One or two cheques can get you a lower rent.
- Whether there is a separate chiller (cooling) bill. It depends on the building.

- Property Finder: one-bedroom flats, two-bedroom flats
Villas and townhouses for rent in Dubai Sports City
Almost all the villas for rent are in Victory Heights. A few are in two small groups, Bloomingdale and Prime Villas. Five-bedroom villas cost about twice as much as four-bedroom ones, because many are much bigger houses. The records count townhouses as villas, so there is no separate townhouse figure.

Rooms, partitions and bed spaces in Dubai Sports City
Yes, you can find a bed space in Dubai Sports City, but only a handful. A bed space is a bed in a room you share with other people. When this guide was last updated*, Dubizzle had 22 room adverts here, and most bed spaces asked between AED 1,250 and AED 2,000 a month. Several adverts were for women only or men only.
Sharing a home is also regulated. Dubai's shared housing law, Law No. 4 of 2026, came into force on 8 September 2026. Its four main rules:
- Permit first: a home can only be used for shared housing with a permit from Dubai Municipality.
- Approved areas only: more than 44 so far, such as Al Barsha 1, Al Rigga and Al Warqa 1.
- No subletting: a tenant may not sublet any part of the home.
- Fines: AED 500 to AED 500,000, doubled for a repeat within a year.
Dubai Sports City is not among the example areas the Municipality has named. So before you pay for a bed space, ask whether the flat has a shared housing permit and whether the landlord agrees. If not, a room on your own contract is the safer choice.

Property for Sale in Dubai Sports City
A studio in Dubai Sports City sells for about AED 595,000 ($162,000 · £122,000), and a one-bedroom flat for about AED 896,000. A flat earns about 8.1% of its price in rent each year, against 6.1% for flats across Dubai. A little over half the homes sold in the last three months* were already built; the rest were flats in new towers still going up.
Apartments for sale in Dubai Sports City
A ready flat costs much less than a new one. The chart shows flats that were already built when they sold. A one-bedroom flat bought off-plan in a new tower sold for about AED 1.13 million ($306,000 · £231,000) in the last three months, so compare both before you decide. 420 studios were advertised for sale on Property Finder when this guide was last updated.
An unfinished flat earns no rent
You pay instalments until the handover and get no rent until then. Ask for the handover date in writing and check the project's escrow account.
See homes for sale:
- Property Finder: apartments for sale in Dubai Sports City, studios for sale

Villas and townhouses for sale in Dubai Sports City
Nearly every villa sold here is in Victory Heights, and all were already built. A villa there earns about 4.4% of its price in rent each year, close to the Dubai villa average of 4.2%. Price follows size: the average five-bedroom villa sold was about 7,700 sq ft, against about 3,400 sq ft for a four-bedroom one.
Only 91 villas were advertised for sale on Property Finder when this guide was last updated*. So ask for the last sales in the same village before you make an offer.

Restaurants in Dubai Sports City
Dubai Sports City has a handful of places to eat: on the Canal Residence West promenade, in the Sports Village and at The Els Club. It is enough for a quick dinner, a takeaway or a drink after sport. For a big choice, you drive a few minutes to Motor City or City Centre Me'aisem.
Good to know:
- Late at night: Raising Cane's opens until 4 am. Check the hours on its map listing before you go.
- A drink with dinner: Big Easy Bar & Grill at The Els Club has a wine list, and Kickers in the Sports Village is a sports bar with happy-hour deals.
- Non-golfers welcome: you do not need to play golf to eat at The Els Club.
Dubai International Cricket Stadium, The Els Club and ICC Academy
For residents, these venues mean sport a short walk away, and a few evenings a year of heavy traffic. The International Cricket Council (ICC), which runs world cricket, has its headquarters here.
Dubai International Cricket Stadium
The stadium seats 25,000 people. On a big match day, the roads around Sports City fill up. When India played Pakistan in September 2025, traffic was expected to be heavy from 4 pm for a 6.30 pm start, and again after the match ended at 10 pm. For India's Champions Trophy games in 2025, fans were asked to park at a Metro station and take a free shuttle bus from Jumeirah Golf Estates station.
Plan your drive on a big match day
Watch for RTA traffic alerts before a big India or Pakistan match. Leave before mid-afternoon or come home late, and use Umm Suqeim Street instead of Hessa Street, as the RTA advised in 2025.
ICC Academy
The ICC Academy, next to the ICC headquarters, is open to the public. It runs coaching for children from the age of 4 and for adults, and you can hire its nets or an oval. Prices are not on its website, so ask when you book.
The Els Club
The Els Club is the golf course that Victory Heights is built around. Visitors can book a tee time online without a handicap certificate, and its two restaurants are open to non-golfers too.
ISD Dubai Sports City
ISD is the sports complex in the Sports Village, not a school. The letters stand for Inspiratus Sports District, after the company that took over the sports facilities in 2020. You can book its football pitches, padel and tennis courts and running track. The football academy people search for now runs with the Fundación Real Madrid.

Schools in Dubai Sports City
For a British school, Dubai Sports City is very well placed. Five schools are inside the area, and Victory Heights Primary School is rated Outstanding. There is no Indian school inside; the nearest are in Jumeirah Village Circle and Al Barsha South.
KHDA, the Dubai government office that inspects private schools, rates each one. Its top ratings are Outstanding, Very good and Good. A new school has no rating until it has been inspected.
| Where | School | Curriculum | KHDA rating |
|---|---|---|---|
| Inside, Victory Heights | Victory Heights Primary School (to Year 6) | British | Outstanding |
| Inside | Royal Grammar School Guildford Dubai (to Year 10 for now) | British | Very good |

- The Wonder Years Early Childhood Centre: near Victory Heights. It also follows the British Early Years Foundation Stage.
- Idea Early Learning Center.
- Savvy Juniors Early Childhood Center.
Ask each one which ages it takes and whether it has places.
Getting Around Dubai Sports City
Most people here get around by car, and most trips start on one of these roads:
- Sheikh Mohammed Bin Zayed Road (E311) runs along the north side, north-east towards Sharjah and south-west towards Jebel Ali and Abu Dhabi.
- Hessa Street (D61) meets the E311 at Sports City and runs north to Al Barsha and the Sheikh Zayed Road.
- Al Khail Road (E44) is at the other edge of the area. It is the other fast road north, towards Business Bay and Downtown Dubai.
These are distances along the roads, not times. At rush hour and on big match days, allow more time.
Metro stations near Dubai Sports City
There is no Metro in Dubai Sports City: the nearest stations are about 12 km away by road. Your options:
- Dubai Internet City and Jumeirah Golf Estates: the nearest stations, both on the Red Line.
- Bus F37: to Mall of the Emirates Metro station.
- Bus F38: to Jumeirah Golf Estates Metro station.
The Gold Line, due in 2032, will end at Jumeirah Golf Estates and does not stop in Sports City. Check bus routes in the RTA's S'hail app before you rely on them.
Parking in Dubai Sports City
Ask how many parking spaces come with your home before you sign. A two-bedroom flat may still have only one.
Is Dubai Sports City a Good Place to Live?
Dubai Sports City is a good place to live if you want a cheap studio or one-bedroom flat with sport on your doorstep, and you drive. It does not suit anyone who needs a Metro station or a lively restaurant street.
A one-bedroom flat here rents for about the same as in Dubai Production City. It costs about AED 6,000 a year less than in Arjan and about AED 18,000 less than in Motor City.
The good
- One-bedroom flats rent for less than in JVC, JVT, Arjan or Motor City.
- There is a lot of choice of flats to rent.
- The cricket stadium, a golf course and football and padel pitches are a walk away.
- Victory Heights Primary, rated Outstanding, and two other rated schools are inside.
- Supermarkets, two clinics and a big gym are inside the area.
The not so good
- There is no Metro, so you need a car or the bus.
- There is no hospital inside the area.
- New towers are still being built.
- Big matches at the stadium bring crowds and traffic.
- There are few restaurants inside; for a night out you drive to a mall.
Three bills to ask about before you sign:
- Chiller: we could not confirm which buildings have a separate cooling bill. Ask: "Is the air conditioning included in the DEWA bill, or is there a separate chiller bill?"
- DEWA: you pay DEWA, the water and electricity bill, yourself. Ask to see last summer's bills.
- Service charges: if you are buying, ask the seller for the latest service charge bill for that flat, and read our guide to service charges in Dubai.
If you are buying, the main risk is new supply: almost half of recent sales were in towers still being built, and when they are handed over, more flats will compete for tenants. To compare areas, read our guide to rental yield by area in Dubai. Before you make an offer, use our guide on how to check property value in Dubai.
