City Walk Dubai Area Guide (2026): Buildings, Rent, Mall and Parking
City Walk Dubai is Meraas's outdoor district of shops, cafés and low-rise flats on Al Wasl Road, home to Coca-Cola Arena. A one-bedroom flat rents for about AED 137,600 a year ($37,500 · £28,200) and a built one sells for about AED 2.44 million ($663,800 · £499,900).
City Walk Dubai, by Meraas on Al Wasl Road, is also an open-air art gallery. In 2016 street artists such as Ron English, Blek le Rat and Nick Walker painted murals on its walls, and the art is still there. Today City Walk is a district of outdoor shopping streets, restaurants and low-rise flats, with Coca-Cola Arena at one end.
About City Walk Dubai
City Walk is a mixed district of shops, restaurants, homes and hotels in Al Wasl, in central Dubai. It sits where Al Wasl Road meets Al Safa Street, between Jumeirah 1 and Downtown Dubai. The Dubai Mall is about 2.7 km away by road. Meraas, part of Dubai Holding, built it and still develops it. For other parts of the city, see all our Dubai area guides.
The streets are built for walking: shops and cafés at ground level, flats in the low buildings around them, and big attractions such as Coca-Cola Arena, Roxy Cinemas and The Green Planet. Every home here is a flat, and there are no studios.
Whether you want to rent a flat in City Walk, buy one or simply know what living here is like, this City Walk area guide covers it: the buildings and Central Park, what flats really rent and sell for, the shops and restaurants, Coca-Cola Arena, the nearest Metro and how parking works.
*This guide was last updated on 28 October 2026, using Dubai Land Department records up to 28 October 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.8771 to the British pound (XE mid-market rate); your bank's rate will differ.

City Walk Highlights
Here is the short version, from the flats and the shops to the Metro and the parking.
City Walk Buildings and Central Park
City Walk homes come in five projects, all by Meraas. Two are built and lived in: City Walk Residential, the original numbered buildings, and Central Park. Three are still being built: Crestlane, Northline and Verve. Each card shows what new tenants paid for a one-bedroom flat in the last 12 months*, and what one sold for.
City Walk Residential is 34 low-rise blocks, numbered from Building 1 to Building 25. Some numbers have two halves, such as 3A and 3B, which is why there are more blocks than numbers. People search for them by number, so here is what new tenants paid in the buildings people look up most:
| Building | One bedroom a year | Two bedrooms a year |
|---|---|---|
| Building 1 | Too few contracts | AED 262,700 (14) |
| Building 5 | AED 175,700 (9) | AED 264,000 (12) |
| Building 7 | AED 145,800 (7) | AED 246,300 (12) |
| Building 9 | AED 164,800 (11) | AED 285,000 (9) |
| Building 10 | AED 165,000 (18) | AED 223,600 (19) |
| Building 14 | AED 155,900 (10) | AED 296,000 (25) |
| Building 16 | AED 184,000 (8) | AED 255,600 (16) |
| Building 19 | AED 160,400 (13) | AED 275,000 (11) |
| Building 22 | Too few contracts | AED 275,000 (18) |
The number in brackets is how many rent contracts the building had in the last 12 months*. Each is small, so use the figure as a rough guide and compare it with recent contracts for the same building before you agree a rent.
Our pick for value is Central Park. A one-bedroom flat there rented for about AED 32,200 a year less than in City Walk Residential, and the buildings are newer, set around a private park. Part of the gap comes from new buildings letting for the first time, so it may close as they fill. If you want to be in the middle of the shops and restaurants, choose City Walk Residential.

Rent in City Walk
Every home for rent in City Walk is a flat, and almost four in five are one- or two-bedroom flats. A one-bedroom flat rents for about AED 137,600 a year ($37,500 · £28,200), and a two-bedroom flat for about AED 233,500. There are no studios.
*This guide was last updated on 28 October 2026, using Dubai Land Department records up to 28 October 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.8771 to the British pound (XE mid-market rate, 28 October 2026); your bank's rate will differ.
Apartments for rent in City Walk
About 1,000 flats were up for rent when this guide was last updated*. Most landlords want a yearly contract and the rent in a few cheques, so ask how many cheques they take before you agree a price.

Furnished apartments in City Walk
About one flat in five advertised in City Walk is furnished: 217 of about 1,000 when this guide was last updated*. A furnished flat on a monthly contract costs much more than a yearly lease, so take one only for a short stay. Before you sign, check the list of what stays in the flat, and photograph it on the day you move in.
- Property Finder: furnished apartments for rent in City Walk
Studios for rent in City Walk
City Walk has no studios: every flat has at least one bedroom. For a studio close by, look at Business Bay or Downtown Dubai.
One- and two-bedroom flats for rent in City Walk
A one-bedroom flat is the cheapest way to live in City Walk, and Central Park is the cheapest place to rent one (see the cards above). About 430 one-bedroom and 400 two-bedroom flats were up for rent when this guide was last updated*.
Do not take last year's rent as the starting price. On average, tenants who renewed a one-bedroom flat paid about AED 156,900 a year, about AED 19,300 more than new tenants paid. Ask the agent what new tenants paid in the same building in the last few months.
Ask about the cooling bill
In many Dubai buildings the air conditioning is billed apart from DEWA. Ask the agent: "Is the air conditioning in the DEWA bill, or is there a separate chiller bill?" Then get the answer in the contract.

Villas and townhouses for rent in City Walk
City Walk has no villas or townhouses to rent: every home is a flat. For a house nearby, look at the villa streets of Al Wasl and Jumeirah 1, across Al Wasl Road.
Rooms, partitions and bed spaces in City Walk
City Walk has no studios and we found no reliable count of room or bed-space adverts here. Sharing a flat in Dubai now needs a Dubai Municipality permit (Law No. 4 of 2026), so ask to see it before you pay; for cheaper rooms, look at Discovery Gardens or JLT.
Property for Sale in City Walk
A built one-bedroom flat in City Walk sells for about AED 2.44 million ($663,800 · £499,900), and a built two-bedroom flat for about AED 4.32 million. A flat here earns about 5.5% of its price in rent each year, before costs, against 6.2% for flats across Dubai. Only about a third of the homes sold in the last 12 months* were already built; the rest were off-plan, most of them in Crestlane.
Apartments for sale in City Walk
Price per sq ft is the price divided by the size of the home, so you can compare homes of different sizes. About 860 flats were for sale when this guide was last updated. In the last 12 months 731 homes were sold in City Walk, so you can check what flats in the same building sold for before you make an offer.
Off-plan flats here cost more than built ones
In the last 12 months* an off-plan one-bedroom flat in City Walk sold for about AED 2.70 million ($735,200 · £553,600) on average, against about AED 2.44 million for one that was already built. In Crestlane the average was about AED 2.81 million, and Meraas has not given an official handover date. Check the handover date in your contract before you pay.
Before you buy, ask the seller for the latest service charge bill, and read our guide to service charges in Dubai to see what a fair charge looks like. To weigh a new flat against a built one, read off-plan vs ready property in Dubai.

Villas and townhouses for sale in City Walk
There are no villas in City Walk. The only townhouses are four-bedroom homes in Central Park Plaza, which is still being built and due in the third quarter of 2027.
City Walk Mall, Shops and Restaurants
City Walk is not one building: it is a set of open-air streets with shops at ground level, a little like a town centre. People call it City Walk mall, but you walk between the shops outside. This is what you find there:
The Green Planet is an indoor rainforest. It is open every day from 10 am to 6 pm, and you buy a ticket to go in. Roxy Cinemas has a cinema with Platinum Lounge seats.
Shops open at 10 am and close at about 11 pm on weekdays and midnight at weekends. City Walk's own website gives slightly different hours on different pages, so check before a late visit.
Restaurants in City Walk
City Walk is one of the easiest places in central Dubai to eat out on foot, from a coffee to a steak dinner. The only place you can have a drink with your meal is C2, the licensed district.
Good to know:
- A drink with dinner: only the restaurants and bars in C2 are licensed.
- Late at night: City Walk's own pages say restaurants stay open until midnight on weekdays and 1 am at weekends in some places, and an hour earlier in others. Check the restaurant before you go late.
- Pets: dogs and other pets are not allowed in City Walk's streets.
- Places change often: check that a restaurant is still open before you go.
Coca-Cola Arena
Coca-Cola Arena is Dubai's big indoor arena for concerts, comedy and sport, and it stands inside City Walk. It opened in 2019, and Dubai Holding owns it.
If you live nearby, this is what event nights mean for you:
- Traffic: the roads around City Walk get busy before and after a big show.
- Parking: the arena has its own paid car parks. Prices are higher on event days, and spaces run out, so check the arena's website before you drive.
- Metro: Burj Khalifa/Dubai Mall station is about 0.9 km on foot from the arena.
For shows and tickets, see the arena's own website and our events pages.
Supermarkets, Clinics, Mosques and Gyms in City Walk
City Walk has small food shops, clinics and a gym. For a big weekly shop or a hospital, you drive a few minutes.
Supermarkets in City Walk
City Walk has small supermarkets, not a big one.
- Géant Express: The Boulevard.
- All Day Mini Mart: The Hub, near Roxy Cinemas.
Clinics in City Walk
Valiant Clinic & Hospital is the main medical centre in City Walk, on 13th Street in The Boulevard part. Other places inside City Walk:
- Aspris Wellbeing Centre: mental health care.
- Marina Pharmacy: The Boulevard.
The nearest hospital with a 24-hour emergency department is Iranian Hospital, on Al Wasl Road, about 2.6 km away in a straight line.
Mosques in City Walk
City Walk Mosque stands inside City Walk, in its south-east part, towards Coca-Cola Arena. City Walk also has prayer rooms. Several more mosques are a short walk away in Al Wasl and Al Safa.
Gyms in City Walk
Fitness Zone, in The Plaza part of City Walk, is a full gym of just under 1,000 square metres. Ask your building whether it has its own gym and pool for residents too.
Schools Near City Walk
There is no school inside City Walk, but there are good schools within about 4.5 km, in Jumeirah 1, Al Wasl and Al Safa. Most children go by car or school bus.
KHDA is the Dubai government office that inspects private schools. Its top ratings are Outstanding, Very good and Good. The ratings below are from KHDA's latest inspections, in 2023-24.
| Where | School | Curriculum | KHDA rating |
|---|---|---|---|
| Jumeira 1 (about 0.8 km) | Al Shurooq Private School | UAE Ministry of Education | Good |
| Jumeira 1 (about 1.1 km) | Jumeira Baccalaureate School | IB | Very good |
| Al Wasl (about 2 km) | JSS Private School | Indian | Very good |
| Al Wasl (about 2.4 km) | Horizons English School | British | Outstanding |
| Al Safa 1 (about 3.7 km) | Jumeirah English Speaking School | British | Outstanding |
| Al Safa 1 (about 4 km) | Safa British School | British | Very good |
| Jumeira 3 (about 4.3 km) | GEMS Jumeira Primary School | British | Outstanding |
| Al Safa 1 (about 4.4 km) | Jumeirah College | British | Outstanding |
The distances are in a straight line from the middle of City Walk; by road it is further. Every school's fees are on the KHDA school directory. To compare family areas on schools, safety, space and cost, read our guide to the best areas to live in Dubai for families.
Nurseries in City Walk
Honey Bee Nursery is inside City Walk, on Al Mustaqbal Street. It takes children from four months to four years and follows the British early years curriculum. Ask the nursery which ages have places this year.
Getting Around City Walk
City Walk is easiest by car or taxi; the Metro is a walk or a short ride away. The main roads:
- Al Safa Street takes you to Sheikh Zayed Road, for Downtown Dubai and Business Bay one way and Al Quoz and Dubai Marina the other.
- Al Wasl Road runs along the west side, north to Al Satwa and south through Jumeirah and Umm Suqeim.
These are distances, not times. On event nights at Coca-Cola Arena the roads around City Walk get busy, so allow extra time.
Metro stations near City Walk
There is no Metro station in City Walk. The nearest is Burj Khalifa/Dubai Mall, on the Red Line, about 1.7 km on foot from the middle of City Walk. That is about 23 minutes' walk, so many people take a taxi for the last part. The next nearest stations:
- Financial Centre: about 2.1 km on foot.
- Business Bay: about 2.8 km on foot.
Burj Khalifa/Dubai Mall station is being made bigger. The station is open, but its bus and taxi road is closed until the end of 2026, with a drop-off area near Exit 1 instead.
The planned Gold Line will serve the City Walk area. The Dubai government approved it on 22 April 2026, and it is due to open on 9 September 2032. The exact station position has not been published.
Buses: bus route 7 (Al Satwa to Al Quoz) stops at City Walk, at the stops City Walk 1 and City Walk 2. Check the RTA's S'hail app before you rely on a bus.
Parking at City Walk
In City Walk's main car park, the first hour is free, then you pay AED 5 an hour. Parkin, Dubai's parking company, has run it since July 2026. There are no barriers: cameras read your number plate.
How it works:
- How to pay: from your Parkin wallet. Without one, you get a payment link by text message, or you pay by QR code, and then have 15 minutes to leave.
- The Boulevard car park: the first 30 minutes are free, then AED 20 an hour, paid through Salik. Spend AED 50 at a shop or restaurant there and the first three hours are free.
- Validation: some places, such as Roxy Cinemas and The Green Planet, can validate your parking. Ask when you pay.
- Sundays: City Walk's own parking rules do not mention a free day, so expect to pay after the free time on any day.
- At home: ask the landlord how many parking spaces come with the flat, and get it in the contract.
Is City Walk a Good Place to Live?
Yes, if you want a flat in the middle of Dubai where shops, restaurants, a cinema and an arena are on your doorstep, and you can pay for it. It is not the right place if you want a studio, a villa, a Metro station at the door or a cheap rent.
City Walk is one of the dearer places to rent a flat in Dubai. A one-bedroom flat here costs about AED 42,100 a year more than the AED 95,500 in our Dubai Marina guide, and about AED 51,500 more than in JLT. What you pay for is the location: central, low-rise and walkable, with Downtown Dubai about 2.7 km away.
The good
- Central, between Jumeirah and Downtown.
- Shops and restaurants on foot.
- Low-rise, walkable streets.
- Arena, cinema and rainforest.
- Freehold, with Central Park cheaper.
The not so good
- High rents for the size.
- No Metro station inside.
- No studios or villas.
- Busy on event nights.
- Pets not allowed in the streets.
Three bills to ask about before you sign:
- Chiller: Empower, Dubai's district cooling company, supplies the newer phases. For older buildings we could not confirm how cooling is billed, so ask the agent.
- DEWA: you pay DEWA, the water and electricity bill, yourself. Ask to see last summer's bills for the flat.
- Service charges: owners pay a yearly charge to run the building and the community. If you are buying, ask the seller for the latest bill.
If you are buying, the yield here is below the Dubai average for flats, so City Walk suits people who want to live here or hold a central flat for the long term more than those chasing rent. Most sales now are off-plan, so check the handover date and the payment plan. To compare areas, read our guide to rental yield by area in Dubai. Before you make an offer, use our guide on how to check property value in Dubai.
