Downtown Dubai Area Guide (2026): Towers, Rent, Dubai Mall and Metro
Downtown Dubai is Emaar's district of towers around Burj Khalifa and The Dubai Mall, beside Sheikh Zayed Road. A one-bedroom flat rents for about AED 117,000 a year ($31,900 · £24,000) and sells for about AED 2.4 million ($654,000 · £492,400). It has its own Metro station.
About 900 homes are inside Burj Khalifa, the tallest building in the world, on floors 19 to 108. The neighbourhood around them is Downtown Dubai: Emaar's district of towers around Burj Khalifa, The Dubai Mall and the lake where the Dubai Fountain dances every evening. It was first sold as Downtown Burj Dubai, and today it is one of the busiest and most expensive places to rent a flat in the city.
About Downtown Dubai
Downtown Dubai is a freehold district of high-rise flats, planned and built by Emaar on about 500 acres. It sits beside Sheikh Zayed Road (E11), in the middle of the city. Its neighbours are Business Bay to the south, DIFC to the north, Al Wasl and City Walk across Sheikh Zayed Road, and Za'abeel across Financial Centre Road. Dubai International Airport is about 17 km away by road. For other parts of the city, see all our Dubai area guides.
If you are thinking of renting, buying or living in Downtown Dubai, this Downtown Dubai area guide gives you what you need to decide: the towers people ask about, what flats really rent and sell for, The Dubai Mall and the Boulevard as daily life, the Metro station, parking, schools nearby, and who the area suits.
*This guide was last updated on 28 October 2026, using Dubai Land Department records up to 26 October 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.8771 to the British pound (XE mid-market rate); your bank's rate will differ.
Downtown Dubai Location and Map
Downtown Dubai is a loop of towers around Burj Khalifa and Burj Lake. A ring road, Sheikh Mohammed bin Rashid Boulevard, runs round the inside, and main roads and other districts sit on every side:
- West: Sheikh Zayed Road, with the Metro on it, and Al Wasl and City Walk across it.
- North: DIFC, the financial district.
- East: Financial Centre Road, with Za'abeel across it.
- South: Business Bay and the Dubai Canal.
By road, from Burj Lake in the middle of Downtown, it is about:
- 2.4 km to DIFC.
- 15.4 km to Mall of the Emirates.
- 16.8 km to Dubai International Airport.
- 21.7 km to Dubai Marina.
The first map shows where Downtown Dubai is in Dubai.

The second shows Downtown close up, with Burj Khalifa, The Dubai Mall, the Fountain, Dubai Opera, the Metro station, a clinic, a mosque and a nursery.

Downtown Dubai Highlights
Here is the short version, from the towers and the mall to the Metro and the schools.
Downtown Dubai Towers and Residences
In Downtown Dubai, people search for the tower, not the street. The cards below show the towers people look for most. Each card gives two figures for the same size of flat, so you can compare like with like: what new tenants paid a year, and what flats sold for, both in the last 12 months*.
Most cards show a one-bedroom flat, the home rented most here. Address Residences Dubai Opera and Opera Grand let more two-bedroom flats, so their cards show two bedrooms.
Our pick for value is Burj Views. A one-bedroom flat there rents for about AED 101,900 a year, about AED 15,000 less than the Downtown average, and there is a Carrefour on the podium. The Lofts, Burj Royale and 29 Boulevard are close behind, at AED 105,300 to AED 107,600.
If you want a view of the Fountain and can pay more, look at the towers round the lake and in the Opera District. A one-bedroom flat in Burj Khalifa costs about AED 70,000 a year more than the Downtown average.
Two Address towers are not on the cards. Address Sky View and Address Residence Fountain Views are serviced flats in hotel towers, and their records do not give the number of bedrooms, so they cannot be compared like with like.
*This guide was last updated on 28 October 2026, using Dubai Land Department records up to 26 October 2026.
Rent in Downtown Dubai
Every home for rent in Downtown Dubai is a flat. A one-bedroom flat, the most common home, rents for about AED 117,000 a year ($31,900 · £24,000). A studio costs less, and two- and three-bedroom flats cost much more. There are no villas, and very few rooms.
*This guide was last updated on 28 October 2026, using Dubai Land Department records up to 26 October 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.8771 to the British pound (XE mid-market rate, 28 October 2026); your bank's rate will differ.
Apartments for rent in Downtown Dubai
There is a lot of choice: about 7,000 flats were up for rent when this guide was last updated*. Most landlords want the year's rent in a few cheques. Ask how many cheques they accept before you agree a price, because paying in one or two cheques can get you a lower rent.
Two in three adverts are for furnished flats. About 600 flats were offered by the month. A monthly flat costs far more than a yearly lease, so take one only for a short stay. There are also about 90 penthouses for rent, at the top of the taller towers.

Studios for rent in Downtown Dubai
Studios are scarce here: fewer than one flat in ten rented is a studio. Most of the newer towers, such as Burj Royale, Grande and Act One Act Two, have none. About 340 studios were up for rent when this guide was last updated*.
Most new studio contracts in the latest records were between AED 52,000 and AED 100,000 a year. For the lowest rent, look at Burj Al Nujoom, Claren Towers and 8 Boulevard Walk.
Ask about the cooling bill
Towers do not all bill the air conditioning the same way. Ask the agent: "Is the air conditioning in the DEWA bill, or is there a separate chiller bill?" Then get the answer in the contract.

One- and two-bedroom flats for rent in Downtown Dubai
Four flats in five rented here have one or two bedrooms. Rents depend a lot on the tower and the view. In the latest records, most new one-bedroom contracts were between AED 85,000 and AED 150,000 a year, and most two-bedroom contracts between AED 125,000 and AED 240,000. A view of Burj Khalifa or the Fountain, a high floor and a newer tower all push the rent up.
About 2,400 one-bedroom and 2,760 two-bedroom flats were up for rent when this guide was last updated*. Compare the same size in two or three towers on the cards above before you choose.
The three-bedroom figure uses the last three months, because one record in the last 12 months says a three-bedroom flat in Burj Crown was let for AED 195 million, which is clearly a typing mistake. Four-bedroom flats are rare: 76 were let in the last 12 months, mostly in IL Primo, Burj Khalifa and Opera Grand, and most for between AED 600,000 and AED 3 million a year.
Ask about parking before you sign
Not every flat comes with a parking space, and visitors cannot always park in the tower. Ask the agent how many spaces come with the flat and where your guests can park.

Villas and townhouses for rent in Downtown Dubai
Downtown Dubai has no villas. A few towers, such as Opera Grand, have townhouses at their base, but none was let in the last 12 months*. For a house a short drive away, look at Al Wasl, Jumeirah or Dubai Hills Estate.
Rooms, partitions and bed spaces in Downtown Dubai
Rooms and bed spaces are rare in Downtown Dubai, and sharing a flat is legal only with a shared housing permit from Dubai Municipality. For a room close by, look in Business Bay.
*This guide was last updated on 28 October 2026, using Dubai Land Department records up to 26 October 2026.
Property for Sale in Downtown Dubai
A one-bedroom flat in Downtown Dubai sells for about AED 2.4 million ($654,000 · £492,400), and a two-bedroom flat for about AED 4.14 million. A flat here earns about 4.9% of its price in rent each year, before costs, below the Dubai flat average of 6.2%. About two in three homes sold in the last 12 months* were already built.
*This guide was last updated on 28 October 2026, using Dubai Land Department records up to 27 October 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.8771 to the British pound (XE mid-market rate, 28 October 2026); your bank's rate will differ.
Apartments for sale in Downtown Dubai
Price per sq ft is the price divided by the size of the home, so you can compare homes of different sizes. About 4,270 flats were for sale when this guide was last updated, 322 of them studios. In the last 12 months about 2,560 homes were sold here, so you can check what flats in the same tower sold for before you make an offer.
Studios cost more per sq ft than bigger flats here, because many of the studios sold were in new branded towers bought off-plan. Four-bedroom flats are a different market: 64 sold in the last 12 months*, at about AED 28.4 million on average.
Off-plan: 859 of the 2,560 homes sold in the last 12 months* were not built yet, about one in three. Most were in new towers such as Binghatti Skyblade, The St. Regis Residences, Inaura Hotels and Residences, W Residences Downtown, Mercedes-Benz Places by Binghatti and Fairmont Residences Solara Tower. Read our guide to off-plan or ready property in Dubai before you choose.
Ask for the service charge before you offer
Towers with pools, gyms, concierges and bridges to the mall cost a lot to run, and the owner pays for it every year. Before you buy, ask the seller for the latest service charge bill for that flat. Read our guide to service charges in Dubai to see what a fair charge looks like.
See homes for sale:

Burj Khalifa residences
You can rent or buy a flat in Burj Khalifa like any other flat in Downtown. Emaar calls the homes The Residence. They are on levels 19 to 108, and the Armani Residences, run with the Armani Hotel, are lower down, on levels 9 to 16. Residents have their own lobby, and sky lobbies with pools on levels 43 and 76.
In the last 12 months, a two-bedroom flat in Burj Khalifa sold for about AED 5.98 million on average and rented for about AED 321,900 a year. When this guide was last updated, about 285 homes in the tower were for sale and 224 for rent.

Villas and townhouses for sale in Downtown Dubai
There are no villas to buy in Downtown Dubai, and no villa or townhouse was sold here in the last 12 months*. For a house a short drive away, look at Al Wasl, Jumeirah or Dubai Hills Estate.
Restaurants in Downtown Dubai
Downtown Dubai is full of places to eat, from a coffee in the mall to a dinner facing the Fountain. Most of the best tables are in the hotels round the lake, in Souk Al Bahar and in the Opera District, and DIFC and City Walk are a few minutes away.
Good to know:
- A drink with dinner: Cetara, Urla, Neos, Thiptara, Time Out Market, Karma Kafé, Jamavar, MiMi Mei Fair and TATEL serve alcohol. Treat the restaurants inside The Dubai Mall as alcohol-free.
- Late at night: Urla and the Neos sky bar stay open until 3 am (Neos is closed on Mondays), and the Moon Bar at MiMi Mei Fair until 2 am. Check the hours before you go.
- Facing the Fountain: Thiptara and Urla have terraces on the lake.
- Nearby: for more choice, try DIFC, City Walk or Bay Avenue in Business Bay.
The Dubai Mall
The Dubai Mall is Downtown's shopping centre and, for people who live here, its corner shop too. It opened in 2008 and has more than 1,200 shops. Residents use it for the supermarket, the clinic, the pharmacy and the covered walk to the Metro. This is what it gives you:
Opening hours:
- Shops: 10 am to 11 pm from Monday to Thursday, and to midnight from Friday to Sunday.
- Restaurants and cafés: to midnight from Monday to Thursday, and to 1 am from Friday to Sunday.
Parking at the mall:
- Free time: the first four hours from Monday to Thursday, and the first six hours from Friday to Sunday.
- How you pay after that: the fee comes off your Salik account by number plate, so you need an active Salik tag. It rises the longer you stay.
- Paid car parks: Grand, Cinema and Fashion. The Zabeel and Fountain Views car parks are free.
The Dubai Mall Metro Link is an air-conditioned walkway of about 820 m, with moving walkways, from Burj Khalifa/Dubai Mall station into the mall. On the hottest days it is the easiest way to reach the Metro on foot.
The Boulevard and Souk Al Bahar
Sheikh Mohammed bin Rashid Boulevard, called simply the Boulevard, is the road that loops round Downtown, lined with towers, cafés and wide pavements. Many residents walk or run it in the cool months. It was called Emaar Boulevard until 2012.
Souk Al Bahar is a small Arabian-style mall on Old Town Island, on the edge of Burj Lake. Emaar opened it in 2007. It is quieter than The Dubai Mall, and most people come for its restaurants, including Time Out Market, which has 17 kitchens and bars.
The Dubai Fountain is in Burj Lake, between the mall, Souk Al Bahar and Burj Khalifa. You can watch it from the promenade round the lake:
- Afternoon shows: 1 pm and 1.30 pm, or 2 pm and 2.30 pm on Fridays.
- Evening shows: every 30 minutes from 6 pm to 11 pm, every day.
Dubai Opera
Dubai Opera is Downtown's theatre, a building shaped like a dhow, in the Opera District by Burj Lake. It opened in 2016 and seats about 2,000 people for opera, concerts, musicals and comedy. The towers round it, such as Grande, Act One Act Two, Opera Grand and Address Residences Dubai Opera, are some of the most wanted homes in Downtown. For what is on, see the Dubai Opera website.
Burj Park
Burj Park is the open lawn at the foot of Burj Khalifa, beside Burj Lake. It is a quiet green space on most days, and the place for big outdoor events, such as free concerts in the Dubai Shopping Festival and the New Year's Eve fireworks. Opening hours change with events, so check before you go with children or a dog.
Supermarkets, Clinics, Mosques and Gyms in Downtown Dubai
Most daily needs are in The Dubai Mall or on the ground floor of the towers. You can walk to most of them.
Supermarkets in Downtown Dubai
Waitrose in The Dubai Mall is the big supermarket in Downtown. Other choices:
- Waitrose: The Dubai Mall, Ground Floor.
- Carrefour: on the podium of Burj Views, at the east end.
- Al Maya: 8 Boulevard Walk, on the Boulevard.
Clinics in Downtown Dubai
There are clinics inside Downtown, but no hospital with an emergency department.
- Mediclinic Dubai Mall: Fashion Parking, Level 7, The Dubai Mall. Open 8 am to 8 pm every day, with family doctors, specialists and a pharmacy.
- Boots: two pharmacies on the Ground Floor of The Dubai Mall.
For an emergency at any hour, the nearest hospitals with a 24-hour emergency department are Emirates Hospital Jumeirah, about 6.6 km away by road, and Medcare Hospital Al Safa, about 7 km away.
Mosques in Downtown Dubai
Downtown Dubai has two mosques, one at each side.
- Al Ghafoor Mosque: on Al Alam Street, off Burj Khalifa Boulevard, at the south edge by Business Bay.
- The Old Town mosque: behind the Qamardeen Hotel in Old Town, a short walk from Souk Al Bahar.
- Parkin's zones by mosques are paid at all hours, so check the sign before you leave your car.
Gyms in Downtown Dubai
Most towers here have a gym and a pool for residents, so ask the agent what yours has. Outside the towers:
- F45 Downtown Dubai: a studio for group classes, on the Boulevard.
- Ballers: six padel courts, on Dubai Fountain Street.
- Outdoors: the Boulevard for walking and running, and the promenade round Burj Lake.
Schools in Downtown Dubai
There is no school inside Downtown Dubai. Children here go to schools 4 to 9 km away by road, in Jumeirah, Al Wasl, Al Safa and Sobha Hartland. Several of them are rated Outstanding.
KHDA is the Dubai government office that inspects private schools. Its top ratings are Outstanding, Very good and Good. The ratings below come from the 2023-24 inspections, because KHDA paused most full inspections after that.
| Where (by road from Burj Lake) | School | Curriculum | KHDA rating |
|---|---|---|---|
| Jumeira 1 (about 4 km) | Jumeira Baccalaureate School | IB | Very good |
| Al Wasl (about 4.7 km) | JSS Private School | Indian | Very good |
| Al Wasl (about 5.2 km) | Horizons English School (primary) | British | Outstanding |
| Sobha Hartland (about 6.3 km) | Hartland International School | British and IB | Very good |

| Al Safa (about 7.4 km) | Jumeirah English Speaking School, Jumeirah | British | Outstanding |
| Al Safa (about 7.9 km) | Safa British School | British | Very good |
| Al Safa (about 8.2 km) | Jumeirah College (secondary) | British | Outstanding |
You can find every school's fees on the KHDA school directory. To compare family areas on schools, safety, space and cost, read our guide to the best areas to live in Dubai for families.
Nurseries in Downtown Dubai
There are three KHDA-listed nurseries inside Downtown Dubai:
- Jumeirah International Nursery: South Ridge.
- Blossom Nursery: Yansoon 7, Old Town.
- Toddler Town British Nursery: The Residences 4, Promenade Level.
Getting Around Downtown Dubai
Downtown Dubai is one of the few areas of Dubai where you can live without a car. It has its own Metro station, and the mall, the supermarkets and many offices are a walk away. If you drive, most trips start on one of these roads:
- Sheikh Zayed Road (E11) runs along the west side. It takes you north to DIFC and Dubai World Trade Centre, and south-west to Al Barsha, Dubai Marina and Abu Dhabi.
- Financial Centre Road runs along the east side, with a road on two levels into The Dubai Mall car parks.
- Sheikh Mohammed bin Rashid Boulevard is the ring road inside Downtown, past most of the towers.
These are distances, not times. Traffic round The Dubai Mall is heavy in the evenings, at weekends and on event nights, so allow extra time.
Burj Khalifa/Dubai Mall Metro Station
Burj Khalifa/Dubai Mall is Downtown's Metro station, on the Red Line on Sheikh Zayed Road. It is open as usual.
- To the mall: the Dubai Mall Metro Link, an 820 m covered walkway, takes you into The Dubai Mall.
- Works: the RTA and Emaar are making the station bigger, to carry about 65% more people an hour. While the work goes on, the bus and taxi road at the station is closed until the end of 2026, so follow the signs for buses and taxis.
- Hours: 5 am to midnight from Monday to Thursday and on Saturday, 5 am to 1 am on Friday, and 8 am to midnight on Sunday.
- Nearby stations: Business Bay station is at the south end of Downtown, and Financial Centre station at the north end, by DIFC.
- Buses: the F13 feeder bus links the station with the Boulevard. Check the route in the RTA's S'hail app before you rely on it.
On New Year's Eve the station closes to new passengers in the evening, so plan another way home.
Parking in Downtown Dubai
Parking is the hard part of living here, so sort it out before you move in.
- At home: parking comes with the flat, not the street. Ask how many spaces come with yours, and get it in the contract.
- On the street: Downtown is a premium Parkin zone. It costs about AED 4 to AED 6 an hour, with the higher price at the busiest hours, and it is free from 10 pm to 8 am and on Sundays. Check the sign, because prices and hours change.
- Visitors: The Dubai Mall gives four hours free from Monday to Thursday and six hours from Friday to Sunday.
Is Downtown Dubai a Good Place to Live?
Downtown Dubai is a good place to live if you want to be in the centre of the city and can pay for it. It suits singles, couples and people who work in DIFC, Business Bay or the Sheikh Zayed Road towers. It does not suit anyone who wants a garden, a school on the doorstep, a quiet weekend or a low rent.
Is it expensive? Yes. On average, a new tenant paid about AED 21,500 a year more for a one-bedroom flat here than in Dubai Marina, and about AED 22,300 more than in Business Bay next door, in the last 12 months*. The extra money buys you the mall, the Metro and Burj Khalifa on your doorstep.
The good
- Metro station and mall link.
- The Dubai Mall on foot.
- Restaurants on the doorstep.
- Plenty of flats to choose from.
- Central for offices.
The not so good
- Rents are high.
- No school inside.
- Traffic and crowds at weekends.
- Tourists all year round.
- No houses or gardens.
Three bills to ask about before you sign:
- Chiller: we could not confirm which towers bill the air conditioning separately from DEWA. Ask the agent: "Is the cooling in the DEWA bill, or is there a separate chiller bill?"
- DEWA: you pay DEWA, the water and electricity bill, yourself. Ask to see last summer's bills for the flat.
- Service charges: owners pay a yearly charge to run the tower. If you are buying, ask the seller for the latest bill, and read our guide to service charges in Dubai.
If you are buying, the yield here is below the Dubai average for flats, so most buyers come for the address, not the rent. Flats are easy to let, because so many people want to live here. The main risk is paying too much, because prices change a lot from tower to tower and with the view. To compare areas, read our guide to rental yield by area in Dubai. Before you make an offer, use our guide on how to check property value in Dubai.
