DIFC Area Guide (2026): Towers, Rent, Gate Avenue and Metro
DIFC (Dubai International Financial Centre) is a financial free zone on Sheikh Zayed Road with a handful of towers of flats. A one-bedroom flat is advertised for about AED 125,000 a year ($34,000 · £25,600), and a ready one for sale at about AED 2.48 million ($673,900 · £507,500).
DIFC's best-known building is a giant square arch. The Gate, designed by Gensler, takes its idea from the Arc de Triomphe in Paris, and it frames the whole district behind it. Today DIFC is Dubai's financial centre: banks and law firms by day, busy restaurants by night, and a small number of towers where people live.
About DIFC
DIFC (Dubai International Financial Centre) is a financial free zone with its own civil and business laws, set up by Dubai Law No. 9 of 2004. It lies on the east side of Sheikh Zayed Road (E11), between the Trade Centre area to the north, Za'abeel to the east and Downtown Dubai to the south. The Dubai Mall is about 2 km away by road. For other parts of the city, see all our Dubai area guides.
DIFC also has its own courts, the DIFC Courts. They work in English under common law and hear civil and business cases, not criminal ones. Disputes between landlords and tenants of DIFC homes go there too.
If you are thinking of renting a flat in DIFC, buying one or working there and living close by, this DIFC area guide gives you what you need to decide: the towers with homes, what flats are advertised for, the special rules for renting here, Gate Avenue, the restaurants, the Metro and parking.
*This guide was last updated on 28 October 2026, using the homes advertised on Property Finder that day. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.8771 to the British pound (XE mid-market rate); your bank's rate will differ.
DIFC Location and Map
DIFC is a long, narrow district on the east side of Sheikh Zayed Road, in the middle of the city. It runs from the Museum of the Future and Jumeirah Emirates Towers in the north to Financial Centre Road in the south. These are its edges:
- West: Sheikh Zayed Road, with the Metro on it and Al Satwa across it.
- East: Al Mustaqbal Street, with Za'abeel behind it.
- North: the Museum of the Future and Jumeirah Emirates Towers, by Emirates Towers Metro station.
- South: Financial Centre Road, with Downtown Dubai on the other side.
By road, from The Gate in the middle of DIFC, it is about:
- 2 km to The Dubai Mall.
- 4 km to City Walk and to Business Bay.
- 14 km to Dubai International Airport.
The first map shows where DIFC is in Dubai.

The second shows DIFC close up, with the two Metro stations, Gate Village and Gate Avenue.
Burj Daman and Sky Gardens stand just across Al Mustaqbal Street, outside the red line on the second map. They are part of DIFC all the same, and this guide covers them.

DIFC Highlights
Here is DIFC in short, from the homes and the rules to the food and the Metro.
DIFC Residential Towers
DIFC is mostly offices, so only a handful of towers have homes. The seven below are the ones people search for and rent in. Each card shows what flats of the same size are advertised for, to rent a year and to buy, so you can compare like with like.
Most cards show a one-bedroom flat. Limestone House has few one-bedroom flats, so its card shows a two-bedroom flat, and Liberty House is mostly studios, so its card shows a studio.
Our pick for value is Park Towers. A one-bedroom flat there is advertised for about AED 105,000 a year, about AED 40,000 less than in Index Tower. The flats start on floor 12, above the offices, and Gate Avenue and the Metro are a short walk away.
If you want a newer, taller tower, choose Index Tower or Burj Daman, and expect to pay more. For the lowest rent of all, a studio in Liberty House is advertised for about AED 75,000.
Hotel residences: the Ritz-Carlton in DIFC has a wing of executive residences, flats with hotel service. They are run by the hotel, so they work like a long hotel stay, not an ordinary lease.
New towers on the way: DIFC is growing east into Za'abeel, in a new part called DIFC Zabeel District. New towers of flats are being built in DIFC and in this new part, among them DIFC Living, The Residences, DIFC Heights, Eden House Za'abeel and Four Seasons Private Residences. You can buy flats in them off-plan now (see the sale section below).

Rent in DIFC
Every home for rent in DIFC is a flat. A one-bedroom flat, the most common, is advertised for about AED 125,000 a year ($34,000 · £25,600). A studio costs less and bigger flats cost more.
These are asking rents, not what tenants finally paid. DIFC homes are registered with DIFC's own Registrar of Real Property, not with the Dubai Land Department, so there are no Dubai Land Department records of DIFC rents. Property Finder lists DIFC homes under "DIFC", but its page of past deals for DIFC is empty. A tenant can often agree a rent a little below the advert.
Renting in DIFC follows DIFC's own law
DIFC has its own leasing law, DIFC Law No. 1 of 2020, so a few things work differently from the rest of Dubai:
- No Ejari: the lease is registered with DIFC's Registrar of Real Property instead.
- Deposit: for a home, it can be at most 10% of the rent. The landlord must pass it to the Registrar, who holds it until you leave.
- Rent rises: the landlord must tell you in writing at least 90 days before the lease ends, or the rise does not count.
- Disputes: they go to the DIFC Courts, not to Dubai's Rental Disputes Centre.

Apartments for rent in DIFC
About 500 flats were up for rent when this guide was last updated*. That is a small choice next to the big tower areas, so good flats in the popular towers go quickly.
About half the adverts are for furnished flats. Only about 24 flats were offered by the month. A monthly flat costs far more than a yearly lease, so take one only for a short stay.
Ask the agent how many cheques the landlord accepts, and ask to see the lease registration with DIFC before you pay the deposit.

Studios for rent in DIFC
About one flat in five advertised here is a studio, and most of them are in Sky Gardens and Liberty House. About 110 studios were up for rent when this guide was last updated*. Most were advertised for between AED 74,000 and AED 106,000 a year.
Studios in Sky Gardens and Liberty House are the cheapest way to live in DIFC. Burj Daman and Central Park Towers have only a few.
Ask about the cooling bill
Towers do not all bill the air conditioning the same way. Ask the agent: "Is the air conditioning in the DEWA bill, or is there a separate chiller bill?" Then get the answer in the contract.

One- and two-bedroom flats for rent in DIFC
Seven flats in ten advertised here have one or two bedrooms. Most one-bedroom flats were advertised for between AED 100,000 and AED 157,000 a year, and most two-bedroom flats for between AED 145,000 and AED 292,000. A newer tower and a high floor push the rent up.
About 210 one-bedroom and 145 two-bedroom flats were up for rent when this guide was last updated*. Compare the same size in two or three towers on the cards above before you choose.
Ask about parking before you sign
Parking on the streets of DIFC is paid by the hour. Ask the agent how many parking spaces come with the flat, and get it in the contract.
See homes for rent:
- Property Finder: one-bedroom flats, two-bedroom flats
Villas and townhouses for rent in DIFC
DIFC has no villas or townhouses: every home is a flat in a tower. For a house close by, look at the villas of Jumeirah and Al Safa, or the townhouses of City Walk.
Rooms, partitions and bed spaces in DIFC
DIFC has very few rooms, partitions or bed spaces for rent, because its towers are mostly let as whole flats. For a room nearby, look at Business Bay or Al Satwa.
Offices for rent in DIFC
DIFC is above all a place to work: about 400 offices were up for rent on Property Finder when this guide was last updated*.

Property for Sale in DIFC
A ready one-bedroom flat in DIFC is advertised for about AED 2.48 million ($673,900 · £507,500), and a ready two-bedroom flat for about AED 4.40 million. Worked out from the asking figures, a one-bedroom flat earns about 5% of its price in rent each year, before costs, below the Dubai flat average of 6.2%. About two in five flats for sale are not built yet.

Apartments for sale in DIFC
Price per sq ft is the price divided by the size of the home, so you can compare homes of different sizes. About 650 flats were for sale when this guide was last updated*, about 95 of them studios.
Buying in DIFC is not the same as buying elsewhere in Dubai. People of any nationality can buy here, but the sale is registered with DIFC's Registrar of Real Property, not the Dubai Land Department. That also means you cannot check past sale prices on the Dubai Land Department's records, so ask the agent for the prices of recent sales in the same tower.
Off-plan: about 250 off-plan flats were advertised, most of them in DIFC Living, Eden House Za'abeel, DIFC Heights and The Residences. They are advertised for far more per sq ft than ready flats. Read our guide to off-plan or ready property in Dubai before you choose.
Ask for the service charge before you offer
Towers with offices, pools and concierges cost a lot to run, and the owner pays a share every year. Before you buy, ask the seller for the latest service charge bill for that flat. Read our guide to service charges in Dubai to see what a fair charge looks like.

Villas and townhouses for sale in DIFC
There are no villas or townhouses to buy in DIFC. For a house close by, look at City Walk or the villas of Jumeirah.
Gate Avenue and Gate Village
Gate Avenue is DIFC's covered shopping street, and Gate Village is the group of low buildings behind The Gate where the galleries and the big restaurants are. Together they are the heart of DIFC outside office hours.
Gate Avenue opened in January 2019. It is a covered walkway about 1 km long, from The Gate to Central Park Towers, with shops, cafés and restaurants on both sides and an open-air promenade on its roof. It links the towers, so you can walk across DIFC without going out into the heat. Part of it connects to Financial Centre Metro station.
The DIFC Grand Mosque sits on the promenade level of Gate Avenue. It holds more than 500 worshippers, has an area for women, and you reach it by lift or escalator from the street.
Art in Gate Village:
- Opera Gallery: Gate Village Building 3, modern and contemporary art.
- Tabari Artspace: Gate Village Building 3, art from the Middle East.
- Christie's: the auction house shows works here before its sales.
- DIFC Art Nights: a free evening art event twice a year, in spring and in autumn. The next one is on 12 to 15 November 2026.
- DIFC Sculpture Park: a free outdoor show of large sculptures. A new edition opens in November 2026 and runs for six months.
Galleries are free to walk into. Check opening hours on each gallery's website before you go.
Restaurants in DIFC
DIFC has some of the best-known restaurants in Dubai, most of them in Gate Village: it is a place for a long business lunch or a dinner out, not for cheap food. Most of the places below serve alcohol.
Good to know:
- Business lunch: book ahead on weekdays, because the lunch hour in Gate Village is busy.
- Late at night: Roberto's and Amazónico stay open until 3 am, and Cipriani and Zuma's bar until about 2 am. Check the hours before you go.
- Cheaper food and coffee: the cafés and casual places along Gate Avenue are the quick option.
- New in 2026: Gymkhana, an Indian restaurant from London, opened in Gate Village in September 2026.
Supermarkets, Clinics, Mosques and Gyms in DIFC
Most daily needs are in Gate Avenue or the podiums of the towers, so you can do them on foot.
Supermarkets in DIFC
Spinneys in the podium of Central Park Towers is the supermarket in DIFC. For a bigger weekly shop, people drive to The Dubai Mall, 2.2 km away.
Clinics in DIFC
There is no hospital in DIFC. For an emergency at any hour, the nearest emergency departments are in Dubai Healthcare City, about 6.5 km away by road, including Mediclinic City Hospital.
For a family doctor or a dentist, there are small clinics in Gate Village. Check their opening hours, because most keep office hours. Check that your health insurance covers the clinic before you book.
Mosques in DIFC
The DIFC Grand Mosque, on the promenade level of Gate Avenue, is the mosque in DIFC.
- It holds more than 500 worshippers.
- It has an area for women.
- It is open for the five daily prayers and Friday prayers.
- You reach it by lift or escalator from the street.
Gyms in DIFC
Fitness First in the Gate Building is the big gym in DIFC. Your options:
- Fitness First: Gate Building 3, on the podium.
- 1Rebel: ICD Brookfield Place, second floor.
- Barry's: Central Park Towers, ground floor.
- In your tower: ask the agent whether the tower has a gym and a pool for residents.
DIFC has no park of its own. Za'abeel Park is about 3 km away by road.
Getting Around DIFC
DIFC is one of the easiest places in Dubai to live without a car, because two Metro stations sit on its edge. If you drive, most trips start on one of these roads:
- Sheikh Zayed Road (E11) runs along the west side. It takes you north to the Trade Centre area and Deira, and south to Downtown Dubai, Business Bay and Dubai Marina.
- Al Mustaqbal Street runs along the east side, between DIFC and Za'abeel.
- Financial Centre Road runs along the south side, towards Downtown Dubai and The Dubai Mall.
These are distances, not times. Sheikh Zayed Road is very busy at office hours, so allow extra time.
Metro stations near DIFC
DIFC has two Red Line stations, both on Sheikh Zayed Road on the west side:
- Financial Centre station: by the middle and south of DIFC. Gate Avenue connects to it, and a covered bridge links Central Park Towers to Gate Avenue, so you can reach the station without walking in the heat.
- Emirates Towers station: at the north end, by Jumeirah Emirates Towers and the Museum of the Future.
The next station south is Burj Khalifa/Dubai Mall, one stop from Financial Centre. For buses, check the RTA's S'hail app before you rely on one.
Parking in DIFC
Parking in DIFC is paid, but the first hour each day is free. Since 1 January 2026, Parkonic runs the car parks with no tickets: cameras read your number plate and the fee is taken through Salik.
- Gate Avenue car parks 1 and 4: AED 10 an hour after the free hour.
- Gate District, Gate Village and Innovation One: AED 25 an hour on weekdays from 6 am to 6 pm, and AED 20 an hour in the evening and at weekends. Part of an hour is charged as a full hour.
- Free with a spend: spend AED 75 or more at a shop or restaurant that takes part, and have your plate validated, for up to three free hours on weekdays and five at weekends.
- At home: parking comes with the flat. Ask how many spaces come with yours, and get it in the contract.
Is DIFC a Good Place to Live?
DIFC is a good place to live if you work there or nearby and want to walk to the office, the Metro and dinner. It suits singles and couples who can pay a high rent for a short commute. It does not suit families who want a garden, a school close by or a low rent.
For more towers to choose from close by, look at Downtown Dubai next door or Business Bay one stop further on the Metro. DIFC's own pull is the short walk to work, Gate Village and the covered walk through Gate Avenue.
The good
- Two Metro stations.
- Walk to work and dinner.
- Covered walkway to the towers.
- Famous restaurants.
- Galleries and art nights.
The not so good
- Rents are high.
- Few towers to choose from.
- No school inside.
- Parking is paid.
- No houses or gardens.
For families: there is no school inside DIFC. Several schools rated Outstanding by KHDA, the Dubai government office that inspects private schools, are a short drive away: Dubai English Speaking School and Lycée Français International Georges Pompidou in Oud Metha, Jumeirah English Speaking School in Al Safa and Horizons English School in Al Wasl. Most of these ratings come from the 2023-24 inspections. For a nursery, Safari Kid has a branch in Al Satwa, just across Sheikh Zayed Road. To compare family areas, read our guide to the best areas to live in Dubai for families.
Three bills to ask about before you sign:
- Chiller: we could not confirm which towers bill the air conditioning separately. Ask the agent: "Is the cooling in the DEWA bill, or is there a separate chiller bill?"
- DEWA: you pay DEWA, the water and electricity bill, yourself. Ask to see last summer's bills for the flat.
- Service charges: owners pay a yearly charge to run the tower. If you are buying, ask the seller for the latest bill.
If you are buying, the yield here is below the Dubai average for flats, and there are no Dubai Land Department records to check past prices against. The main risk is paying too much, so ask for recent sales in the same tower before you offer. To compare areas, read our guide to rental yield by area in Dubai, and our guide on how to check property value in Dubai.
