Al Jaddaf Area Guide (2026): Culture Village, Rent and Metro
Al Jaddaf, with Culture Village on its creek side, is a district of towers on Dubai Creek with two Green Line Metro stations. A one-bedroom flat rents for about AED 76,100 a year ($20,700 · £15,500) and a built one sells for about AED 1.35 million ($367,700 · £274,200). Most sales are off-plan.
Al Jaddaf means "the rower" in Arabic, and for decades this bank of Dubai Creek was where the city built and mended its wooden dhows. In 2020 Guinness World Records confirmed that Obaid, a dhow built at a yard here, was the largest wooden Arabic dhow in the world. Today Al Jaddaf is a district of new towers, with two Metro stations and an art centre by the water.
About Al Jaddaf
Al Jaddaf, with Culture Village on its creek side, is a district of flats on the Bur Dubai side of Dubai Creek, between Oud Metha and Dubai Healthcare City to the west and the creek to the east. Dubai Festival City and Al Garhoud are across the water. The Dubai Mall is about 8 km away by road, and the airport about 7 km. For other parts of the city, see all our Dubai area guides.
Is Al Jaddaf in Bur Dubai or Deira? Neither. It is on the same side of the creek as Bur Dubai, but it is its own community, called Al Jadaf (number 326) on Dubai's official maps. Deira is on the other bank.
This guide covers all of Al Jaddaf, including Culture Village. That means the streets around the two Metro stations, the new towers of Dubai Healthcare City Phase 2 along Al Khail Road, and Culture Village by the water. The Land Department records we use (on Property Finder) count Dubai Healthcare City Phase 2 and Dubai Wharf as part of Al Jaddaf, but list the rest of Culture Village on its own. So the rent and sale figures in this guide are for Al Jaddaf, and Culture Village gets its own figures in its section.
If you are thinking of renting, buying or living in Al Jaddaf, this Al Jaddaf area guide gives you what you need to decide: the buildings people ask about, Culture Village, what flats really rent and sell for, places to eat, the hospitals, the Metro and the abra, parking and who the area suits.
*This guide was last updated on 3 November 2026, using Dubai Land Department records up to 1 November 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.9249 to the British pound (XE mid-market rate, 2 November 2026); your bank's rate will differ.
Al Jaddaf Location and Map
Al Jaddaf is a long strip of land along the south-west bank of Dubai Creek. These are its edges:
- North-east: Dubai Creek, with Al Garhoud and Dubai Festival City on the other side. Al Garhoud Bridge crosses the creek at the north end.
- North-west: Umm Hurair and Oud Metha, with Wafi City and Dubai Healthcare City (Phase 1).
- West: Al Khail Road, with Zabeel beyond it.
- South-east: Ras Al Khor, and the creek bridge that carries Al Khail Road over to Dubai Festival City.
Culture Village is the northern end, on the water. The two Metro stations, Al Jadaf and Creek, are just south of Culture Village, near the creek. The new towers of Dubai Healthcare City Phase 2 are in the south-west, along Al Khail Road.
Two neighbours people often ask about:
- Dubai Healthcare City: Phase 1, with Mediclinic City Hospital and Wafi City close by, is in Umm Hurair, next to Al Jaddaf. Phase 2 is inside Al Jaddaf.
- Dubai Creek Golf and Yacht Club: across the creek in Al Garhoud, on the Deira side. You see it from Culture Village, but you reach it over Al Garhoud Bridge.
The old Jadaf shipyard, where dhows and boats were repaired, sits on the creek near Creek station. Two marine trade reports in December 2025 said its companies were told to leave by 16 February 2026, so the land can be redeveloped.
The first map shows where Al Jaddaf is in Dubai.

The second shows Al Jaddaf itself, with Culture Village, the Al Jadaf and Creek Metro stations, Mohammed bin Rashid Library, Jameel Arts Centre, Palazzo Versace Dubai and Latifa Hospital.

Al Jaddaf Highlights
Here is the short version, from the homes and the creek to the Metro and the parking.
Al Jaddaf Buildings and Culture Village
Every home in Al Jaddaf is a flat, and the building decides most of what you pay. There are three kinds of place to live: older rental blocks around the Metro stations, new towers by Binghatti and Azizi in Dubai Healthcare City Phase 2, and Culture Village on the creek.
These are the buildings people search for most, plus the ones with the most tenants, that have homes in the Dubai Land Department records. Each card gives the one-bedroom figures for the last 12 months*, because one bedroom is the most common home here. The rent is what new tenants paid. The price is the average of all one-bedroom sales; "no sales" means the building is mostly kept for renting.
Other buildings people look up, with the same one-bedroom figures:
| Building | 1-bed rent a year | 1-bed price | Sales |
|---|---|---|---|
| Azizi Aliyah | AED 72,600 | AED 1.14m | 10 (few) |
| Al Waleed Garden | AED 72,500 | AED 1.21m | 4 (few) |
| Haven Heights | AED 73,900 | none | 0 |
| The One | AED 76,400 | none | 0 |
| Binghatti Gateway | AED 66,900 | AED 913,800 | 8 (few) |
| Affini Tribute Portfolio Residences | AED 81,500 | AED 1.48m | 48 |
| Kempinski Residences The Creek | AED 158,300 | AED 2.85m | 10 (few) |
Our pick for value is Ayedh Tower. Its one-bedroom flats rented for about AED 63,800 a year, among the lowest here, and it is about 400 m from Al Jadaf station, so you can live without a car. Al Rimmal Residences costs about the same but is further from the Metro. How to choose by what matters to you:
- The lowest rents: Ayedh Tower, Al Rimmal Residences and Binghatti Gateway.
- Next to the Metro: Al Jaddaf Avenue and Ayedh Tower, near Al Jadaf station.
- A newer tower: Binghatti Avenue, Binghatti Creek and the Azizi towers in Dubai Healthcare City Phase 2. They are about 2 km or more from a station.
- On the creek: Culture Village (below).
- A branded tower with hotel services: Kempinski Residences The Creek, where rents are about twice the area average.
*This guide was last updated on 3 November 2026, using Dubai Land Department records up to 1 November 2026.
Culture Village
Culture Village is the part of Al Jaddaf on the water, between Al Garhoud Bridge and Al Jadaf station. Many people and adverts call it Jaddaf Waterfront, and it is the same place. Dubai Properties launched it in 2006 as an arts and heritage district. Today it is a mix of towers, low-rise flats, hotels and Jameel Arts Centre.
What is here:
- Homes: D1 Tower, an 80-floor tower of flats by Enshaa; Dubai Wharf and Manazel Al Khor by Dubai Properties; and smaller towers such as Riah Towers, Nastaran and Boutique XII.
- Palazzo Versace Dubai: a hotel with 169 residences, opened in November 2015. Its two-bedroom residences rented for about AED 243,400 a year (32 contracts) in the last 12 months*.
- Jameel Arts Centre: a contemporary art centre that opened in November 2018, with a research library and a restaurant. Entry is free, and it is closed on Tuesdays.
- Jaddaf Waterfront Sculpture Park: an open-air park with art, between the arts centre and the water.
Culture Village costs more than the rest of Al Jaddaf. A one-bedroom flat here rented for about AED 84,100 a year ($22,900 · £17,100) in the last 12 months*, from 321 contracts, against AED 76,100 for Al Jaddaf as a whole. Two-bedroom flats rented for about AED 134,200. Only about 100 homes were sold here in a year, so there are fewer sales to compare.

*This guide was last updated on 3 November 2026, using Dubai Land Department records up to 31 October 2026 (Culture Village rents) and 1 November 2026 (Al Jaddaf). Apartments for Rent in Al Jaddaf
Every home for rent in Al Jaddaf is a flat, and most are one- or two-bedroom flats. A one-bedroom flat rents for about AED 76,100 a year ($20,700 · £15,500), and a studio for about AED 56,600. There are no villas or townhouses to rent; for a house, look at Mudon or Jumeirah Park.
About 1,870 flats were up for rent when this guide was last updated*, about 480 of them furnished, and nearly 60 offered by the month. Most landlords want a yearly contract and the rent in a few cheques. Ask how many cheques they accept before you agree a price.
Studios for rent in Al Jaddaf
A studio in Al Jaddaf costs about AED 4,700 a month on a yearly lease. About 475 studios were up for rent when this guide was last updated. Studios rented in the last three months went for a little less, about AED 54,300 a year, so do not take the first price you are given.
A tenant who renews here pays less than a new tenant, about AED 6,000 a year less for a studio. If you like your flat, staying on is usually cheaper than moving.
The cheapest studios are in the older buildings near the Metro, such as Ayedh Tower and Al Rimmal Residences, at about AED 48,000 a year. The new towers of Dubai Healthcare City Phase 2 cost more, about AED 59,100.
See homes for rent:
- Property Finder: studios for rent in Al Jaddaf
One- and two-bedroom flats for rent in Al Jaddaf
One-bedroom flats are the most common home in Al Jaddaf. About 890 were up for rent when this guide was last updated, and about 380 two-bedroom flats. In the last three months new tenants paid a little less than the 12-month average: about AED 72,500 for one bedroom and AED 101,500 for two.
The rent depends a lot on the building. The older blocks near the Metro are the cheapest, and the new towers in Dubai Healthcare City Phase 2 and Culture Village cost the most (see the building cards above).
Ask about the cooling bill
Empower, the district cooling company, has its head office in Al Jaddaf and cools the buildings here. Cooling is often billed apart from DEWA. Ask the agent: "Is cooling in the rent, or will I get a separate chiller bill?" Then get the answer in the contract.

Rooms for rent in Al Jaddaf
You can find rooms for rent in Al Jaddaf, usually a room of your own in a shared flat. These are the words you will see in the adverts:
- Private room: a room of your own in a shared flat.
- Partition: part of a room closed off with a light wall.
- Bed space: a bed in a room you share with others.
Sharing a home is now regulated. Dubai's shared housing law, Law No. 4 of 2026, came into force on 8 September 2026. These are its four main rules:
Al Jaddaf is not one of the example areas named so far. Before you pay for a room, a partition or a bed space:
- Ask the person letting it whether the flat has a shared housing permit.
- Ask whether the building allows shared flats. Many new towers check who lives in each flat.
- See the room before you pay anything.
- Do not pay a deposit until you have a written agreement.
Room adverts are on Dubizzle: open rooms for rent in Dubai and choose Al Jaddaf as the area. For cheaper rooms and bed spaces nearby, look at Al Karama or Deira.
Property for Sale in Al Jaddaf
A built one-bedroom flat in Al Jaddaf sells for about AED 1.35 million ($367,700 · £274,200), and a built studio for about AED 928,300. A flat here earns about 5.7% of its price in rent each year, before costs, against 6.2% for flats across Dubai. Only one in five homes sold in the last 12 months* was already built; the rest were off-plan, in new towers.
Apartments for sale in Al Jaddaf
Price per sq ft is the price divided by the size of the home, so you can compare homes of different sizes. About 1,900 flats were for sale in Al Jaddaf when this guide was last updated*, and about 235 in Culture Village. Built flats in Culture Village sold for more: about AED 2.67 million for two bedrooms, from 24 sales.
Can foreigners buy in Al Jaddaf? Yes, in the freehold buildings, and most new towers are sold to buyers of any nationality. But Al Jaddaf is not freehold everywhere. The law lists only some plots here as freehold, and in January 2025 the Land Department let the owners of 329 more plots convert theirs to freehold. Before you pay a deposit, ask for the title deed or the Land Department's property status and check that it says "freehold". See our list of freehold areas in Dubai.
Before you buy any flat, ask the seller for the latest service charge bill. Read our guide to service charges in Dubai to see what a fair charge looks like.

Off-plan projects in Al Jaddaf
Four in five homes sold in Al Jaddaf in the last 12 months* were off-plan, which means bought before the tower was finished. Most of them are Binghatti and Azizi towers. These are the projects with the most sales:
| Project | Sales in 12 months | 1-bed average price | 1-bed sales |
|---|---|---|---|
| Binghatti Cullinan | 521 | AED 1.51m | 273 |
| Binghatti Starlight | 174 | AED 1.35m | 22 |
| Binghatti Moonlight | 166 | AED 1.53m | 87 |
| Adeba Azizi | 155 | AED 1.49m | 71 |
| Binghatti Pinnacle | 149 | AED 1.53m | 39 |
| Azizi David | 145 | AED 1.34m | 37 |
| Binghatti Wraith | 117 | AED 1.29m | 58 |
| Montage | 96 | AED 1.21m | 51 |
An off-plan flat costs more than a built one
In the last 12 months* an off-plan one-bedroom flat in Al Jaddaf sold for about AED 1.43 million ($388,400 · £289,600) on average, against about AED 1.35 million for one that was already built. You also wait for the tower to be finished before you can live in it or rent it out. Ask the developer for the handover date in writing, check the project's escrow account, and read our guide to buying off-plan in Dubai.
More homes are coming. Dubai Creek Gardens, a project of more than 1,400 homes in Dubai Healthcare City Phase 2, began building in September 2026 and is due in 2030. When many new towers are handed over at once, rents can stay flat, so think about this if you buy to rent out.
Restaurants in Al Jaddaf
Most of Al Jaddaf's restaurants are in its hotels, so you eat well here, and a drink with dinner is easy to find. For the most choice, Wafi Mall and Dubai Festival City Mall are a short drive away.
Good to know:
- A Michelin pick: Teible, at Jameel Arts Centre, was given a Bib Gourmand and a Green Star in the MICHELIN Guide Dubai 2023. Check its opening hours before you go.
- Late at night: Mr Toad's pub at Premier Inn and BnB Sports Bar at the Marriott stay open until 3 am, and Kimura-Ya until 1 am.
- A drink with dinner: the hotel bars and pubs are licensed. The small cafés and grills in the older buildings are not.
- Everyday food: cheap cafeterias, grills and juice shops sit at the foot of the older buildings near the Metro. Delivery apps cover the whole area.
- Closed: Courtyard by Marriott Culture Village and its MoMo Bistro have closed.
Supermarkets, Clinics, Mosques and Gyms in Al Jaddaf
Daily basics are in small shops at the foot of the towers. For a big weekly shop you drive or take the abra to a mall, but for hospitals Al Jaddaf is one of the best-served areas in Dubai.
Supermarkets in Al Jaddaf
We found no big supermarket chain inside Al Jaddaf. Your choices:
- Small grocery shops: at the foot of many buildings, often open late and with delivery.
- Carrefour: in Dubai Festival City Mall, 5.4 km by road or one abra ride across the creek.
- Wafi Mall: 4.1 km by road, in Umm Hurair.
Hospitals and clinics in Al Jaddaf
Three hospitals with 24-hour emergency departments are inside Al Jaddaf:
- Latifa Hospital: the Dubai Health hospital for women, on Oud Metha Road.
- Al Jalila Children's Specialty Hospital: for children from birth to 18, next to Latifa Hospital.
- Clemenceau Medical Center: a private hospital in Dubai Healthcare City Phase 2.
Mediclinic City Hospital, also with a 24-hour emergency department, is just outside, in Dubai Healthcare City Phase 1. Dubai Healthcare City is a free zone with hundreds of clinics, so you rarely need to go far for a specialist. For a pharmacy, use the ones in the hospitals or the delivery apps.
Mosques in Al Jaddaf
Al Jaddaf has mosques in both the old and the new parts. Two of them:
- Sultan Rashid bin Quba Mosque: opened in September 2024, with room for about 450 people.
- Sheikha Athija Bint Saqer Al Nahyan Mosque: in Culture Village.
There are smaller mosques near both Metro stations. A prayer-times app will show the nearest one to your building.
Gyms in Al Jaddaf
We found no big gym chain inside Al Jaddaf. Most new towers have a gym and a pool for residents, and the hotels have gyms. Ask the agent whether yours does, and whether it is free to use.
For a walk or a run, use the Jaddaf Waterfront path in Culture Village. Dubai Creek Park, one of the city's big parks, is about 2 km away in Umm Hurair.
Schools in Al Jaddaf
Al Jaddaf has one private school, Swiss International Scientific School, in Dubai Healthcare City Phase 2. Many more are 2 to 5 km away, in Oud Metha, Umm Hurair, Al Garhoud and Dubai Festival City, so most children go by car or school bus.
KHDA is the Dubai government office that inspects private schools. Its top ratings are Outstanding, Very good and Good. The ratings below are from KHDA's latest inspections, in 2023-24.
| Where | School | Curriculum | KHDA rating |
|---|---|---|---|
| Al Jaddaf (about 1 km) | Swiss International Scientific School | IB | Very good |
| Oud Metha (about 2.5 km) | Dubai Gem Private School | British | Good |
| Oud Metha (about 2.7 km) | Dubai English Speaking School | British (to Year 6) | Outstanding |
| Umm Hurair (about 2.9 km) | St. Mary Catholic High School | British | Good |
| Oud Metha (about 3 km) | The Indian High School | Indian | Very good |
| Oud Metha (about 3.2 km) | Lycée Français International | French | Outstanding |
| Al Garhoud (about 3.5 km) | Gulf Indian High School | Indian | Good |
| Festival City side (about 3.6 km) | Universal American School | American and IB | Very good |
| Dubai Festival City (about 4.9 km) | Deira International School | IB and British | Outstanding |
The distances are in a straight line from the middle of Al Jaddaf; by road it is further, especially across the creek. Every school's fees are on the KHDA school directory. To compare family areas, read our guide to the best areas to live in Dubai for families.
Nurseries in Al Jaddaf
Al Jaddaf has a few nurseries inside its buildings. Two of them:
- Dazzle Kids Nursery: Lilac Residence, British early years curriculum, ages 2 to 6.
- Chubby Cheeks Nursery: Al Rimmal Residences, from 45 days to 4 years.
Ask the nursery which ages it takes this year, and check that it is on KHDA's list of licensed early childhood centres.
Getting Around Al Jaddaf
Al Jaddaf is one of the easiest places in Dubai to live without a car, if you choose a building near the Metro or the creek. By car, it sits between big roads:
- Al Khail Road runs along the west side and crosses the creek at the south-east end. It takes you to Business Bay and Dubai Hills one way, and over the creek to Dubai Festival City, Deira and Sharjah the other.
- Oud Metha Road takes you north to Oud Metha, Karama and Bur Dubai.
- Al Garhoud Bridge, at the north end, takes you across the creek to Al Garhoud and the airport.
These are distances, not times. At rush hour the bridges over the creek are busy, so allow extra time.
A Salik gate at the creek crossing
The Business Bay Crossing Salik gate is on Al Khail Road, the road you take over the creek from Al Jaddaf. From Monday to Saturday it charges AED 6 from 6 am to 10 am and from 4 pm to 8 pm, AED 4 at other times, and nothing from 1 am to 6 am. On Sundays it charges AED 4 all day. The Al Garhoud Bridge gate charges the same. If you cross every day, add it to your budget.
Al Jaddaf and Creek Metro Stations
Al Jaddaf has two Metro stations, Al Jadaf and Creek, and both are on the Green Line, not the Red Line. Creek is the last station of the Green Line. Al Jadaf is the one before it, and Dubai Healthcare City station is the next stop towards Bur Dubai. The Metro map spells it "Al Jadaf".
- Al Jadaf station: next to Culture Village, among the hotels near the creek.
- Creek station: at the south-east end, by the creek, about 400 m on foot from Al Jaddaf Marine Station.
- Dubai Healthcare City station: just outside Al Jaddaf, in Umm Hurair, near Wafi City.
To reach the Red Line, change at Burjuman. This is how far you walk to Al Jadaf station:
The new towers of Dubai Healthcare City Phase 2 are too far to walk to a station in summer, so take a taxi or a bus. Check bus routes in the S'hail app before you rely on one.
The abra is the quick way across the creek. RTA runs two air-conditioned abra lines from Al Jaddaf Marine Station, and each trip costs AED 2:
- To Dubai Festival City: Monday to Thursday 7.30 am to 11.30 pm, Friday to 11 pm, and Saturday and Sunday to midnight.
- To Dubai Creek Harbour: Sunday to Thursday 7 am to 11.30 pm, with slightly earlier last trips on Friday and Saturday.
A second Metro line is coming. The Dubai Metro Blue Line will start at Creek station, which becomes an interchange. Its trains will cross the creek on a 1.3 km bridge to Dubai Festival City and on to Dubai Creek Harbour, International City and Dubai Silicon Oasis. It is due to open on 9 September 2029.
Parking in Al Jaddaf
Street parking in Al Jaddaf is paid from 8 am to 10 pm, Monday to Saturday, and free on Sundays and public holidays. Parkin, Dubai's parking company, has run it since 2025.
How it works:
- Two zones: zone 326C is street parking, up to four hours at a time. Zone 326D is the off-street car parks, up to AED 20 for 24 hours. Dubai Healthcare City Phase 2 has its own zone, 326G.
- Peak hours: AED 4 an hour from 8 am to 10 am and from 4 pm to 8 pm, and AED 2 an hour at other paid times.
- How to pay: in the Parkin app, with the zone code on the sign next to the space.
- At home: every tower has its own car park. Ask the landlord whether a space comes with the flat, and get it in the contract.
Is Al Jaddaf a Good Area to Live?
Yes, if you want a newer flat close to the centre, the airport and the Metro, for less than Business Bay. It is not the right place if you want a villa, a big supermarket on your street or a school within walking distance.
On average, a one-bedroom flat in Al Jaddaf rents for about AED 18,600 a year less than in Business Bay, where our guide puts it at AED 94,700, and about AED 24,300 less than in Dubai Creek Harbour across the water. It costs about AED 11,800 more than in Al Karama, where the buildings are older and you cannot buy.
The good
- Two Green Line stations.
- Abra across the creek for AED 2.
- Big hospitals on the doorstep.
- Rents below Business Bay.
- Jameel Arts Centre and the creek.
The not so good
- Few big shops inside.
- Building work in many places.
- Only one school inside.
- Phase 2 towers are far from the Metro.
- Street parking is paid six days a week.
Three bills to ask about before you sign:
- Chiller: most buildings are cooled by Empower, and cooling often comes as a bill apart from DEWA. Ask how much last summer's bills were.
- DEWA: you pay DEWA, the water and electricity bill, yourself.
- Service charges: owners pay a yearly charge to run the building. If you are buying, ask the seller for the latest bill.
If you are buying, prices here are lower than in most districts near the city centre, and the Blue Line should make the area easier to reach from 2029. The main risks are the number of new towers still to come, which can hold rents down, and buying in a building that is not freehold. The yield, about 5.7%, is a little below the Dubai average for flats. To compare areas, read our guide to rental yield by area in Dubai. Before you make an offer, use our guide on how to check property value in Dubai.
