Deira Area Guide (2026): Rent, Bed Space, Souks and Metro
Deira is old Dubai's busy trading district on the north bank of the creek, with the Gold Souk, two Metro lines and some of the city's cheapest flats. A studio rents for about AED 30,800 a year ($8,400 · £6,300) and a one-bedroom flat for about AED 45,300 ($12,300 · £9,200).
Dubai's first modern shopping mall opened in Deira. Al Ghurair Centre, on Al Rigga Road, welcomed its first shoppers in 1981, when most of today's Dubai was still sand. Deira is still where much of the city shops, trades and rents its cheapest flats, on the north bank of Dubai Creek.
About Deira
Deira is the old trading district of Dubai, on the north side of Dubai Creek, across the water from Bur Dubai. It runs from the creek and the Gold Souk in the west to Port Saeed and the airport side in the east, and from the creek up to the Deira Corniche on the sea. Together with Bur Dubai and Al Karama, it is what people call "Old Dubai". For other parts of the city, see all our Dubai area guides.
Deira is not one community but many small ones. This guide covers the old Deira neighbourhoods: Al Ras and Al Sabkha by the souks, Naif, Al Murar, Al Dhagaya, Al Baraha, Al Muteena, Al Rigga, Al Muraqqabat, Port Saeed, Riggat Al Buteen and the Deira Corniche, and Abu Hail, plus Al Buteen, Ayal Nasir and Al Corniche, three small pockets by the creek. Hor Al Anz and Al Mamzar, further north-east, are separate districts and get a line only. Deira is in Dubai, not Sharjah; Sharjah starts beyond Al Mamzar and Al Nahda.
In this Deira area guide you will find what you need to rent here or simply understand the place: each neighbourhood and what it costs, what flats, rooms and bed spaces really rent for, why you cannot buy here as a foreigner, the souks and the two big malls, the Metro, the abras and parking.
*This guide was last updated on 3 November 2026, using Dubai Land Department records up to 2 November 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.9249 to the British pound (XE mid-market rate, 2 November 2026); your bank's rate will differ.
Deira Location and Map
Deira sits in the north-east of central Dubai, on the opposite bank of the creek from Bur Dubai. These are its edges:
- South-west: Dubai Creek, with Bur Dubai on the other side.
- North-west: the sea, along the Deira Corniche. Dubai Islands, once called Deira Islands, lie just offshore.
- North-east: Hor Al Anz and Al Mamzar, and then Al Nahda and the Sharjah border.
- South-east: Al Garhoud and Dubai International Airport.
The busiest roads are Al Rigga Road, Al Maktoum Road, Salahuddin Road, Abu Baker Al Siddique Road and Baniyas Road along the creek. Al Maktoum Bridge and Al Garhoud Bridge cross to the other bank.
By road, the middle of Deira (Union Metro Station) is about:
- 2.7 km from the Gold Souk.
- 6.4 km from Dubai International Airport, Terminal 3.
- 12.1 km from The Dubai Mall.
The first map shows where Deira is in Dubai.

The second shows the Deira neighbourhoods this guide covers, with the Metro stations, the Gold Souk, the abra stations, City Centre Deira and Waterfront Market.

Deira Highlights
Here is Deira in short, from the rents and the rooms to the souks, the Metro and the abras.
Deira Neighbourhoods: Al Rigga, Al Muraqqabat, Naif and More
Where you live in Deira changes the rent more than anything else. Naif, Al Murar and Al Baraha have the cheapest studios. Al Rigga and Al Muraqqabat cost more, but they have the restaurants, Al Ghurair Centre and the Metro. Flats by the creek and in the new Deira Enrichment Project cost about twice as much.
Each card shows what new tenants paid on average in the last 12 months*, for a studio and a one-bedroom flat. Where a place has no studios, it shows one and two bedrooms.
Our pick for value is Al Muraqqabat. A one-bedroom flat there rents for about AED 48,900 a year, close to the Deira average. For that you get Al Ghurair Centre, the restaurants on Al Muraqqabat Road and three Metro stations within reach. And with more than 13,700 contracts a year, you will have plenty of flats to compare. How to choose by what matters to you:
- The lowest rent: Al Baraha, Naif and Al Murar for a studio; Abu Hail and Al Baraha for a one-bedroom flat.
- The Metro at the door: Al Rigga, Al Muraqqabat and Port Saeed, on the Red Line.
- The souks and the abras: Al Ras and Al Sabkha.
- A newer flat: the Deira Enrichment Project, or the blocks by the creek in Riggat Al Buteen.
Hor Al Anz, next door, rents a little lower than the Deira average: about AED 42,900 a year for one bedroom. It is a separate district with its own streets of villas and flats.
*This guide was last updated on 3 November 2026, using Dubai Land Department records up to 2 November 2026.
Rent in Deira
Almost every home for rent in Deira is a flat, and most are small. A one-bedroom flat rents for about AED 45,300 a year ($12,300 · £9,200), and a studio for about AED 30,800. You can also rent a room, a partition or a bed space, which many people here do.
The Deira figures in this guide are for Deira as the Dubai Land Department records it, which also counts Hor Al Anz and Al Mamzar. Their flats rent for about the same, so the averages change very little.
Apartments for rent in Deira
Deira is one of the busiest rental markets in Dubai, with 72,740 homes rented in the last 12 months. Most Deira landlords do not advertise on the big property websites. Only about 730 flats were listed on Property Finder when this guide was last updated, so walk the streets you like, look for "flat for rent" signs on buildings and ask the building's watchman.
Monthly and furnished flats exist, but they are few. About 50 flats were offered by the month and about 35 furnished. Most landlords want a yearly contract, paid in a few cheques. Ask how many cheques they take before you agree a price.
Check the contract is registered in Ejari
Ejari is Dubai's system for registering rental contracts. Your landlord or agent registers it, and you need it for a DEWA account, a family visa and many other things. In older Deira buildings, ask for the Ejari certificate before you pay the full rent.

Studios for rent in Deira
A studio in Deira costs about AED 2,600 a month on a yearly lease. That is one of the lowest studio rents in central Dubai. The rent depends a lot on the street: about AED 25,700 a year in Al Baraha and AED 28,100 in Naif, but more than AED 42,000 in Al Rigga and Al Muraqqabat (see the cards above).
A cheap studio here is often small and in an old building. Before you sign, check:
- The building: does the lift work, and is the building clean and safe?
- Cooling: ask whether the flat has its own air conditioners, paid on your DEWA bill, or central cooling with a separate bill.
- Parking: many older blocks have none. Ask before you sign (see the parking section below).

One- and two-bedroom flats for rent in Deira
One- and two-bedroom flats are two thirds of all Deira rentals, and families take many of the two-bedroom flats. Al Rigga and Al Muraqqabat cost the most, at about AED 76,400 to AED 81,800 a year for two bedrooms. Al Murar and Abu Hail cost the least, at about AED 38,100 to AED 42,500.
Here, new tenants paid less than tenants who renewed. A new one-bedroom contract averaged AED 45,300, against AED 50,100 for a renewal. If your landlord asks for more when you renew, check what new tenants pay in the same building in the Dubai Land Department records before you agree.

Villas and townhouses for rent in Deira
Old Deira has almost no villas. Most of the 1,643 villa contracts in the last 12 months* were in Abu Hail and Hor Al Anz, on the north-east edge. A three-bedroom villa there rented for about AED 98,700 a year.

Bed Space and Rooms in Deira
Deira is one of the biggest places in Dubai to rent a room or a bed space. About 416 room adverts were on Dubizzle when this guide was last updated*, second only to Bur Dubai. Most are near a Metro station: Union, Al Rigga, Salah Al Din and Baniyas Square come up again and again.
What the words mean:
- Bed space: a bed in a room you share with others, often with bunk beds or "capsule" beds.
- Partition: a part of a room closed off with a light wall, for one person or a couple.
- Private room: a room of your own in a shared flat.
Who rents them: mostly single working men and women. Many adverts are for men only or for "ladies only", and some say which nationality they want. Many include bills, gas and internet in the price; check that yours does.
Sharing a home is now regulated. Dubai's shared housing law, Law No. 4 of 2026, came into force on 8 September 2026. These are its four main rules:
Al Ras, Al Rigga and Al Muraqqabat are among the areas named as approved for shared housing. That does not mean every flat there is approved. Before you pay for a room, a partition or a bed space:
- Ask the person letting it whether the flat has a shared housing permit.
- See the room in daylight. Some cheap adverts are for rooms with no window.
- Ask how many people share the flat, the bathroom and the kitchen.
- Do not pay a deposit until you have a written agreement that says what the rent includes.

Property for Sale in Deira
Deira is not freehold, so foreigners cannot buy a home here. Under Dubai law, only UAE and other Gulf (GCC) nationals, and companies they fully own, can buy outside the freehold areas, and no part of Deira is on the freehold list. So almost nothing is sold: in the last 12 months* there were 168 sales, nearly all of them plots of land, and only seven flats, all in the two Emaar Towers.
If you are not a Gulf national and want to buy near the creek, look at Dubai Creek Harbour, Al Jaddaf or Dubai Islands. See our list of freehold areas in Dubai.
Apartments for sale in Deira
Only seven flats in Deira were sold in the last 12 months*, all in Emaar Tower A and Emaar Tower B. They sold for about AED 1.25 million on average ($341,500 · £254,700). Before you pay anything for a flat advertised here, ask the seller for the title deed and check with the Dubai Land Department that you are allowed to own it.
Villas and townhouses for sale in Deira
Deira has no villas or townhouses for sale to foreigners. The few villas and plots that change hands, in Abu Hail and Hor Al Anz, go to UAE and Gulf nationals.
*This guide was last updated on 3 November 2026, using Dubai Land Department records up to 30 October 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.9249 to the British pound (XE mid-market rate, 2 November 2026); your bank's rate will differ.
Deira Gold Souk and the Old Souks
The Gold Souk in Al Ras is Deira's best-known place: a covered market of more than 300 jewellery shops, with the Spice Souk and the Perfume Souk next to it. People who live here use the souks every day, for gold, spices, fish and cheap shopping.
- The Gold Souk: gold, silver and stones. Most shops open from about 10 am to 10 pm, and some close from 1 pm to 4 pm. On Fridays many open only in the afternoon. Parking nearby is hard to find, so come by Metro: Al Ras station is about five minutes on foot, and Gold Souq station is closer to the Gold Souk Extension.
- The Spice Souk: saffron, herbs, spices and soaps, between the Gold Souk and the creek. Ask the price before you weigh anything.
- The Perfume Souk: oud, perfume oils and mixed scents, next to the Gold Souk.
- Naif Souq: a covered market in Naif, a short walk from Baniyas Square station.
- The Waterfront Market: Dubai's fish market, now in a big hall on the Deira Corniche, with meat, fruit, vegetables and spices too. The fish market is open 24 hours, except Fridays from 12 pm to 2 pm.
For gold, compare the day's price per gram in a few shops, and ask for the making charge apart from the gold price. For gold offers around festivals, see our Diwali gold offers in the UAE.
The creek and the abras
An abra, the old wooden water taxi, takes you across the creek for AED 1. Pay the boatman in cash. The two main crossings from Deira are:
- Deira Old Souq station, near the Spice Souk, to Bur Dubai.
- Al Sabkha station to Dubai Old Souq on the Bur Dubai side. This crossing runs 24 hours.
Other routes stop at Baniyas station, further up the creek. Check routes and times in RTA's S'hail app.
Deira City Centre and Al Ghurair Centre
Deira has two big malls for daily life: Al Ghurair Centre in Al Muraqqabat and City Centre Deira in Port Saeed. Both have a Carrefour and a Metro station at the door.
- Al Ghurair Centre opened in 1981 and is the older of the two. Since its expansion it has more than 300 shops, with Carrefour, Marks & Spencer, Star Cinema and a busy food court.
- City Centre Deira opened on 28 November 1995, built by Majid Al Futtaim. It has more than 370 shops. Its Red Line station, City Centre Deira, is by the entrance.
Is City Centre Deira parking free? Yes, for the first three hours, from Monday to Saturday. After that it costs AED 20 for the fourth hour and rises fast, to AED 150 for seven hours or more.
Reef Mall and Burj Nahar Mall are smaller local malls in Al Muraqqabat and Al Muteena.
Restaurants in Deira
Deira is one of the cheapest places in Dubai to eat well, with Syrian, Iraqi, Yemeni, Iranian and Indian food on almost every street. Al Muraqqabat Road and Al Rigga Street are the busiest food streets, and many places stay open late.
Good to know:
- A drink with dinner: street restaurants here do not serve alcohol. Only the hotel restaurants and bars are licensed.
- Cheap cafeterias: almost every block has a small cafeteria selling tea, sandwiches and parathas.
- Places change often: check that a restaurant is still open before you go.
Supermarkets, Clinics, Mosques and Gyms in Deira
Daily basics are on every street in Deira: small groceries, pharmacies and clinics. For a big weekly shop, use the Carrefour in one of the two malls.
Supermarkets in Deira
The two biggest supermarkets are the Carrefour hypermarkets in Al Ghurair Centre and City Centre Deira. Other choices:
- West Zone: many small supermarkets across Al Rigga, Al Muraqqabat and Al Muteena.
- Grocery shops: on almost every block, many open late.
- The Waterfront Market: fish, meat, fruit and vegetables on the Deira Corniche.
Clinics in Deira
Dubai Hospital in Al Baraha is a government hospital with an emergency department. For everyday care:
- Clinics: private clinics and medical centres on Al Rigga Street, Al Muraqqabat Road, Abu Baker Al Siddique Road and Al Muteena Street.
- Pharmacies: there is one on nearly every street. Life, Aster and BinSina pharmacies all have branches here.
Mosques in Deira
Deira has more mosques than almost anywhere in Dubai, with one every few streets. You will rarely walk more than a few minutes to one. A prayer-times app shows the nearest. Parking by mosques is paid in many places, so read the sign.
Gyms in Deira
Most older Deira buildings have no gym, so most residents use a gym nearby. Your options:
- Gold's Gym Deira: near the Clock Tower in Port Saeed, with a mixed gym and a ladies-only gym.
- Your own building: newer buildings, such as those in the Deira Enrichment Project, may have one. Ask the agent.
Schools in Deira
Deira has a few schools, most of them Indian or British curriculum and rated Good or Acceptable. For more choice, families look at Al Garhoud, Al Qusais and Al Nahda nearby.
KHDA is the Dubai government office that inspects private schools. Its top ratings are Outstanding, Very good and Good, then Acceptable. The ratings below are from KHDA's latest inspections, in 2023-24.
| Where | School | Curriculum | KHDA rating |
|---|---|---|---|
| Deira | Sabari Indian School | Indian | Good |
| Deira | Queen International School | British | Acceptable |
| Hor Al Anz | Pearl Wisdom School | Indian | Good |
| Al Mamzar | Al Ittihad Private School | American | Good |
| Al Garhoud | Al Mawakeb School | American | Good |
| Al Garhoud | Gulf Indian High School | Indian | Good |
Two well-known schools carry Deira's name but are not in Deira. Deira International School is in Dubai Festival City (rated Outstanding), and Deira Private School is in Al Twar. Every school's fees are on the KHDA school directory. To compare family areas, read our guide to the best areas to live in Dubai for families.
Nurseries in Deira
Deira has small nurseries in several neighbourhoods, but we could not confirm a list that is up to date. Ask the nursery which ages it takes this year, and check that it is on KHDA's list of licensed early childhood centres.
Getting Around Deira
Deira is one of the easiest places in Dubai to live without a car. It has nine Metro stations on two lines, buses on every main road, and abras across the creek. By car, these are the main roads:
- Al Ittihad Road runs north-east to Sharjah.
- Al Maktoum Bridge and Al Garhoud Bridge cross the creek to Bur Dubai, Sheikh Zayed Road and Downtown Dubai.
- Al Khaleej Road runs along the Deira Corniche, past the Waterfront Market.
These are distances, not times. Deira's streets are busy at rush hour, so allow extra time.
Salik gates on the way in and out
Salik toll gates stand on Al Maktoum Bridge, Al Garhoud Bridge and Al Ittihad Road at Al Mamzar (two gates). From Monday to Saturday each crossing costs AED 6 from 6 am to 10 am and from 4 pm to 8 pm, AED 4 at other times, and nothing from 1 am to 6 am. On Sundays it costs AED 4 all day. If you drive this way to work, add it to your budget.
Metro Stations in Deira
There is no station called "Deira". Deira has nine stations on two lines, and they meet at Union. Union is the station to change between the Red Line and the Green Line.
Which station to use:
- Red Line, towards the airport, Downtown Dubai and Dubai Marina: City Centre Deira (Port Saeed), Al Rigga (Al Rigga Street) and Union.
- Green Line, towards Bur Dubai and Al Qusais: Al Ras and Gold Souq by the souks, Baniyas Square in Naif, Union, Salah Al Din, Abu Baker Al Siddique and Abu Hail.
For the Gold Souk, get off at Al Ras. For Al Ghurair Centre, use Union or Al Rigga. Gold Souq station used to be called Palm Deira, so older maps and adverts may use the old name.
Parking in Deira
Street parking in Deira is paid from 8 am to 10 pm, Monday to Saturday, and free on Sundays. Parkin, Dubai's parking company, runs it.
How it works:
- The price: AED 4.20 an hour in most street bays. Premium bays cost AED 6.30 an hour from 8 am to 10 am and from 4 pm to 8 pm. The sign by the bay shows the zone.
- How to pay: in the Parkin app, by SMS or at the machine, with the zone code on the sign.
- Car parks: a public multi-storey car park costs AED 5 an hour plus VAT, or AED 40 plus VAT for 24 hours.
- At home: many older buildings have no parking. Ask the landlord whether a space comes with the flat, and get it in the contract.
Is Deira a Good Place to Live?
Yes, if you want low rent, the Metro at your door and a lively, crowded city around you. It is not the right place if you want a quiet street, a pool in your building, a car space you can count on, or to buy a home.
A one-bedroom flat in Deira rents for about AED 16,400 a year less than in Bur Dubai, across the creek, where our guide puts it at AED 61,700. Rents in Al Karama are close to Bur Dubai's. For the same money as a Deira one-bedroom flat, you would get a studio or less in most newer areas.
The good
- Some of Dubai's lowest rents.
- Nine Metro stations, two lines.
- Rooms and bed spaces everywhere.
- The souks and the creek.
- Cheap food on every street.
The not so good
- Not freehold: you cannot buy.
- Older buildings, few pools or gyms.
- Hard to find parking.
- Crowded and noisy streets.
- Few top-rated schools.
Three bills to ask about before you sign:
- Cooling: ask whether cooling is on your DEWA bill (your own air conditioners) or a separate chiller bill, and how high last summer's bills were.
- DEWA: you pay DEWA, the water and electricity bill, yourself.
- Maintenance: ask who fixes the air conditioner and the water heater, and how fast.
Renting in Deira is cheap, but buying is not possible for most readers. If you want to buy and rent out a flat, read our guide to rental yield by area in Dubai, and before you make an offer anywhere, use our guide on how to check property value in Dubai.
FAQs
Is Deira in Dubai or Sharjah?
Deira is in Dubai. It is the old district on the north bank of Dubai Creek. Sharjah starts further north-east, beyond Al Mamzar and Al Nahda; Sahara Centre in Sharjah is about 9.4 km by road from Union station.
Are Deira and Bur Dubai the same?
No. They face each other across Dubai Creek: Deira is on the north bank and Bur Dubai on the south. Abras cross between them for AED 1, and the Green Line Metro links both.
Is Deira freehold?
No. Foreigners cannot buy homes in Deira. Only UAE and other Gulf (GCC) nationals can buy there. If you want to buy near the creek, look at Dubai Creek Harbour or Dubai Islands, which are freehold.
Which is the Deira metro station?
There is no station called Deira. For the souks, use Al Ras or Gold Souq on the Green Line; for Al Ghurair Centre, Union or Al Rigga; for City Centre Deira, City Centre Deira station on the Red Line. Union is where the two lines meet.
What is the Deira postal code?
There is none. The UAE does not use postcodes, so mail goes to a P.O. Box. For a delivery, give the building name, the street and the neighbourhood, for example "Al Rigga Street, Al Rigga, Deira".
How much is a bed space in Deira?
The middle asking price in the adverts when this guide was last updated was about AED 700 a month for a bed space, AED 1,300 for a partition and AED 3,000 for a private room. Most include bills; ask before you pay.
