Dubai Creek Harbour Area Guide (2026): Towers, Rent and Metro
Dubai Creek Harbour is Emaar's freehold district of towers on Dubai Creek, beside Ras Al Khor Wildlife Sanctuary. A one-bedroom flat rents for about AED 100,400 a year ($27,300 · £20,400) and a built one sells for about AED 1.76 million ($479,900 · £357,900). Two in three sales are off-plan.
Dubai Creek Harbour was first sold as The Lagoons, and the Land Department records still use that name. It is built where Dubai Creek ends, so the towers look over the water on one side and over a nature reserve on the other, where flamingos feed all year. Today it is Emaar's newest big district of flats, with many of its towers still going up.
About Dubai Creek Harbour
Dubai Creek Harbour is a freehold waterfront district of towers by Emaar, on the east bank of Dubai Creek, at the point where the creek meets Ras Al Khor Wildlife Sanctuary. Emaar describes it as a 6 sq km development, about three times the size of Downtown Dubai. It is about 12 km by road from Burj Khalifa and 6.4 km from Dubai Festival City Mall. For other parts of the city, see all our Dubai area guides.
Is Dubai Creek Harbour in Ras Al Khor? It sits beside Ras Al Khor: the wildlife sanctuary is its southern edge, and Ras Al Khor Road runs along its eastern side. It is on the same side of the creek as Deira, but it is its own district, not part of Deira. Emaar first built it with Dubai Holding and agreed to buy Dubai Holding's share in 2022, so Emaar now runs the whole project.
In this Dubai Creek Harbour area guide you will find what you need to rent, buy or live here: which towers are finished and which are still off-plan, what flats really rent and sell for, Creek Beach and Dubai Square, the Creek Tower story, the Metro that is coming, and who the area suits.

Dubai Creek Harbour Highlights
Here is the short version, from the homes and the beach to the Metro that is still being built.
Dubai Creek Harbour Towers and Projects
Dubai Creek Harbour has two kinds of towers: finished ones you can rent and buy now, and off-plan ones that are still being built. Where you look depends on whether you want to move in this year.
Finished towers
These are the finished towers and buildings people search for most. Each card gives the one-bedroom figures for the last 12 months*, because one bedroom is the most common home here. The rent is what new tenants paid. The price is the average of all one-bedroom sales; in these towers every sale was of a finished flat.
Other finished towers, with the same one-bedroom figures:
| Tower | 1-bed rent a year | 1-bed price | Sales |
|---|---|---|---|
| Palace Residences | AED 110,900 | AED 2.12m | 15 (few) |
| Creek Edge | AED 98,600 | AED 1.83m | 16 (few) |
| Creek Horizon | AED 97,500 | AED 1.67m | 16 (few) |
| Palace Residence North | AED 98,500 | AED 1.71m | 34 |
| Creek Gate | AED 100,400 | AED 1.71m | 9 (few) |
| Harbour Gate | AED 95,800 | AED 1.56m | 9 (few) |
| Creekside 18 | AED 91,500 | AED 1.54m | 5 (few) |
| Creek Palace | AED 99,700 | AED 1.84m | 16 (few) |
| Island Park | AED 106,900 | AED 1.81m | 16 (few) |
Our pick for value is Creek Beach. Its one-bedroom flats rented for about AED 95,900 a year, below the district average, and with more than 900 contracts in a year it is the easiest place here to compare prices. You also get the beach. 17 Icon Bay and Creekside 18 are a little cheaper, but they have far fewer flats. How to choose by what matters to you:
- The lowest one-bedroom rents: 17 Icon Bay, Creekside 18 and Creek Crescent.
- The beach on your doorstep: the Creek Beach buildings, such as Bayshore, Summer, Grove and Cedar.
- The biggest flats: Dubai Creek Residences and The Grand, where two-bedroom flats rent for about AED 184,000 to AED 188,000 a year.
- A flat with hotel services: Address Harbour Point, where flats are rented as hotel apartments (see the rent section).
Off-plan projects
Two in three homes sold here in the last 12 months* were off-plan, which means bought before the tower was finished. These are the projects with the most sales:
A flat in one of these towers cannot be rented or lived in until it is handed over. Ask the developer for the handover date in writing, and check the project's escrow account before you pay. Read our guide to buying off-plan in Dubai.
Sobha Creek Vistas is not in Dubai Creek Harbour. It is a Sobha project in Sobha Hartland 2, on the other side of the city centre, although the names sound alike.

Rent in Dubai Creek Harbour
Every home for rent in Dubai Creek Harbour is a flat, and most are one- or two-bedroom flats. A one-bedroom flat rents for about AED 100,400 a year ($27,300 · £20,400), and a two-bedroom flat for about AED 149,800. There are no studios, villas or townhouses to rent.
*This guide was last updated on 3 November 2026, using Dubai Land Department records up to 1 November 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.9249 to the British pound (XE mid-market rate, 2 November 2026); your bank's rate will differ.
Apartments for rent in Dubai Creek Harbour
About 3,200 flats were up for rent when this guide was last updated*. Most landlords want a yearly contract, paid in a few cheques. Ask how many cheques they accept before you agree a price.
Furnished flats are easy to find. Nearly four in ten of the flats advertised were furnished, and about 180 were offered by the month. A monthly flat costs much more than a yearly lease, so take one only for a short stay.
You can also rent a hotel apartment in Address Harbour Point, a tower where the flats are let and run as hotel apartments. New tenants there paid about AED 199,400 a year ($54,300 · £40,500) on average, for all sizes together, in the last 12 months*. Ask what the rent includes before you sign: bills, cleaning, cooling and parking.

Studios for rent in Dubai Creek Harbour

One- and two-bedroom flats for rent in Dubai Creek Harbour
One- and two-bedroom flats make up more than eight in ten rentals here, and the rent changes from tower to tower: from about AED 91,000 for one bedroom in 17 Icon Bay to about AED 116,500 in The Grand (see the tower cards above). About 1,200 one-bedroom and 1,400 two-bedroom flats were up for rent when this guide was last updated*.
Rents have eased a little. In the last three months*, new tenants paid about AED 93,200 a year for one bedroom, below the 12-month average. Use that figure when you negotiate.
Ask about the cooling bill
In many Dubai towers, cooling (the chiller) is billed apart from DEWA, the water and electricity bill. Ask the agent: "Is cooling in the rent, or will I get a separate chiller bill?" Then get the answer in the contract.

If you are buying because of the tower, do not count on a date. Buy for what is finished around the flat today.
Creek Beach and Dubai Square
Creek Beach is finished and lived in; Dubai Square, the big mall, is still being built. Here is where each one stands, with Creek Marina:
- Creek Beach is a group of 15 finished buildings by about 700 m of sand. Emaar built it as a beach for the people who live there. We could not confirm opening hours or whether visitors from outside may swim, so ask before you go.
- Dubai Square is Emaar's planned mall at the heart of the district. Emaar showed the new design in December 2025 and said it would open in about three years.
- Creek Marina is the yacht club on the creek side, run by Emaar Hospitality, with berths for more than 80 boats.
Ras Al Khor Wildlife Sanctuary
Ras Al Khor Wildlife Sanctuary is the protected wetland right next to Dubai Creek Harbour, and it is the best place in Dubai to see flamingos. It covers about 6.2 sq km of lagoons, mangroves and mudflats at the head of the creek. Flamingos are there all year, and more birds come from October to March.
You watch the birds from hides run by Dubai Municipality:
- Flamingo Hide: the one for flamingos.
- Lagoon Hide: looks over the open water, with waders and birds of prey.
- Mangrove Hide: temporarily closed.
The sanctuary is being rebuilt in a large Dubai Municipality project, and parts of it have closed during the work. Check the booking page before you go.

Getting Around Dubai Creek Harbour
Today you need a car in Dubai Creek Harbour, or a taxi. There is no Metro station yet. By car, the way in and out is Ras Al Khor Road:
- Ras Al Khor Road runs along the east side. It links Dubai-Al Ain Road with Sheikh Mohammed bin Zayed Road, and leads on to Al Khail Road.
- A bridge built by the RTA in 2020 brings traffic from Dubai-Al Ain Road and Al Khail Road straight into Dubai Creek Harbour.
- A footbridge over Ras Al Khor Road, opened in 2023, links the district with Ras Al Khor Industrial Area.
These are distances, not times. At rush hour the roads around Ras Al Khor are busy, so allow extra time.
Metro stations near Dubai Creek Harbour
There is no Metro station in Dubai Creek Harbour today. The nearest is Creek station on the Green Line, in Al Jaddaf, across the water. It is about 10.9 km by road, but you can cross by abra instead.
The abra is the quick way across. RTA runs two boat lines from Dubai Creek Harbour, and each trip costs AED 2:
- To Al Jaddaf: every day, from 7 am to about 11.30 pm. The line also serves Creek Metro station.
- To Dubai Festival City: on Saturdays and Sundays only, from 4 pm to 11.45 pm.
A Metro station is coming. The Dubai Metro Blue Line will have a station inside Dubai Creek Harbour, called Emaar Properties station. It will be 74 m tall, and the line will reach it on a 1.3 km bridge over the creek, from Creek station via Dubai Festival City. Building work began on 9 June 2025, and the line is due to open on 9 September 2029.
We could not confirm a regular RTA bus route into the district. Check the S'hail app or the RTA journey planner before you rely on a bus.
Parking in Dubai Creek Harbour
The towers have their own underground or surface car parks for residents. Ask the landlord whether a parking space comes with the flat, and get it in the contract.
We could not confirm from Parkin or Emaar whether visitor and street parking in Dubai Creek Harbour is paid. When you visit, read the sign by the space or at the car park entrance.
Is Dubai Creek Harbour a Good Place to Live?
Yes, if you want a newer flat by the water, with a beach and a promenade, and you drive. It is not the right place yet if you need the Metro, a school next door or lots of shops on foot.
On average, a one-bedroom flat here rents for about AED 5,700 a year more than in Business Bay and about AED 16,600 less than in Downtown Dubai, using our own figures for those areas. Across the creek, Al Jaddaf has its own Metro stations.
The good
- Flats by the water.
- Creek Beach and the promenade.
- Flamingos next door.
- Newer towers than the old city.
- Freehold.
The not so good
- No Metro until 2029.
- Building work for years.
- No school inside yet.
- Few shops for now.
- Creek Tower date unknown.
Three bills to ask about before you sign:
- Chiller: ask whether cooling is in the rent or billed apart from DEWA, and how much last summer's bills were.
- DEWA: you pay DEWA, the water and electricity bill, yourself.
- Service charges: owners pay a yearly charge to run the tower and the community. If you are buying, ask the seller for the latest bill.
If you are buying, think about supply. Two in three sales here are off-plan, so many new flats will reach the rental market in the next few years, and the yield of about 5.5% is already below the Dubai average for flats. Buy for a home you want to live in, or for the long term after the Metro opens. To compare areas, read our guide to rental yield by area in Dubai. Before you make an offer, use our guide on how to check property value in Dubai.
