Dubai Maritime City Area Guide (2026): Towers and Location
Dubai Maritime City is a man-made peninsula between Port Rashid and the Dubai Drydocks. Only two towers are lived in; more than 25 are sold off-plan. A one-bedroom flat rents for about AED 87,400 a year ($23,800 · £17,800) and a ready one sells for about AED 1.73 million ($471,300 · £351,500).
Dubai Maritime City is land that Dubai made from the sea, right beside Port Rashid. It was built for the shipping trade, with repair yards, workshops and offices for maritime firms. Now it is turning into a place to live: more than 25 towers of flats are being sold, but only two are finished and lived in today.
About Dubai Maritime City
Dubai Maritime City is a man-made peninsula built for the maritime industry, between Port Rashid (Mina Rashid) and the Dubai Drydocks, on the coast between Bur Dubai and Jumeirah. It is part of the DP World group. Ship repair and marine businesses fill the south end, and new towers of flats are going up on the north. Downtown Dubai is about 11 km away by road. For other parts of the city, see all our Dubai area guides.
This guide covers the peninsula itself. Mina Rashid, the new community of flats around the marina next door, is a separate place, and we describe it only where it helps you.
Whether you want to rent one of the few flats here, buy off-plan or simply understand what is built and what is not, this Dubai Maritime City area guide gives you the facts: where it is, every tower people ask about, what tenants and buyers really paid, how you get in and out, and what to know before you sign.

Location: Port Rashid, Mina Rashid and the QE2
Dubai Maritime City sits on the coast of old Dubai, between Bur Dubai and Jumeirah 1. It runs north into the sea from the Dubai Drydocks, with Port Rashid along its east side. These are its neighbours:
- Port Rashid (Mina Rashid): the old port on the east side. Today it is mostly a cruise terminal, a marina and new homes.
- Mina Rashid: a new community of flats around the marina, built by Mina Rashid Properties. A one-bedroom flat there rents for about AED 79,000 a year, a little less than here.
- The QE2: the famous ocean liner Queen Elizabeth 2, now a floating hotel moored at Mina Rashid. Its restaurants and cafés are the closest places to eat out, and you can book a tour of the old ship.
- Dubai Drydocks: the big ship repair yards at the south end, where the road onto the peninsula starts.
- Bur Dubai and Jumeirah 1: the nearest shops, souks, beach and Metro, about 4 to 7 km away by road.
The QE2 is about 4.4 km away by road, even though you can see it from the towers. The road has to go round the port.
The first map shows where Dubai Maritime City is in Dubai.

The second shows the peninsula close up, with Port Rashid, the QE2, the Mina Rashid cruise terminal and the nearest Metro station, Al Ghubaiba.

Dubai Maritime City Towers and Projects
Only two towers here are finished and have tenants: ANWA and Riva Residence. Every other tower is off-plan, which means you buy it now and it is built later. The developers expect most of them to finish between 2026 and 2029.
The cards show the towers people search for and buy most. Orange cards are lived in; blue cards are still being built. Each card shows the sales in the last 12 months and the average price of a one-bedroom flat.
Our pick to live in today is ANWA, because it is the only tower with a few years of tenants behind it, and it is the only tower here with studios to rent. Riva Residence is newer and a one-bedroom flat there rents for less.
Other off-plan towers here: Talea, Prestige One Residences, The Pier, LIV Maritime, Il Vento, Aria by Beyond, Harbour Lights and Coral Reef by Damac, Saria, The Mural, Orise, Sensia, Anwa Aria by Omniyat and Shahrukhz Residences by Danube. Most of them had fewer than 70 sales in the last 12 months*.
Sobha Seahaven is not in Dubai Maritime City. People often search for the two together, but Sobha Seahaven is in Dubai Harbour, next to Dubai Marina, about 30 km away.

Rent in Dubai Maritime City
A one-bedroom flat in Dubai Maritime City rents for about AED 87,400 a year ($23,800 · £17,800), and a two-bedroom flat for about AED 132,600 ($36,100 · £26,900). These are what new tenants paid in the last 12 months*. All of the 137 rental contracts were in ANWA and Riva Residence, so your choice is small.
Things to know before you rent here:
- About 210 flats were up for rent when this guide was last updated*, all in ANWA and Riva Residence. Only a handful are studios.
- Most are unfurnished, and almost every advert asks for a yearly lease. There are no villas, townhouses, rooms or bed spaces here.
- Ask about the building work around you. More than 25 towers are going up nearby, so expect cranes and lorries for the next few years.

Property for Sale in Dubai Maritime City
A ready one-bedroom flat in Dubai Maritime City sold for about AED 1.73 million ($471,300 · £351,500) in the last 12 months*, but almost every sale here is off-plan, and off-plan flats cost much more. Of about 2,800 flats sold in that time, only 35 were ready. A one-bedroom flat bought off-plan sold for about AED 2.49 million on average.
Price per sq ft is the price divided by the size of the flat, so you can compare flats of different sizes. Off-plan flats here sold for about AED 3,100 a sq ft, and ready flats in ANWA and Riva Residence for about AED 2,000. Buyers of off-plan flats are paying for sea views, newer towers and a finished area that does not exist yet.
Can foreigners buy here? The developers sell these towers as freehold homes, and the Dubai Land Department registers every sale. Dubai Maritime City is not named in Dubai's 2006 list of freehold areas, which goes by plot, so check that the flat you want comes with a freehold title deed. Our guide to freehold areas in Dubai explains how.
Check the handover date and the payment plan
An off-plan tower can finish later than the developer says. Before you pay, read when the developer expects to hand over, how much you pay before and after handover, and what happens if the building is late. Our guide to off-plan or ready property in Dubai shows what to look for.

Getting to Dubai Maritime City
Dubai Maritime City has no Metro station, so most people here drive or take a taxi. One road takes you on and off the peninsula, and it leads to these:
- Sheikh Rashid Street: out past Port Rashid towards Al Mina and Sheikh Khalifa bin Zayed Street, which takes you to Sheikh Zayed Road, Downtown Dubai and the rest of the city.
- Al Mina Street: east into Bur Dubai, Al Ghubaiba and the creek.
These are distances, not times. Allow extra time at rush hour on Sheikh Rashid Street and Sheikh Zayed Road.
The nearest Metro stations are all about 5 km away by road:
- Al Ghubaiba (Green Line): in Bur Dubai, about 4.5 km away.
- ADCB (Red Line): in Al Karama, about 5.4 km away.
- Burjuman (Red and Green Lines): the change station, about 5.8 km away.
A Metro line is planned. The Gold Line, due to open on 9 September 2032, will run from Al Ghubaiba through Mina Rashid. No station names have been published yet. For buses, check the RTA's S'hail app before you rely on one.
Things to Keep in Mind
Dubai Maritime City suits people who want a new flat with sea views close to old Dubai, and who are happy to drive for everything else. It does not suit families who need a school close by, or anyone who wants shops at the door today.
- Daily needs are outside the peninsula. We found no supermarket, school, clinic, mosque or gym open on it when we checked. Most people shop in Bur Dubai, Al Karama or Jumeirah 1, and the nearest big mall is BurJuman. Ask the agent what your tower has inside, such as a gym or a small shop.
- It will be a building site for years. Most of the towers are due between 2026 and 2029, so expect noise and dust while they go up.
- Ships and yards are next door. The Dubai Drydocks and the marine businesses are part of the area. If quiet matters to you, visit on a weekday morning before you sign.
- Ask about the cooling bill. Ask the agent: "Is the air conditioning in the DEWA bill, or is there a separate chiller bill?" Then get the answer in the contract.
- Service charges: owners pay a yearly charge to run each tower. If you are buying, ask for the latest bill, and read our guide to service charges in Dubai.
Is Dubai Maritime City a good investment? At today's rents, a one-bedroom flat bought ready, at about AED 1.73 million, earns about 5% of its price in rent each year, before costs. The same flat bought off-plan, at about AED 2.49 million, earns about 3.5%. Both are below the Dubai average for flats, 6.2%. The off-plan price only makes sense if rents here rise as the area fills up, and nobody can promise that. To compare areas, read our guide to rental yield by area in Dubai and our guide on how to check property value in Dubai.
For an older, busier place to live close by, with Metro stations and shops on every street, look at Bur Dubai. For another new waterfront district of towers, look at Dubai Creek Harbour.
