Arjan Area Guide: Apartments for Rent, Studios, Location and Restaurants
Arjan is a district of apartment blocks in Al Barsha South, next to the Dubai Miracle Garden. A studio rents for about AED 45,000 a year ($12,200 · £9,200) and a one-bedroom flat for about AED 67,000 ($18,200 · £13,700). A one-bedroom flat sells for about AED 1.17 million ($317,000 · £239,000). There is no Metro.
In December 2016, Guinness World Records measured an Emirates A380 made of flowers in Arjan. At almost 73 m by 78 m, and 22 m high, it is the largest flower structure in the world. It stands in the Dubai Miracle Garden, on the east side of the district. Around it, Arjan today is a busy area of apartment blocks, where more than 5,000 flats are rented every three months.
About Arjan
Arjan is a residential district of apartment buildings in Al Barsha South, the inland part of New Dubai. It sits where Umm Suqeim Street (D63) meets Sheikh Mohammed Bin Zayed Road (E311), with the rest of Al Barsha South to the north, Motor City to the south and Jumeirah Village Circle (JVC) to the west. Downtown Dubai is about 22 km away by road.
Officially, Arjan is part of Al Barsha South 3. Dubai Land Department records call the area Al Barshaa South Third, and local addresses use Al Barsha South 3. So you may see either name on an advert, a tenancy contract or a title deed. Both mean the same place.
If you are thinking of renting, buying or living in Arjan, this Arjan area guide helps you decide: where it is, the buildings people ask about, what flats really rent and sell for, the food, shops and schools nearby, and how you get around without a Metro. To compare it with other districts, see all our Dubai area guides.

Arjan Highlights
Here is what most people want to know first, from the homes and schools to the shops and the drive out.
Popular Buildings in Arjan
Arjan has more than 90 named buildings, each from its own developer. These are the six that people search for most. The rents are what new tenants paid in the last 12 months*, because single buildings have fewer records than the whole area.
Other buildings people often look up:
- Lincoln Park: five buildings by DAMAC, finished in 2014.
- Geepas Tower: a 20-storey tower with a Nesto supermarket on the ground floor.
- Platinum One: a nine-storey block of furnished hotel flats, from 2013.
- The Wings: three five-storey blocks by Al Mizan, from 2019, with three pools.
- Samana Hills: a block of 202 flats by Samana, handed over in 2022. Some flats have their own pool.
- Syann Park 1: a seven-storey block of one- to three-bedroom flats.
Their rents are in the studio and one- and two-bedroom sections below.
Before you sign, ask how old the building is, because ages vary a lot in Arjan. Then visit at night as well as by day, to see how busy the street and the parking are.

Rent in Arjan
Every home for rent in Arjan is a flat. A studio rents for about AED 45,000 a year ($12,200 · £9,200), and a one-bedroom flat for about AED 67,000. There are no villas or townhouses to rent.
*This guide was last updated on 16 October 2026, using Dubai Land Department records up to 15 October 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.8733 to the British pound (XE mid-market rate, 15 October 2026); your bank's rate will differ.
Apartments for rent in Arjan
These are real contracts from Dubai Land Department records, not asking prices from adverts. If you are moving in, use the figures in the chart. A tenant who renews, which means one who already lives in the flat, often pays less. For a two-bedroom flat the gap was about AED 13,400 a year, so do not expect the rent the last tenant paid.
There is plenty of choice: about 3,800 flats were advertised for rent when this guide was last updated*. Most buildings have a gym, many have a pool, and most flats come with one parking space.
About a third of the flats advertised are furnished. Monthly lets are rarer: 79 flats were offered that way, 45 of them studios, at about AED 5,500 to AED 9,500 a month for a studio. That is close to twice the cost of a yearly contract, so if you plan to stay a year, sign a yearly one.

Studios for rent in Arjan
Studios are about a third of all the homes rented in Arjan. Prices differ a lot from block to block. Newer blocks with a pool view, such as Vincitore Boulevard, cost more. These are four busy studio buildings:
Ask what the rent includes
Before you sign for a studio, ask:
- Whether the rent includes a parking space.
- How many cheques the landlord accepts. One or two cheques can get you a lower rent.

One- and two-bedroom flats for rent in Arjan
These are the most common homes in Arjan, with about 1,700 one-bedroom and 950 two-bedroom flats advertised when this guide was last updated*. What you pay depends a lot on the building:
Ask for the size in square feet, because two-bedroom flats here range from about 1,100 to 1,500 sq ft.

Villas and townhouses for rent in Arjan
Arjan has no villas or townhouses: every home is a flat. For a house close by, look at Motor City or JVC.
Rooms, partitions and bed spaces in Arjan
Only a few rooms and bed spaces are advertised in Arjan. There were 13 adverts when this guide was last updated*, and none was for a partition:
- Private rooms: about AED 2,400 to AED 4,500 a month.
- Bed spaces: about AED 800 to AED 2,500 a month.
These are asking prices, so check what is included, such as DEWA and internet. Since 8 September 2026, Dubai's shared housing law (Law No. 4 of 2026) allows shared housing only with a Dubai Municipality permit, and only in approved areas. So before you take a room, ask whether the flat has that permit.

Apartments for sale in Arjan
Price per sq ft is the price divided by the size of the flat, so you can compare flats of different sizes. A ready flat costs much less per square foot. Finished flats sold for about AED 1,364 per sq ft in the last three months*, and flats still being built for about AED 1,725.
There is a lot to choose from: about 2,600 flats were advertised for sale when this guide was last updated*. Before you make an offer, compare the asking price with the last sales in the same building.
An unfinished flat earns no rent
The busiest projects being sold before they are built include Binghatti Hillcrest, Ashley Hills, Samana Imperial Garden and Vincitore Dolce Vita. You pay instalments until the handover and get no rent until then, so ask for the handover date in writing.

Villas and townhouses for sale in Arjan

Restaurants in Arjan
Arjan has no restaurant street: the places to eat are small restaurants and cafés on the ground floors of the buildings. They are fine for a coffee, a quick meal or a takeaway. For a big choice or a family dinner out, you drive a few minutes to a mall.
Good to know:
- Late at night: Popolare Positano and the McDonald's at City Centre Al Barsha stay open until about midnight. Check the hours on their map listings before you go.
- A drink with dinner: we found no bar or licensed restaurant inside Arjan. Go to the hotels in Al Barsha or Dubai Marina.
Dubai Miracle Garden and Butterfly Garden in Arjan
The two gardens are Arjan's best-known sights, side by side just off Umm Suqeim Street. Dubai Miracle Garden is a flower garden of 72,000 square metres. Next to it, the Dubai Butterfly Garden is two covered domes full of butterflies. If you live in Arjan, this is what they mean for you:
The Miracle Garden is open only in the cooler months. Its 2026-27 season, the 15th, opened on 8 October 2026.
If you rent near Umm Suqeim Street, drive past on a Friday or Saturday evening in the season before you sign. Hours change from season to season, so check the garden's own site.

Ask each nursery which ages it takes this year and whether it has places.
Getting Around Arjan
Arjan is a place you get around by car or taxi, and most trips start on one of three roads.
- Umm Suqeim Street (D63), also called Umm Suqeim Road, runs along Arjan's eastern side. Head north-west on it and you reach Sheikh Zayed Road, the way to Downtown Dubai on one side and Dubai Marina on the other.
- Sheikh Mohammed Bin Zayed Road (E311) meets Umm Suqeim Street next to Arjan, close to Mediclinic Parkview. It is the fast road north towards Sharjah and south towards Jebel Ali and Abu Dhabi.
- Al Hadaeq Street (D62) runs past the west side of Arjan, by Nord Anglia school. Head north on it, then on Hessa Street, to reach Al Barsha and Mall of the Emirates.
These are distances along the roads, not times. At school and office hours, and on weekend evenings in the garden season, allow more time.
Metro stations near Arjan
There is no Metro station in Arjan. The nearest stations by road, all on the Red Line:
- Dubai Internet City: about 10.5 km.
- Equiti: about 10.5 km.
- Mall of the Emirates: about 12 km.
Bus route F36 links Arjan with Mall of the Emirates Metro station. It stops in Arjan at Geepas Tower and the DAMAC Westside buildings. Bus routes change, so check them in the RTA's S'hail app before you rely on them.
The new Gold Line, which Dubai approved in April 2026, will pass through Al Barsha South. Its stations have not been named yet, so do not choose a flat for a future station.
Parking in Arjan
Parking is fairly easy.
- At home: most flats come with one parking space.
- On the street: there is street parking as well.
If you have two cars, or friends often visit, ask the landlord how many spaces come with the flat and where visitors can park.
Is Arjan a Good Place to Live?
Arjan is a good place to live for single people, couples and small families who want a modern flat at a fair rent, and who drive. It does not suit anyone who wants a house with a garden or a Metro station on foot.
A one-bedroom flat here rents for about the same as in JVC, and for about AED 6,000 a year more than in Dubai Sports City. It costs a little more to buy than in JVC, mainly because so many sales here are brand-new flats.
The good
- A studio or a one-bedroom flat costs less than in most of New Dubai.
- There is plenty of choice, with thousands of flats to rent at any time.
- Most buildings have their own gym, and many have a pool.
- Mediclinic Parkview Hospital and several good schools are close by.
- You can be on Umm Suqeim Street or the E311 within minutes.
The not so good
- There is no Metro, and buses are few.
- Many buildings are still going up, so expect building work and dust.
- There are no villas or townhouses, so families who want a garden must look elsewhere.
- Streets near the gardens get busy at weekends in the season.
- There is no large mall or restaurant street inside the district.
Three bills to ask about before you sign:
- Chiller: some buildings in Arjan advertise their flats as "chiller free", which means the air conditioning is in the rent or the DEWA bill. Others have a separate cooling bill. Ask the agent: "Is there a separate chiller bill for this flat?"
- DEWA: you pay DEWA, the water and electricity bill, yourself. Ask to see last summer's bills for the flat.
- Service charges: owners pay a yearly charge to run the building. If you are buying, ask the seller for the latest bill for that flat, and read our guide to service charges in Dubai.
If you are thinking of buying, Arjan's yield is one of the highest in Dubai, and Arjan appears in our guide to rental yield by area in Dubai. The main risk is new supply: many flats are being built, and when they are handed over they will compete for the same tenants. To check that a building is freehold, see our list of freehold areas in Dubai, and before you make an offer, use our guide on how to check property value in Dubai.
