Mudon Area Guide: Rents, Prices, Sub-Communities and Is It a Good Place to Live?
Mudon is a gated community of townhouses and villas in Dubailand, built by Dubai Properties. A three-bedroom townhouse rents for about AED 190,000 a year (about $51,700 or £39,000) and sells for around AED 3.4 million ($930,000 or £700,000). One-bedroom flats rent for about AED 68,000. There is no Metro.
Mudon means "cities" in Arabic. The first plan, drawn up before the 2008 property crash, was to build neighbourhoods inspired by five old Middle Eastern cities: Baghdad, Beirut, Cairo, Damascus and Marrakech. That plan was dropped. What stands there today is a quiet suburb of townhouses, laid out along a park of 1.8 million sq ft.
About Mudon
Mudon is a gated residential community in Dubailand, the large inland district south of Dubai's city centre. It sits where Al Qudra Road meets Emirates Road (E611), between Arabian Ranches and Damac Hills, about 30 km by road from Downtown Dubai.
If you are thinking of renting, buying or living in Mudon, this Mudon area guide gives you what you need to decide: where it is, its communities, what homes really rent and sell for, the shops, schools and roads around it, and whether it suits you. For other communities, see all our Dubai area guides.

Mudon Highlights
Here is what you will want to know first, from homes and schools to shops and the drive out.
Mudon Communities: Al Ranim, Arabella, Mudon Views and Rahat
Mudon is made up of six named communities, and each has its own kind of home:
- Al Ranim and Arabella: townhouses.
- Rahat, Naseem and Al Salam: larger houses.
- Mudon Views: the only flats.
Each card shows what homes rented and sold for in the last three months. Where only a few changed hands, the card uses the last 12 months and says so.
Most people who move to Mudon choose between Arabella and Al Ranim. Arabella is a little cheaper and has more homes to rent. Al Ranim is newer, but building work is still going on in its last two phases.
*This guide was last updated on 15 October 2026, using Dubai Land Department records up to 14 October 2026.
Rent in Mudon
Most homes for rent in Mudon are three- and four-bedroom townhouses. A three-bedroom townhouse rents for about AED 190,000 a year ($51,700 · £39,000), and bigger houses cost more. Flats are few and all in Mudon Views, and there are no studios or rooms to rent.
*This guide was last updated on 15 October 2026, using Dubai Land Department records up to 14 October 2026. Dollar ($) and pound (£) amounts use AED 3.6725 to the US dollar and AED 4.8733 to the British pound (XE mid-market rate, 15 October 2026); your bank's rate will differ.
Apartments for rent in Mudon
All the flats in Mudon are in Mudon Views, a group of low-rise blocks that look onto the central park. Dubai Properties built them with one, two and three bedrooms, some as two-storey duplexes.
Few flats come up here: only 8 were advertised when this guide was last updated*. None was offered by the month, so for a short stay, look outside Mudon.

Studios for rent in Mudon
Mudon has no studios: the smallest home is a one-bedroom flat in Mudon Views. For a studio close by, look at Dubai Sports City or Motor City.
One- and two-bedroom flats for rent in Mudon
If you divide the yearly rent by 12, a one-bedroom flat in Mudon Views costs about AED 5,700 a month, and a two-bedroom flat about AED 9,500. Most landlords still want a yearly contract, paid in cheques.
Few come up, so if you see one that suits you, move quickly. Ask the landlord whether parking is included, because we could not confirm how parking works in Mudon Views.

Townhouses for rent in Mudon
Townhouses are most of what you can rent in Mudon. Most three-bedroom ones let for between AED 150,000 and AED 215,000 a year. Arabella is older and a little cheaper than Al Ranim for the same size.
If you are moving in, use the figures in the chart. A tenant who renews, which means one who already lives in the home, usually pays less. For a three-bedroom house the gap was about AED 15,500 a year. So do not expect the rent the last tenant paid.
Ask how many cheques the landlord accepts. One or two cheques can get you a lower rent.

Villas for rent in Mudon
The larger houses in Rahat, Naseem and Al Salam are listed as villas. Most are about 4,000 sq ft, much bigger than a townhouse. Rahat has the biggest and dearest houses, and only a few come up at a time. Agents also list some Al Ranim homes as villas, so check the size and plot in each advert.

Rooms, partitions and bed spaces in Mudon
No rooms, partitions or bed spaces are let in Mudon: each home is let whole, one contract per house or flat. For a room nearby, look at Dubai Sports City or Motor City.
Property for Sale in Mudon
A typical three-bedroom townhouse in Mudon sells for about AED 3.4 million ($930,000 · £700,000). A home here earns about 5.5% of its price in rent each year, more than the Dubai average of 4.2% for villas and townhouses. Almost every home sold is already built, so you can see what you buy and rent it out straight away.

Apartments for sale in Mudon
Only a handful of flats sell in a year, and 18 finished flats were advertised when this guide was last updated*. So treat the averages as a guide, and compare an asking price with the last sales in the same block.

Villas and townhouses for sale in Mudon
Most buyers here buy a townhouse, and Arabella sells for a little less than Al Ranim. Three- and four-bedroom houses mostly sold for between AED 3.1 million and AED 4.9 million in the last three months*. The larger houses in Naseem, Al Salam and Rahat change hands rarely, so ask the agent for the last sales in the same street before you make an offer.
An unfinished home earns no rent
Al Ranim 7 and 8 are the only parts of Mudon still sold before they are built (12 of the 152 sales in the last three months*). You pay instalments until the handover and get no rent until then, so ask for the handover date in writing.

Restaurants in Mudon
Mudon has no restaurant street: the places to eat are in the Mudon Community Centre at the entrance. It is enough for a coffee, a waffle or a light meal. For a sit-down dinner or more choice, drive to The Ranches Souk in Arabian Ranches 2, about 3 km away.
Good to know:
- A drink with dinner: we found no bar or licensed restaurant inside Mudon.
- Last Exit Al Qudra: the food trucks change often, and listings give different opening hours. Check before you drive out.
Mudon Community Centre and Central Park
The Mudon Community Centre is the shopping centre at the entrance to Mudon. Dubai Properties opened it in February 2016 as Al Salam Town Centre, and people use both names. Mudon Central Park runs through the whole community. Here is what the two give you day to day:
Hours change from shop to shop, so check before you go. For a bigger mall, First Avenue Mall in Motor City is about 8 km away.
Supermarkets, Clinics, Mosques and Gyms in Mudon
The everyday basics are in the community centre. For anything bigger, Arabian Ranches 2 and Damac Hills are a short drive away.
Supermarkets in Mudon

- Spinneys: Damac Mall, in Damac Hills next door.

Schools in Mudon
For a family that wants a British or IB school, Mudon is well placed. There are two new schools inside the community, and four rated schools are within about 5 km. If your child needs an Indian or American school, you will drive 17 km or more every morning.
KHDA, the Dubai government office that inspects private schools, rates each one. Its top ratings are Outstanding, Very good and Good. A new school has no rating until it has been inspected.
| Where | School | Curriculum | KHDA rating |
|---|---|---|---|
| Inside Mudon | Ash Mount School | IB (Pre-KG to Grade 8 for now) | Not rated yet (new) |
| Inside Mudon | Lycée Français International (branch) | French | Not inspected yet (on KHDA's list) |

Fees differ by school and year group. Every school's fee sheet is on the KHDA school directory. To compare Mudon with nine other family areas on schools, safety, space and cost, read our guide to the best areas to live in Dubai for families.
Nurseries in Mudon
Blossom Nursery Mudon is the nursery inside the community, next to the community centre.
- It follows the British Early Years Foundation Stage (EYFS), the early-years programme used in British schools.
- It was one of the first tenants when Dubai Properties opened the centre in 2016.
- Ash Mount School, also inside Mudon, starts at Pre-KG.
Ask the nursery which ages it takes this year and whether it has places.
Getting Around Mudon
Mudon is a place you get around by car. Two main roads run along its edges, and most trips start on one of them:
- Al Qudra Road runs along Mudon's north-east side. Head north-west on it to reach Sheikh Mohammed Bin Zayed Road (E311), which takes you north to Dubai Marina, JLT, Al Barsha and the rest of the city.
- Emirates Road (E611) runs along Mudon's south-east side. It is the fast road north towards Sharjah and south towards Jebel Ali and Abu Dhabi.
- Sheikh Zayed bin Hamdan Al Nahyan Street, just north-west of Mudon past Damac Hills, is the other way into the city. It meets Hessa Street, which takes you to Al Khail Road (E44) and Al Barsha.
These are distances along the roads, not times. At school and office hours, allow more time.
Metro stations near Mudon
There is no Metro in Mudon: the nearest station is Jumeirah Golf Estates on the Red Line.
- Bus F32 links Mudon with Jumeirah Golf Estates station. The RTA extended it to Mudon in November 2022.
- Bus routes change, so check them in the RTA's S'hail app before you rely on one.
Parking in Mudon
Parking is easy in Mudon.
- At home: every villa and townhouse has at least two parking spaces of its own.
- At the shops: the community centre has a free car park.
- In Mudon Views: we could not confirm how parking works. If you rent a flat there, ask how many spaces come with it.
Is Mudon a Good Place to Live?
Mudon is a good place to live for families who drive and want a house with a garden. It does not suit anyone who needs a Metro station or a short trip to the city centre.
A three-bedroom house here rents for about the same as in Arabian Ranches 2 next door, but costs over AED 1 million less to buy. For a cheaper flat or a studio, look at Dubai Sports City or Motor City.
The good
- The park runs through the whole community, and children can play outside on their own street.
- It is gated, with security all day and all night.
- A house costs far less to buy than in Arabian Ranches 2.
- The supermarket, clinic, gym and cafés are in the community centre.
- Every house has at least two parking spaces of its own.
The not so good
- There is no Metro, so every adult needs a car.
- Downtown Dubai is 30 km away, a long drive at rush hour.
- For a big weekly shop, you drive to Arabian Ranches 2 or Damac Hills.
- The schools inside are new and not yet rated.
- Building work is still going on in the newest phases of Al Ranim.
Three bills to ask about before you sign:
- Chiller: we could not confirm whether any Mudon home has a separate cooling bill. Ask the agent: "Is the air conditioning included in the DEWA bill, or is there a separate chiller bill?"
- DEWA: you pay DEWA, the water and electricity bill, yourself. A house uses more power than a flat in summer, so ask to see last summer's bills.
- Service charges: owners pay a yearly charge to run the community. If you are buying, ask the seller for the latest bill for that home, and read our guide to service charges in Dubai.
If you are thinking of buying, Mudon's yield is above the Dubai average for houses. The main risk is new supply: when Al Ranim 7 and 8 are handed over, more townhouses will compete for tenants. To compare Mudon with other areas, read our guide to rental yield by area in Dubai. Before you make an offer, use our guide on how to check property value in Dubai.
