How Much Does a House Cost in Dubai in 2026? Average Prices by Size in Dirhams, Dollars, Pounds and Rupees
A house in Dubai costs AED 2.19 million on average, about USD 596,000, based on 34,096 sales in the three months to 11 October 2026. Apartments averaged AED 1.57 million and villas AED 6.11 million. The price of any one home depends on three things: its location, its developer and its size.
So how much does a house cost in Dubai? On average, AED 2.19 million, which is about USD 596,000. That is the average of 34,096 homes sold in the three months to 11 October 2026. But nobody buys the average home. What you will pay depends on three things: where the home is, who built it and how big it is.
How Much Does a House Cost in Dubai in 2026?
Here is the average price of a home in Dubai in 2026, the three things that move the price of any one home up or down, and the same prices in other currencies.
The Average House Price in Dubai
Start with the quick answer. Every home sale in Dubai is registered with the Dubai Land Department, the government office that everyone calls the DLD. Property Finder, a large property website, shows those sales and works out the averages.
These are the averages for the three months to 11 October 2026. People who search for a "house" usually mean any home. In Dubai, most homes sold are apartments, and a villa is what Dubai calls a detached house.
| Home | Average sold price | In US dollars | Number of sales |
|---|---|---|---|
| Studio apartment | AED 682,000 | USD 186,000 | 10,514 |
| 1-bedroom apartment | AED 1.34 million | USD 364,000 | 11,088 |
| 2-bedroom apartment | AED 2.46 million | USD 670,000 | 5,753 |
| 3-bedroom apartment | AED 4.82 million | USD 1.31 million | 1,361 |
| 2-bedroom townhouse or villa | AED 2.29 million | USD 624,000 | 228 |
| 3-bedroom townhouse or villa | AED 3.45 million | USD 938,000 | 1,129 |
| 4-bedroom townhouse or villa | AED 5.02 million | USD 1.37 million | 1,741 |
| 5-bedroom villa | AED 9.51 million | USD 2.59 million | 746 |
| All apartments | AED 1.57 million | USD 428,000 | 28,917 |
| All villas and townhouses | AED 6.11 million | USD 1.66 million | 4,038 |
| All homes | AED 2.19 million | USD 596,000 | 34,096 |
These are prices that buyers really paid, for finished homes and for homes that are not built yet. Look at the last column too. Studios and one-bedroom apartments are almost two of every three homes sold, so most buyers pay far less than AED 2.19 million.
Why the average looks high
An average adds every price together and divides by the number of sales. A few very expensive homes pull it up.
The middle price is lower. Our Dubai property market report for Q3 2026 puts it at AED 1.28 million for September 2026. That means half of all homes sold that month cost less than AED 1.28 million. The same report shows how prices moved during the year.
Why townhouses and villas share a row
A townhouse is a house that shares its side walls with the houses next to it. The sales records list almost every townhouse as a villa, so the table cannot keep them apart. As a guide, the two- and three-bedroom ones are mostly townhouses.
What Decides the Price of a House in Dubai
The table gives you a starting figure. Three things then move the price of a real home up or down, often by a lot:
- Location: which area of Dubai the home is in.
- Developer: the company that built it.
- Size: how many square feet it has.
The number of bedrooms is only a rough guide to the third one. Here is what each of the three does to the price.
Location
Location is the biggest of the three. The same one-bedroom apartment costs almost five times more on Palm Jumeirah than in International City.
So decide first which level of area you are looking at. Dubai's areas fall into four levels, and the cards below show what homes sold for in each one, in the three months to 11 October 2026.
Affordable areas are further from the centre and the sea, and the buildings are plainer. A small budget goes furthest here.
Middle areas are large, newer communities where many homes are sold every month. Many buyers from abroad start here.
Prime areas are the places you see in photographs of Dubai: the towers around the Burj Khalifa, the marina and the golf course communities.
Luxury areas are few. Palm Jumeirah, the palm-shaped island, is the best known, and homes there cost far more than anywhere else on this page.
Two of the house prices come from few sales
The Palm Jumeirah villa price comes from only six sales, and the Dubai Hills Estate house price from 18. Read both as a rough level.
For what each area is like to live in or to rent out, see our guide to the best areas to buy property in Dubai.
Developer
The developer is the company that built the home. Two buildings can stand in the same area and still sell at different prices, because buyers pay more for some companies' buildings than for others.
To show you, we took three areas. In each one we looked at finished one-bedroom apartments sold in the year to 12 October 2026, in buildings that carry the developer's name. The cards show the price for each square foot, so that a bigger flat does not look dearer only because it is bigger.
In Al Furjan, flats in the Danube building sold for about 45% more for each square foot than flats in the two Azizi buildings. In Business Bay, the highest of the three buildings is 38% above the lowest. In Arjan, the three are close together.
This is an example, and it does not rank developers
These are a few buildings, chosen because their names show who built them. A higher price does not mean a better developer. The age of the building, its exact spot, the view and the finish inside all change the price too.
So what should you do with this? When you like a flat, do not compare it only with the average for its area.
Compare the building with its neighbours
Open Property Finder's sales transactions page and type the name of the building. Note its average price for each square foot. Then do the same for two buildings nearby that other companies built. Now you know if the flat is dear or cheap for that street.
Size
Homes in Dubai are priced by the square foot. The price of a home is its size in square feet, multiplied by the price for each square foot in that building. Across all of Dubai, the average was AED 1,798 for each square foot, about USD 490, in the three months to 11 October 2026.
This is why the number of bedrooms can mislead you. "One bedroom" is not one size. Here is what one-bedroom apartments of different sizes sold for in the three months to 12 October 2026:
| Size of the flat | Average sold price | In US dollars | Number of sales |
|---|---|---|---|
| Under 500 sq ft | AED 928,000 | USD 253,000 | 121 |
| 500 to 599 sq ft | AED 1.02 million | USD 278,000 | 585 |
| 600 to 699 sq ft | AED 1.16 million | USD 317,000 | 2,256 |
| 700 to 799 sq ft | AED 1.27 million | USD 346,000 | 4,061 |
| 800 to 899 sq ft | AED 1.54 million | USD 420,000 | 2,670 |
| 900 to 999 sq ft | AED 1.45 million | USD 394,000 | 838 |
| 1,000 to 1,199 sq ft | AED 1.83 million | USD 497,000 | 483 |
| 1,200 sq ft or more | AED 1.92 million | USD 523,000 | 115 |
Most one-bedroom flats have between 600 and 900 sq ft. But the largest ones sold for about twice the price of the smallest. The prices do not rise evenly from row to row, because location is mixed in: the biggest flats are often in cheaper areas.
For example, take two one-bedroom flats at the Dubai average price for each square foot:
Ask for the size before you compare two prices
Ask the agent for the size in square feet. Divide the price by the size. Then compare flats on that one number, and you will see which one is really cheaper.
House Prices in Dubai in US Dollars, Pounds and Indian Rupees
Now the average prices in your own money. The dirham is fixed to the US dollar at AED 3.6725 for USD 1, so the dollar prices stay the same from day to day. The pound and the rupee move a little every day.
For those two we used the mid-market rate shown by XE, a currency website, on 13 October 2026. GBP 1 bought AED 4.85, and AED 1 bought INR 26.06. For rupees, 1 crore is 10 million rupees.
| Home | US dollars | Pounds | Indian rupees |
|---|---|---|---|
| Studio apartment | USD 186,000 | GBP 141,000 | INR 1.78 crore |
| 1-bedroom apartment | USD 364,000 | GBP 276,000 | INR 3.49 crore |
| 2-bedroom apartment | USD 670,000 | GBP 507,000 | INR 6.41 crore |
| 3-bedroom apartment | USD 1.31 million | GBP 994,000 | INR 12.56 crore |
| 2-bedroom townhouse or villa | USD 624,000 | GBP 473,000 | INR 5.98 crore |
| 3-bedroom townhouse or villa | USD 938,000 | GBP 711,000 | INR 8.98 crore |
| 4-bedroom townhouse or villa | USD 1.37 million | GBP 1.03 million | INR 13.07 crore |
| 5-bedroom villa | USD 2.59 million | GBP 1.96 million | INR 24.79 crore |
| All homes | USD 596,000 | GBP 451,000 | INR 5.70 crore |
If you search for a 2 BHK or a 3 BHK, those are the two-bedroom and three-bedroom apartments in this table.
A weaker pound or rupee makes the same home cost more
The seller is paid in dirhams. If your currency falls before you pay, the home costs you more, even when its dirham price has not changed.
Your bank or money transfer company also adds its own margin to the mid-market rate. Check the real rate with XE or your bank on the day you send the money.
Can You Buy a House in Dubai for $50,000?
No. USD 50,000 is AED 183,625, and no home in Dubai sold for that little in the three months to 11 October 2026. The cheapest of the 34,096 sales was a studio in Jumeirah Village Circle at AED 225,000, about USD 61,300.
A realistic lowest price is AED 300,000 to AED 360,000, or about USD 82,000 to USD 98,000. That is what most studios sell for in International City, the cheapest area.
An advert at USD 50,000 may show only the first payment
Ask for the full price in writing. The figure in the advert may be the first payment on a home that is not built yet.

What You Pay on Top of the Price of a House in Dubai
The price is not the whole bill. When you buy a finished home through an agent, the fees add between 6.5% and 7% to the price:
- 4% of the price to the Dubai Land Department, to register the sale
- AED 4,200 to the trustee office, the private office that registers the sale for the DLD
- AED 520 for the title deed
- about 2% plus VAT to the agent
On the average one-bedroom apartment, they come to AED 86,373, which is about 6.5%:
A bank loan adds its own fees, and every owner pays a yearly service charge.
