Cheapest Property in Dubai 2026: 5 Areas and What Homes Really Sell For
The cheapest property in Dubai is a studio in International City. One sold for AED 258,000 in October 2026, and most sell for AED 300,000 to AED 360,000. One-bedroom flats start at about AED 370,000. Buyers pay about 7% in fees on top, and a bank loan is hard to get at these prices.
If you want the cheapest property in Dubai, start with International City. A studio there sold for AED 258,000 in early October 2026, and most studios sell for AED 300,000 to AED 360,000. Four other areas come next, from about AED 390,000. This guide takes you through all five, using prices that buyers really paid, not the prices in adverts.
Cheapest Property in Dubai in 2026
Here is where the cheapest homes are, what they really sell for, and what is different when you buy one.
The 5 Cheapest Areas to Buy Property in Dubai
Every home sale in Dubai is registered with the Dubai Land Department, which everyone calls the DLD. So we did not have to guess. We read the registered sales and rental contracts from 22 September to 11 October 2026, and these are the five areas where homes sold for the least.
They are in order, from the cheapest up. International City is far ahead, so it gets the most space.
1. International City
Almost all of Dubai's cheapest homes are here. International City is a large community of low-rise blocks on the eastern side of the city. Its older blocks are grouped into clusters named after countries, such as China, England and Persia, and those older clusters are where the low prices are.
This is what homes in the older clusters sold for from 22 September to 6 October 2026:
- Studios: 21 sold, for AED 258,000 to AED 360,000. The middle price was AED 322,000.
- One-bedroom flats: 14 sold, for AED 370,000 to AED 480,000. The middle price was AED 432,500.
- Townhouses: none at these prices. The nearest ones, in Warsan next door, sold for AED 1.6 million or more.
- Since then: prices have not moved much. The newest sales we saw, on 10 October, were two studios at AED 330,000 each and a one-bedroom flat at AED 425,000.
For that money you get more space than anywhere else in Dubai. A studio here has about 440 to 510 sq ft, and a one-bedroom flat has about 720 to 880 sq ft. That works out at about AED 545 to AED 790 for each square foot of a studio. In Dubai Silicon Oasis, Dubai Sports City and Dubai South, a small studio costs AED 1,000 or more for each square foot.
The rent is the other reason people buy here. New tenants paid AED 28,000 to AED 40,000 a year for a studio, and about AED 30,000 is usual. That is about 9% of the price, before costs. One-bedroom flats rent for about AED 39,000 to AED 45,000.
So what is the catch? There are two things you should know before you decide on the price alone:
- There is no Metro station today. Three stations are planned here on the new Blue Line, which is due to open on 9 September 2029. Until then, you need a car or the bus.
- We do not know the service charge for the older clusters. The service charge is the yearly fee every owner pays for the upkeep of the building. The official rates need a login that we do not have. One building here, Amna Residency, has a published rate of AED 11.43 for each square foot a year. Our examples use AED 8, which is about AED 3,900 a year for a studio. Look up your own building in the DLD's Service Charge Index.
If you find a flat you like in International City, check three things before you make an offer:
- Which block it is in. One-bedroom flats in the newer blocks sold for AED 600,000 to AED 746,000. The low prices are only in the older clusters.
- What the same building sold for. Prices differ a lot from flat to flat. In building N04 of the Persia cluster, five studios of exactly the same size sold for AED 258,000 to AED 355,000 in 2026. Our guide on how to check property value in Dubai shows you how to look up the sold prices in a building, step by step.
- Whether a tenant lives there, and what rent they pay. Tenants who renewed their contract often paid about AED 26,000, which is less than a new tenant pays.
International City suits you best if you are paying in cash, your budget is very small, and you want the rent.
2. DAMAC Hills 2
DAMAC Hills 2 is second on the list for studios, but that is not why most people look at it. It has the cheapest houses in Dubai. It is a community of townhouses and low-rise flats, far out from the centre, about a 35 to 40 minute drive from Downtown Dubai.
These are the lowest sales we found in early October 2026:
- Studios: one in Viridis Residences D sold for AED 390,000 on 5 October. A studio in that building has about 385 sq ft.
- One-bedroom flats: one in Navitas A sold for AED 540,000.
- Townhouses: three sold between 1 and 6 October, for AED 1,300,000, AED 1,350,000 and AED 1,400,000. They had three or four bedrooms and about 1,700 to 1,770 sq ft.
Not every house here is that cheap. Other houses sold on 8 and 9 October cost AED 1.7 million to AED 2.1 million. And if you search the sales records yourself, note that they call these houses villas.
The rents are good for the price. These are contracts registered on 10 and 11 October:
- Studio: AED 36,000 a year, in Viridis Residences D.
- One-bedroom flats: AED 45,000 and AED 46,000, in Navitas A.
- Three-bedroom townhouses: AED 80,000 to AED 100,000 on new contracts.
- Four-bedroom townhouse: AED 90,000, for 1,744 sq ft.
Houses here are also cheap to keep. One group of them, Albizia, has a published service charge of AED 3.77 for each square foot a year. On a townhouse of 1,700 sq ft, that is about AED 6,400 a year. We do not know the rate for the flats.
The price you pay for all this is distance. Public transport is limited, and there are no schools inside the community. The nearest are a 15 to 20 minute drive away. So before you buy here, do two things:
- Drive the route. Go from the house to your work and to a school, at the hour you would really travel.
- Check what kind of flat it is. A studio sold as a "hotel apartment" cost AED 512,050 for 355 sq ft on 8 October. That is far more than a normal studio.
DAMAC Hills 2 suits a family that wants a house for the lowest price in Dubai and is happy to drive everywhere.
3. Dubai Silicon Oasis
Dubai Silicon Oasis looks almost as cheap as DAMAC Hills 2, but be careful with that first number. The cheapest studio here sold for AED 395,000 on 5 October 2026, in a building called Palace Tower 2. It had only 344 sq ft. That is about AED 1,150 for each square foot, roughly twice what a studio costs in International City.
Once you look at flats of a normal size, the prices are higher:
- Small studio: AED 395,000 for 344 sq ft.
- Larger studios: three of 464 to 504 sq ft sold for AED 530,000 to AED 545,000.
- One-bedroom flats: AED 665,000 to AED 675,000. These are large, at 775 to 914 sq ft.
What you get for the extra money is higher rent, and later a Metro station. Studios were let for AED 40,000 to AED 45,000 a year on 11 October 2026, and one-bedroom flats for AED 55,000 to AED 85,000. The Blue Line, the same planned Metro line as in International City, will have a station here when it opens on 9 September 2029.
We found no official service charge figure for this area, so look up the building before you offer.
Two checks matter most here:
- The size, before the price. Divide the price by the size in square feet, and compare flats on that number.
- Whether the flat is finished. A studio of 386 sq ft that is not built yet sold for AED 396,000 on 8 October. That is almost the same price as the finished one, and you would wait for it.
Dubai Silicon Oasis suits you if you can pay more than International City costs and want a higher rent for it. The one-bedroom flats also cost enough for a bank loan, which matters more than you might think. We come to that below.
4. Dubai Sports City
Dubai Sports City is a district of apartment towers, with names like Amal Tower, Elite Sports Residence and Golf Tower. Its studios are small and its one-bedroom flats are large, and the flats are the better value.
Here is what sold in early October 2026:
- Studios: one of 397 sq ft in Amal Tower sold for AED 400,000 on 6 October.
- One-bedroom flats: four sold for AED 600,000 to AED 800,000. They had 800 to 995 sq ft.
Look at what each square foot costs. The studio cost about AED 1,000 for each square foot. The one-bedroom flats cost about AED 720 to AED 880. So here, unlike in most places, you pay less for each square foot when you buy the bigger home.
The rents follow the sizes:
- Studios of 366 to 401 sq ft: new tenants paid AED 32,000 to AED 42,000 a year.
- One-bedroom flats: AED 40,000 to AED 56,000 a year.
There is one lesson from this area that applies everywhere. Four days after the Amal Tower studio sold for AED 400,000, a studio of 398 sq ft in the same tower sold for AED 480,000. The two were almost the same size, and they sold AED 80,000 apart. So one low price does not tell you what a tower is worth. Always look at several sales in the same building.
Two things we cannot tell you. We found no official service charge figure for this area, and we have no checked facts on its transport. Test your own daily route before you decide.
Dubai Sports City suits a buyer who wants a large one-bedroom flat and plans to use a bank loan.
5. Dubai South
Dubai South is the newest of the five. It sits beside Al Maktoum International Airport, and the first phase of the enlarged airport is due to open in 2032. Most of what is sold here is not built yet, and that is the thing to watch.
Start with the finished homes. In one building of The Pulse, these two sold on 6 October 2026:
- A ready studio: AED 424,000 for 396 sq ft.
- A ready one-bedroom flat: AED 650,000 for 640 sq ft.
Other ready one-bedroom flats sold for AED 680,000 to AED 740,000. Studios were let for AED 37,000 to AED 42,000 a year, and one-bedroom flats for AED 45,000 to AED 48,000.
Now the homes that are not built yet. The ten newest sales we saw, on 9 and 10 October, were all of this kind. Their studios cost anything from AED 322,996 to AED 687,600, for 338 to 430 sq ft. So an advert for a "studio in Dubai South" can mean very different things. Before you go to see one, ask the agent two questions:
- "Is this flat ready, and does it have a title deed?" The title deed is the DLD's proof of who owns a finished home.
- "If it is not built yet, what is the full price and the handover date, in writing?"
As in the last two areas, we found no official service charge figure. We also have no checked facts on public transport here.
Dubai South suits a buyer who needs a bank loan. A flat at AED 650,000 with an 80% loan means a loan of AED 520,000, and that is large enough for the banks we checked.
The five areas side by side
Here is the lowest price a finished studio sold for in each of the five areas:
International City is about AED 130,000 cheaper than the next area. The other four are close together, so between those four, choose on size, rent and location, not on the price alone.
You may have seen Discovery Gardens on lists of cheap areas. Its cheapest studio now sells for AED 510,000, so it is no longer one of them. And if your aim is the best area for rent or for a family, not the cheapest one, read our guide to the best areas to buy property in Dubai.
How Much Money You Need for the Cheapest Property in Dubai
Now that you know where the cheap homes are, how much should you actually have ready? Plan for about AED 345,000. That is the price of an ordinary studio in International City, plus the fees.
It is tempting to plan with AED 258,000, because that is the lowest International City price on this page. Don't. That was a single sale, and you may never find another like it. Here is what all 21 studios in the older clusters sold for:
Almost half of them sold for AED 335,000 or more. The fair number to plan with is the middle price, AED 322,000.
Then add the fees, which come to about 7% of the price. On a studio bought for AED 322,000, they are:
- AED 12,880 to the DLD, which charges 4% to register the sale
- AED 2,100 to the trustee office, the private office that registers the sale for the DLD
- AED 520 for the title deed
- AED 6,762 to the agent, who usually charges 2% plus VAT
That makes AED 22,262 in fees, and AED 344,262 in total. Our guide to the cost of buying property in Dubai explains each fee.
And plan to have that money in cash. Some large banks will not lend on a home this cheap, for a reason we explain below.
Studio or One-Bedroom Flat: Which Is the Cheapest Apartment to Buy in Dubai?
The cheapest apartment in Dubai is a studio, and you have just seen what one costs. But a one-bedroom flat in the same International City blocks is only about AED 110,000 more, so it is worth a moment's thought.
Here are the two side by side:
| Home | Usual sold price | Size | Rent a year |
|---|---|---|---|
| Studio | AED 300,000 to AED 360,000 | About 440 to 510 sq ft | About AED 30,000 |
| One-bedroom flat | AED 400,000 to AED 480,000 | About 720 to 880 sq ft | About AED 40,000 |
On rent, there is almost no difference between them. The studio earns about 9.3% of its price a year before costs, and the one-bedroom flat about 9.2%.
So the choice comes down to how you will pay and who will live there:
- Buy the studio if you are paying in cash and want to spend as little as possible.
- Buy the one-bedroom flat if you need a bank loan, or if you will live in it yourself. From about AED 440,000, the loan is large enough for some banks.
If you were hoping for a house, we found no villa or townhouse under AED 1 million in these sales. The cheapest were the townhouses in DAMAC Hills 2, from AED 1.3 million.
What Is Different About Buying a Cheap Home in Dubai
Buying a cheap home follows the same steps as buying any home in Dubai. Our guide on how to buy property in Dubai takes you through them, so we will not repeat them here.
But a low price changes four things, and two of them work against you:
- The office that registers the sale charges you less.
- The service charge takes a bigger share of your rent.
- The cheapest flat can need the most cash, because banks do not like small loans.
- A cheap home now qualifies for the two-year visa.
The registration office charges less
This one is simple, and it is in your favour. Every sale is completed at a trustee office. The office charges AED 2,100 when the price is under AED 500,000, and AED 4,200 when it is AED 500,000 or more. Every other fee is the same share of the price as on an expensive home.
The service charge takes more of a small rent
The service charge is set for each square foot of the flat. It does not go down because the rent is low. So on a cheap flat, it takes a bigger share of the rent than on an expensive one.
For example, on a studio of 484 sq ft with a rent of AED 30,000 a year:
- At AED 8 for each square foot, the charge is AED 3,872 a year. That is 13% of the rent.
- At AED 11.43, the published rate of one International City building, it is AED 5,532. That is 18% of the rent.
You pay it even when the flat is empty. At the lower rate, and with AED 2,000 a year kept for repairs, this is where the rent goes:
About AED 24,100 a year is left, which is about AED 2,000 a month. So before you offer on any cheap flat, do two things:
- Look up the building's rate in the DLD's Service Charge Index. Our guide to service charges in Dubai explains how to read it.
- Ask the seller for a statement that shows no service charges are owed. If the seller owes any, the debt stays with the flat after you buy it.
The cheapest flat can need the most cash
This is the part that surprises people. You would expect the cheapest flat to need the least money on the day you buy. Often it needs the most, because you cannot get a loan for it.
Banks set a smallest loan, and a rule sets the biggest share they can lend:
- HSBC UAE lends only AED 350,000 or more.
- Mashreq's smallest home loan is AED 500,000.
- A bank can lend a UAE resident at most 80% of the price of a first home.
Put those together. For a loan of AED 350,000, the home must cost at least AED 437,500. A studio at AED 322,000 would need a loan of only AED 257,600, which is too small for both banks. So you pay the whole price yourself.
Here is that studio next to two dearer homes bought by a UAE resident with an 80% loan:
The one-bedroom flat costs twice as much as the studio. But with a loan, it needs about half the cash.
Other large banks do not publish their smallest loan. So before you view any flat, call two or three banks, or a mortgage broker, and ask:
- "What is your smallest home loan?"
- "What is the lowest property price you lend on?"
- "Do you lend on this building?" Give the building's name.
- "How much of the price will you lend to me?" Say if you are a UAE national, a resident, or living abroad. People who live abroad can usually borrow only 50% to 60%.
Our guide to a mortgage in Dubai covers the rest.
A cheap home now qualifies for the two-year visa
Here is the good news to end on. Until late April 2026, a home had to be worth AED 750,000 to give its owner a two-year residence visa. Now there is no minimum price, as long as you own the home alone.
“"The property owner is allowed to apply for the issuance of a license and residency visa, regardless of the property value."”
Dubai Land Department, Investor Residence Application
Two limits matter for a cheap home:
- The home must be finished. A home that is not built yet does not count.
- A shared home is different. If you own it with someone else, your share must be worth at least AED 400,000. So two people cannot share one cheap studio and both get a visa.
The DLD lists a fee of AED 10,212.50 for two years on its investor visa page. Our guide to the Dubai property visa has the papers and the steps.

FAQs
Can I buy a property in Dubai for AED 200,000?
Not on the sales we found. The lowest sold price in early October 2026 was AED 250,000, for a studio in Jumeirah Village Circle on 8 October, before fees. Most of the cheapest studios sold for AED 300,000 to AED 360,000.
Can foreigners buy the cheapest property in Dubai?
Yes. All five areas in this guide are freehold areas, where people of any nationality can own a home fully. You do not need to live in the UAE. Our guide on whether foreigners can buy property in Dubai explains the rules.
How much does it cost each month to own the cheapest property in Dubai?
About AED 490 a month for a studio in International City. That is about AED 320 for the service charge and AED 170 kept for repairs. If you live in it, add about AED 125 a month for the Dubai housing fee, plus your electricity, water and cooling.
Can I get a mortgage on the cheapest property in Dubai?
Usually not on the very cheapest homes. HSBC UAE lends only AED 350,000 or more, so the home must cost at least AED 437,500 for a resident who borrows 80%. Ask each bank for its smallest loan before you view a flat.
Do I pay the service charge if my flat is empty?
Yes. Dubai's Law No. 6 of 2019 does not allow an owner to stop paying it, with or without a tenant.
