Best Areas to Buy Property in Dubai 2026: 13 Areas for Investment and Living
The best area to buy property in Dubai depends on the goal. For rental income, Jumeirah Village Circle has one of the highest yields of the popular areas, at 7.5% before costs and about 5.0% after. Dubai Hills Estate and Town Square suit families, and International City has the lowest prices.
The best areas to buy property in Dubai are different for a landlord and for a family, so first settle what you are buying for. If you want rent, Jumeirah Village Circle is a strong choice in 2026: it pays 7.5% of the price a year before costs, and about 5.0% after. Of the 13 areas, only International City, where homes cost much less, pays more. For a family home, look at Dubai Hills Estate, Arabian Ranches and Town Square. This guide covers 13 areas, with what homes there really sold and rented for in October 2026.
Best Areas to Buy Property in Dubai in 2026
Here is one table of all 13 areas, then the best ones for rent, for a flat and for a family house, and last a short list of what to check in any area.
The 13 Best Areas to Buy Property in Dubai at a Glance
Before the detail, here are all 13 areas side by side, so you can see where your budget fits. Two numbers do most of the work:
- Price per sq ft is the price of a home divided by its size in square feet. It lets you compare a small flat with a large one.
- Yield is one year of rent divided by the price. It tells you how hard your money works if you rent the home out. In this table it is the yield before costs.
| Area | Price per sq ft | Yield | Who it may suit |
|---|---|---|---|
| Jumeirah Village Circle (JVC) | AED 1,341 | 7.5% | Landlords who want a high rent |
| Damac Hills | AED 1,370 | 7.0% | Landlords who want fewer new homes nearby |
| Sobha Hartland | AED 2,050 | Not in our yield table | Buyers who spend about AED 2 million |
| Dubai Marina | AED 1,931 | 6.0% | Owners who live abroad |
| Dubai Hills Estate | AED 2,377 | 6.1% | Families who plan to stay for many years |
| Town Square | AED 1,324 | 7.2% | Families with a lower budget |
| International City (advertised) | AED 1,116 | 8.4% | The smallest budgets |
| Dubai South (advertised) | AED 1,474 | 6.4% | Buyers who want a newer flat for less |
| Business Bay (advertised) | AED 2,408 | 6.9% | People who want to live near the centre |
| Downtown Dubai (advertised) | AED 3,255 | 5.0% | Buyers who want the city centre |
| Palm Jumeirah (advertised) | AED 4,036 | 5.2% | Buyers who want a beach home |
| Damac Hills 2, houses (advertised) | AED 1,129 | Not in our yield table | Families who want the cheapest house |
| Arabian Ranches, houses (advertised) | AED 2,154 | 4.5% | Families who want a villa |
In the first six rows, the price per sq ft is what buyers really paid, in the 12 months to October 2026. The rows marked "advertised" use prices from adverts in the first half of 2026, because we have no sold figure for those areas. Keep in mind that adverts run high. In July 2026, advertised prices in Dubai were 5.5% to 11% above sold prices.
The yields are different. In every row, the yield is Property Finder's figure from Dubai Land Department records, for the three months to 11 October 2026. It is for flats, except in the two rows for houses. You can see the yield for every area in our guide to rental yield in Dubai by area.
Two quick things before we go on. Foreign buyers can own a home in every one of these areas, and our guide to freehold areas in Dubai explains why. And if your budget is under about AED 500,000, go straight to our guide to the cheapest property in Dubai, which covers the low-priced areas in full.
Best Areas to Invest in Dubai for Rent
If rent is the reason you are buying, the yield is the number to start with. On that measure, Jumeirah Village Circle is the best place to start in 2026. Of our 13 areas, only International City paid more, and its homes are much cheaper and older. The four areas after JVC each have their own strength.
A warning before the list, though. The yields in this guide are before costs. Once you pay the building's fees and allow for some empty weeks, a 7.5% yield is closer to 5.0%. We show you that sum right after the five areas.
1. Jumeirah Village Circle
Jumeirah Village Circle, which everyone calls JVC, is mostly flats, and it paid one of the highest yields of our 13 areas: 7.5%, at an average sold price of AED 1,341 per sq ft. It suits a landlord with about AED 1 million who wants a high rent for each dirham. About 14,900 homes sold here in 12 months, so nearly every building has recent sales you can compare with.
Here is what that looked like in the second week of October 2026:
- Four finished one-bedroom flats sold for AED 860,000 to AED 1.31 million, and a studio for AED 450,000.
- New rental contracts for one-bedroom flats ran from about AED 47,000 to AED 80,000 a year.
- The yearly service charge, which is the fee every owner pays to run the building, is about AED 8 to AED 14 per sq ft. On a flat of 667 sq ft, that is about AED 5,300 to AED 9,300.
The thing to check in JVC is what is being built next door, because about 38,000 homes are under construction here. That is far more than in any other area in this guide. Ask the agent for the names of the projects around your building. Then search each one in the Dubai Land Department's Project Status service, which shows how far each is built.
2. Damac Hills
Damac Hills is a golf community with both flats and villas, and it is the quiet alternative to JVC. The price is almost the same, at AED 1,370 per sq ft, and the yield was 7.0%. The difference is the building work. Only about 2,600 homes are under construction here, so your tenant has fewer new flats to move to.
In the second week of October 2026:
- Finished one-bedroom flats sold for AED 800,000 and AED 900,000.
- A large one-bedroom flat rented for AED 70,000 a year, and studios for AED 37,000 to AED 43,500.
Don't lean too hard on that 7.0%, because an earlier count of the same area gave 5.2%. Work out your own figure. Divide the rent in the building's latest contracts by the price you would pay. We also have no service charge figure for Damac Hills, so look up the rate for your building before you offer.
3. Sobha Hartland
Sobha Hartland costs more, at AED 2,050 per sq ft. Its yield is not in our yield table. It is the area to look at if you want rent and a Golden Visa from the same home, because that visa needs property worth at least AED 2 million. Dubai's residency office puts the rule like this:
“"a property or a group of properties with a total value of no less than AED 2 million"”
GDRFA Dubai, Issuing a golden residence permit (investors)
The sales from 7 to 10 October 2026 show why the area fits:
- Two-bedroom flats sold for AED 2.46 million to AED 2.85 million, all above the visa line.
- One-bedroom flats sold for AED 1.23 million to AED 1.54 million.
- One-bedroom flats of about 800 sq ft rented for AED 95,000 to AED 105,000 a year, and two-bedroom flats for AED 142,000 and AED 160,000.
If the visa matters to you, leave some room above AED 2 million. Look at six months of sold prices for your size of flat in the tower. If the lowest one is close to the line, a small fall in values could put the visa at risk. Our guide to the Golden Visa through property has the full rules.
4. Dubai Marina
Dubai Marina is the choice for an owner who lives abroad and wants as few surprises as possible. The area is finished, it has a Metro station and a tram, and only about 5,500 homes are being built. You pay for that calm with a lower yield, 6.0%, at AED 1,931 per sq ft.
On 8 and 9 October 2026:
- A one-bedroom flat of 761 sq ft sold for AED 916,038, and a two-bedroom flat for AED 2.05 million.
- One-bedroom flats of about 890 sq ft rented for AED 110,000 a year.
The catch in Dubai Marina is the service charge. Towers here charge about AED 15 to AED 22 per sq ft, so a flat of 761 sq ft costs about AED 11,400 to AED 16,700 a year to own. Look up the charge for the exact tower and divide it by the yearly rent. If it takes more than 15% of the rent, the flat earns much less than the advert says.
5. Dubai Hills Estate
Dubai Hills Estate has one of the lowest yields of the five, at 6.1%, and the highest price, at AED 2,377 per sq ft. People buy here anyway, for two reasons. The yearly costs are low, and it is a place where an owner may want to live later.
On 8 and 9 October 2026:
- One-bedroom flats sold for AED 1.25 million to AED 2.15 million.
- New rental contracts for one-bedroom flats ran from AED 81,000 to AED 125,000 a year.
- The service charge is about AED 8 to AED 15 per sq ft, so about AED 5,200 to AED 9,700 a year on a flat of 646 sq ft.
Be careful with the rent you assume. Apartment rents here fell by 10% from April to June 2026. So use this month's rental contracts for the building, not the rent in an old advert.
Here are four of the five side by side, with Town Square for comparison. Sobha Hartland is left out because it is not in our yield table.
What a rental yield in Dubai is really worth after costs
Now for the sum we promised. The yield in the table is the rent divided by the price, and nothing else. But an owner has bills, and you paid fees when you bought. The figure that counts is what you keep, as a share of everything you paid. It is called the net yield, and you can work it out in three steps:
- Start with the yearly rent.
- Take away the costs. These are the service charge, plus about 15% of the rent for a managing agent, empty weeks and repairs. The 15% is our own estimate.
- Divide what is left by the price plus 6%. The 6% covers the Dubai Land Department's fee of 4% and the agent's fee of about 2%.
For example, take a one-bedroom flat in JVC that sold for AED 860,000 and one in Dubai Marina that sold for AED 916,038, both in October 2026. With rent worked out from each area's yield, the two sums look like this:
The JVC flat leaves about AED 13,000 more a year. The service charge is a big part of that. It takes 14% of the rent in the JVC flat and 26% in the Dubai Marina flat.
To do this for a real flat, you need three numbers for the building:
- The price that homes there really sold for. The Dubai Land Department publishes every sale, and our guide to distressed property in Dubai shows how to search them, step by step.
- The rent in the building's latest contracts. Property websites that show rental transactions list them by building.
- The service charge. The Dubai Land Department's Service Charge Index gives the approved rate per sq ft for each building.
Our guides to service charges in Dubai and the cost of buying property in Dubai explain the bills and the fees.
Best Areas to Buy an Apartment in Dubai
Most of the five areas above are flat areas, so if you want an apartment for rent, you have already seen the main choices. This section adds five more, for buyers who start from a budget or from a place they want to live. They run from the cheapest flats in Dubai to the most expensive.
1. International City
International City has the lowest prices in Dubai. It is a large community of older low-rise blocks, and it is where a very small budget can still buy a home.
In the two weeks to 6 October 2026:
- 21 studios of 440 to 510 sq ft sold for AED 258,000 to AED 360,000. The middle price was AED 322,000.
- A studio rents for about AED 30,000 a year.
The surprise at these prices is the bank. Some banks do not give small loans. HSBC UAE, for example, says a home loan must be AED 350,000 or more, and a resident can borrow up to 80% of the price. So that loan needs a home of at least AED 437,500, and the cheapest studios are for cash buyers.
Before you view anything, ask your bank what its smallest home loan is. Our guide to the cheapest property in Dubai covers this area and four more.
2. Dubai South
Dubai South is where you get a newer flat without paying JVC prices. Adverts averaged AED 1,474 per sq ft in the first half of 2026, and the yield was 6.4%. It suits a buyer who needs a bank loan and wants to stay under about AED 700,000.
In early October 2026:
- A finished one-bedroom flat of 640 sq ft sold for AED 650,000, and a finished studio for AED 424,000.
- A one-bedroom flat of the same size rented for AED 48,000 a year.
- At an example service charge of AED 10 per sq ft, the yearly fee on that flat is AED 6,400.
What you need to know here is how many flats like yours are coming. In August 2026, 1,503 of the 2,079 homes sold in Dubai South were in a single project. When that many flats are finished together, their owners all look for tenants at once. So ask the developer directly: "How many flats are in this project, and when will they be handed over?"
3. Business Bay
Business Bay is a district of towers near the city centre, for people who want to live close to work or rent to people who do. Adverts averaged AED 2,408 per sq ft, and the yield was 6.9%.
On 9 and 10 October 2026:
- A finished studio sold for AED 606,460, and two one-bedroom flats for AED 1.05 million and AED 1.23 million.
- A studio rented for AED 52,000 a year, and one-bedroom flats renewed at about AED 68,000.
- The service charge is about AED 14 to AED 20 per sq ft, so about AED 9,200 to AED 13,100 a year on a flat of 655 sq ft.
Two checks matter in Business Bay. Prices here fell by 7% from April to June 2026, so compare any asking price with the last three sales in the same tower. And look at the property type on the listing, because some homes here are hotel apartments, which are a different kind of purchase.
4. Downtown Dubai
Downtown Dubai is the area around the Burj Khalifa. You buy here to live in the centre, and you accept a lower yield for it: 5.0%, at an advertised AED 3,255 per sq ft.
On 8 and 9 October 2026:
- Studios sold for AED 740,000 and AED 1.17 million, and two-bedroom flats for AED 2.25 million to AED 3.45 million.
- New rental contracts for one-bedroom flats were mostly AED 85,000 to AED 100,000 a year.
- The service charge is about AED 18 to AED 30 per sq ft. On a two-bedroom flat of 972 sq ft, that is about AED 17,500 to AED 29,200 a year.
The risk in Downtown is an old price. Flats near the Burj Khalifa lost 20.4% of their value in the year to August 2026. So don't accept a price from last year's sales. Use only sales from the last three months.
5. Palm Jumeirah
Palm Jumeirah is the most expensive area in this guide. People buy here to live by the beach, not for the rent. Adverts averaged AED 4,036 per sq ft, and the yield was one of the lowest of our 13 areas, at 5.2%.
On 8 and 9 October 2026:
- A one-bedroom flat of 1,338 sq ft sold for AED 3.75 million.
- Finished two-bedroom flats sold for AED 3.35 million to AED 9.3 million.
- The service charge is about AED 15 to AED 25 per sq ft. On that one-bedroom flat, it is about AED 20,000 to AED 33,500 a year.
That wide range of prices is the thing to check. Two-bedroom flats here can be millions of dirhams apart, so compare a price only with sales in the same building. Values have also slipped: flats on the Palm lost 8.6% in the year to August 2026.
New tenants of flats on Palm Jumeirah paid about AED 249,200 a year on average in the three months to 11 October 2026, on Property Finder's figures from Dubai Land Department records. That is an average for the whole Palm, so if you plan to rent the flat out, look up the building's latest rental contracts and do the net yield sum first.
One more thing changes how much cash you need for any flat. A home sold before it is built is called off-plan, and a bank can lend a resident only 50% of its price. On a finished first home, the bank can lend up to 80%. Our guides to a mortgage in Dubai and to off-plan vs ready property explain the difference.
Best Areas to Buy a House or Villa in Dubai
A house is a different decision from a flat, because most people who buy one plan to live in it. So in this section the yield matters less, and the price, the drive and the yearly costs matter more.
In Dubai a house is either a villa, which stands alone, or a townhouse, which shares its side walls with the neighbours. Here are four areas, from the cheapest up.
1. Damac Hills 2
Damac Hills 2 has the cheapest houses in Dubai. A family can buy a townhouse here for the price of a flat closer to the city.
In early October 2026:
- A three-bedroom townhouse of 1,696 sq ft sold for AED 1.4 million.
- Three-bedroom townhouses rented for AED 80,000 to AED 85,000 a year.
- At an example service charge of AED 3.77 per sq ft, the yearly fee on that house is about AED 6,400.
The price is low because the community is far out. Downtown Dubai is 35 to 40 minutes away by car, and there are no schools inside the community. The nearest are 15 to 20 minutes away. So before you pay a deposit, drive to your work and to a school at 7 am on a school day.
2. Town Square
Town Square sits in the middle. It has townhouses for a family with about AED 3 million, and flats for a family with about AED 1 million.
On 8 and 9 October 2026:
- Three-bedroom townhouses sold for AED 2.85 million and AED 3.05 million, and a two-bedroom flat for AED 960,000.
- A three-bedroom townhouse rented for AED 160,000 a year, and one-bedroom flats for AED 58,000 and AED 62,500.
Town Square is also the area where the figures disagree most. Sold prices rose by 15% in 12 months, but valuers put its flats 9.7% lower over a similar period. Both can be true, because they measure different homes. What it means for you is simple: trust neither, and look at six months of sold prices in your own block. We have no service charge figure for Town Square, so look that up too.
3. Arabian Ranches
Arabian Ranches is a community of villas only, and it is for a family that wants a garden and plans to stay for many years.
In the first ten days of October 2026:
- Four three-bedroom villas sold for AED 4.3 million to AED 5 million.
- Three-bedroom villas rented for AED 192,000 to AED 265,000 a year.
- Service charges are low, at about AED 3 to AED 6 per sq ft.
Before you buy a villa here, work out what it would cost to rent the same one. For example, a villa that costs AED 4.5 million and rents for AED 230,000 costs about 5% of its price a year to rent. Put that next to your mortgage payments and fees, and see which is lower.
4. Dubai Hills Estate
Dubai Hills Estate appeared in the rental list for its flats. Its villas are for a family with a larger budget: adverts averaged AED 2,825 per sq ft in the first half of 2026.
In the second week of October 2026:
- A three-bedroom flat sold for AED 3.8 million.
- Three-bedroom villas renewed their rental contracts at about AED 198,000 to AED 209,000 a year, and one new contract was AED 350,000.
Offer on this year's prices only. Villa values here fell by 6.8% in the year to August 2026, and villa rents fell by 12% from April to June.
Schools, and whether to buy or rent
We have no figures for schools in these areas, and for a family they can decide everything. So check them yourself. KHDA is Dubai's school regulator, and its website has a directory of every private school. You can filter it by location and by overall rating, and open each school's fee sheet. Then call the schools near the house and ask if they have places.
It also helps to know how houses compare with flats as an investment. Villas earn less rent, about 4.2% against 6.2% for flats in the three months to 11 October 2026. But their values fell less in the year to August 2026, by 1.7% against 5.3%. And far fewer of them are being built:
Last, ask yourself how long you will stay. You pay about 6% of the price in fees when you buy, and about 2% when you sell. So if you may leave Dubai within two or three years, renting the house may cost you less than buying it. Our guide to buying property in Dubai covers that decision.
What to Check Before You Buy a Home in Any Area of Dubai
Whichever area you choose, four quick checks on the building itself will tell you more than any area average:
- How many homes are being built nearby. More new homes mean more choice for your tenant, and for your buyer when you sell. About 38,000 are under construction in JVC, about 7,900 in Dubai Hills Estate and about 5,500 in Dubai Marina.
- What homes in the building recently sold for. Compare the asking price with the last few sales. Our guide to distressed property in Dubai shows how to find them.
- The building's service charge. It runs from about AED 3 per sq ft a year in Arabian Ranches to AED 30 in some Downtown towers.
- Whether the home is finished. In a finished building you can see real rents and real costs, and a bank can lend more.

FAQs
Are the best areas to buy property in Dubai the same for living and for investment?
No. The areas that pay the most rent, such as JVC and International City, have lower prices. Family areas such as Dubai Hills Estate and Arabian Ranches pay less rent for their price.
Can foreigners buy property in all of these areas?
Yes. Every area in this guide is a freehold area, so people of any nationality can own a home there. Our guide to whether foreigners can buy property in Dubai explains the rules.
Is JVC or Dubai Marina better for investment?
JVC had the higher yield in our example, at about 5.0% after costs against about 3.4% for Dubai Marina. But JVC has about 38,000 homes being built, and Dubai Marina has about 5,500.
Is it better to buy near a Metro station in Dubai?
It helps with renting more than with price. In a study of the Red Line, homes near stations rose 26.7% from 2010 to 2022, against 24.1% for all of Dubai. Rents near stations rose 5.7% from 2018 to 2022, while Dubai's fell 4.1%.
How much cash do I need to buy in these areas?
A resident who takes a mortgage needs about 28% of the price in cash. That is a 20% deposit plus about 8% in fees. Our guide to the minimum down payment in Dubai has the details.
