The IPS 2026 (International Property Show) is running from 7 to 9 September 2026 at Dubai World Trade Centre, in Halls 4 to 8, from 10:00 to 18:00 each day.

This is the 22nd edition. It is organised by Strategic Exhibitions and Conferences under a strategic partnership with Dubai Land Department, and entry is free for professional visitors who register online first.

At the IPS 2026 you will find three halls of developers, banks, brokers, PropTech companies and government bodies trying to move capital. It is not primarily a property viewing, and not a home show. If you already know roughly what IPS is, the only real question is whether a morning there gets you something a website cannot. Here is how to tell, and what to do with the day if the answer is yes.

The one group who reliably get less from IPS than they expect are people looking for a home to live in. A show floor is built for volume selling. Renderings look better than buildings, sales agents are working to a three-day target, and the units you are shown are the ones the developer most wants to move — which is not always the ones you most want to own.

What IPS actually is, and who runs it

IPS is a three-day trade exhibition where property developers rent stands and sell projects, and where the institutions attached to property — banks, mortgage brokers, law firms, valuers, property managers, PropTech companies, and foreign government trade bodies — set up alongside them.

Dubai Land Department describes it as a platform bringing together investors, developers, government entities, financial institutions, policymakers and industry experts.

In plain terms: a hall full of stands, a conference stage, and a lot of people trying to close deals in three days.

IPS 2026 Entry & Badges

Entrance is free for professional visitors.

IPS is a trade show, and registration asks you to identify yourself in a business capacity — company, job title, what you are at the show to do. You do not need to be a licensed broker or hold a trade licence, but you are registering as a professional visitor rather than as a member of the public, and the organiser reserves the right to verify.

IPS 2026 Registration: How to register in about two minutes

  1. Go to ipscongress.com and use the Register Now button in the header, which opens the organiser’s registration system at register.strategic.ae.
  2. Choose the visitor access package. This is the free professional-visitor pass.
  3. Fill in name, company, job title, country and contact details. Use a real work email — the badge and QR code arrive there.
  4. Save the confirmation QR code to your phone. Screenshot it as well; DWTC’s Wi-Fi is not always co-operative in a queue.
  5. Download the official IPS Congress app from the App Store or Google Play for the floor plan and session times.

Worth knowing:

the conference programme, the Institutional Investors Conference and some of the specialised training run alongside the exhibition and are not necessarily all covered by a free visitor badge. Both the exhibition floor and the conference content are organised around five pillars.

IPS Congress announced the shape of its 22nd-edition conference programme on 11 August 2026. It runs under the theme “Driving Real Estate Investment Through Innovation” and is built on the same five pillars as the floor, which means the sessions and the stands are meant to be navigated together rather than as separate events.

The market IPS 2026 is walking into

The backdrop shapes how hard developers push at the show. Dubai’s first quarter of 2026 was exceptionally strong: Dubai Land Department data cited by IPS puts real estate transactions at AED 252 billion in Q1 2026, up 31% year on year in value, across 60,303 transactions, up 6% by volume.

The second quarter cooled. Reporting of DLD’s half-year figures puts Q2 2026 at around AED 169 billion, giving a first half of roughly AED 420 billion across about 112,850 transactions when all transaction types are counted, of which property sales accounted for about AED 286 billion. That first-half sales figure is the second-highest on record for Dubai — behind H1 2025’s AED 326.6 billion, not ahead of it.

The composition of those sales is the more interesting number for anyone walking a developer floor. Off-plan accounted for the clear majority of transactions in the first half of 2026 — roughly 58,840 deals against 27,200 for ready property — but ready property carried slightly more value. In other words: off-plan is where the volume is, and it is what most of the stands at IPS are selling.

On the numbers. DLD publishes several overlapping measures — transactions, sales, investments — that get quoted interchangeably. IPS’s own releases cite 60,303 Q1 transactions and 57,744 Q1 investments. Both are DLD figures counting different things.

The show-floor trap. “This price is only available today” is the oldest line at any exhibition, and it is usually a booking fee, not a purchase. Before you pay anything at a stand, get in writing: the exact unit number, the total price including DLD fees, the payment schedule, the handover date, whether the deposit is refundable, and the developer’s escrow account number. A reservation deposit paid in a hall is still your money and still governed by the contract you signed there.

Golden Visa: what a purchase at IPS can and cannot get you

Golden Visa eligibility is the pitch you will hear at nearly every stand, and the core rule is straightforward. According to the UAE Government’s official portal, a real estate investor who owns property with a purchase value of AED 2 million or more can apply for a renewable 10-year residence permit, with a letter from the real estate registration department confirming ownership of property worth at least AED 2,000,000. Spouses, children and parents can be sponsored.

Be sceptical of visa promises at a stand. A great deal of commercial content circulating in 2026 describes changes to down-payment rules and off-plan eligibility that are not stated on the UAE Government portal, GDRFA or ICP pages. A sales agent’s summary of visa policy is not a source. Before you buy on the strength of a visa, confirm your specific case with GDRFA Dubai or ICP directly, or with an immigration lawyer.

Getting to Dubai World Trade Centre

The venue sits on Sheikh Zayed Road with its own metro station, which makes the metro the obvious answer for three days when several thousand people arrive within the same hour each morning.

In a taxi, ignore the hall number. IPS lists the show in Halls 4–8 but tells drivers “Zabeel Halls”, a different part of the complex. Aim for the main DWTC entrance and follow the signage.

How to work the floor in half a day

Three halls is a lot of hall. A plan beats wandering.

  1. Arrive at 10:00, not 14:00. Sales staff are fresh, stands are quiet, and you can have a real conversation instead of queuing behind four other people.
  2. Do one full lap without stopping. Twenty minutes, no conversations. Mark the eight stands worth returning to, then go back to them.
  3. Book the scheduled things first. Conference sessions and Developers Launch Hub slots run at fixed times. Build the day around those and fill the gaps with stands.
  4. Ask the three questions that separate serious projects from renderings: which escrow account does my money go into, what is the project’s registration status with DLD, and what is the handover date written into the contract?
  5. Collect the payment schedule, not the brochure. The brochure is marketing. The payment schedule is the deal.
  6. Use the Financing & Mortgage Zone as a rate-shopping exercise. Getting four banks’ indicative terms in one afternoon is genuinely hard to replicate any other way.
  7. Sign nothing on day one. Come back on day three if the deal is real. It will still be there.

How to check a developer before you commit

These checks are public. Use them rather than relying on what the stand tells you.

  • Check the project is registered. Dubai Land Department publishes project status. An off-plan project that is not registered is not one you should be paying into.
  • Confirm the escrow account. Off-plan payments in Dubai go into a project escrow account, not to the developer directly. If someone asks you to transfer to a company account, stop.
  • Ask about Oqood registration. Off-plan sales are registered on DLD’s Oqood system. Ask when yours will be, and get it in writing.
  • Verify the broker. Brokers operating in Dubai must be RERA-registered. Ask for the licence number and check it.
  • Look at what the developer has actually delivered. Handover history is more informative than the render on the wall. Ask which of their projects have completed, and when they were originally due.
  • Read the service charge. DLD publishes a service charge index. A cheap purchase with a punishing annual service charge is not cheap.

How big is IPS 2026 compared with last year?

Do I need a visa to attend IPS?

Not announced at the time of writing. The 22nd edition moved month against the previous one, so wait for an official announcement from IPS or Dubai Land Department rather than assuming a fixed slot in the calendar.

The bottom line

IPS 2026 runs 7 to 9 September at Dubai World Trade Centre, it is free, and it is 38% bigger than last year’s edition in a market that put through more than AED 400 billion of transactions in six months. That combination makes it worth a morning for anyone who works in or invests in Dubai property.

What it is not is a shortcut. The deals that look best under exhibition lighting are still deals that need an escrow check, a registered project, a written payment schedule and a night’s sleep before signing. Go, take the free badge, compare four mortgage rates in an afternoon, collect the payment schedules — and buy nothing until you are back at your desk.
