How Much Money Do You Need to Buy Property in Dubai? 2026

To buy property in Dubai in cash, a buyer needs the price plus about 6.3% to 6.7% in fees. With an 80% mortgage, a resident needs about 27% to 28% of the price in cash, which is about AED 415,000 on an AED 1.5 million home. Off-plan homes start with 10% to 20% plus the 4% DLD fee. There is no legal minimum price.

The money you need to buy property in Dubai is the price plus about 6.5% in fees for a cash resale, or 7.5% to 8% with a mortgage. With a mortgage, expats must put down at least 20% under Central Bank of the UAE rules, so plan for about 28% of the price in cash. Apartments in Dubai's cheaper areas are advertised from about AED 540,000 (Bayut, H1 2026).

Fees checked against the Dubai Land Department (DLD) and the Central Bank of the UAE on 30 September 2026. Prices are average asking prices from Bayut's Dubai Sales Market Report H1 2026 (updated 22 September 2026), not completed sale prices. This page covers the total cash you need; for a line-by-line list of fees, see the cost of buying property in Dubai.

How much money do you need to buy property in Dubai?

The money you need to buy property in Dubai depends on how you pay. There are three routes, and each needs a different amount of cash up front:

RouteCash needed up frontWhat it includes
Cash resalePrice + about 6.5%DLD 4%, agent 2% + VAT, AED 4,720 fixed fees
Mortgage resale, expat first homeAbout 28% of the price20% deposit + about 7.5% to 8% in fees
Mortgage resale, non-residentAbout 47% to 58% of the price40% to 50% deposit + fees
Off-plan from a developerAbout 14% to 24% at the start10% to 20% first instalment + 4% DLD fee; the rest in instalments

Fees cannot be added to a mortgage. Since February 2025, UAE banks have not financed the 4% DLD fee or agent commission, so every route needs the fees in cash.

What is the minimum investment to buy property in Dubai?

There is no minimum price or minimum investment to buy property in Dubai. Foreigners can buy any freehold property at any price, and since April 2026 the Dubai Land Department has not required a minimum value for the 2-year property visa either. In practice, the lowest realistic budget is the price of a studio in one of Dubai's cheaper freehold areas plus about 6.5% in fees: roughly AED 575,000 to AED 600,000 in cash on a resale. See freehold areas in Dubai for where foreigners can buy.

How much does an apartment cost in Dubai?

Apartment prices in Dubai vary more by area than by size. Bayut's Dubai Sales Market Report for the first half of 2026 gives these average asking prices in six popular areas:

Dubai SouthAED 541,000AED 827,000AED 1,413,000

Across Dubai, Bayut's apartment index put the average asking price at AED 2,008 per square foot in August 2026. Asking prices are what sellers advertise; completed sale prices registered with the DLD can be lower, so treat these as a guide to budget, not a valuation.

How much is a house in Dubai?

A house in Dubai, usually called a villa or townhouse, starts at about AED 1.8 million for a three-bedroom home in the more affordable communities. Bayut's H1 2026 report gives these average asking prices:

What is the cheapest property you can buy in Dubai?

The cheapest property you can buy in Dubai is usually a studio apartment in an outer freehold community. In Bayut's H1 2026 report, the lowest average asking prices were studios in Dubai South (AED 541,000), Dubai Sports City and Dubai Silicon Oasis (both AED 556,000). International City and Discovery Gardens, which had the highest rental yields in the same report (8.79% and 9.06%), are also known as lower-priced areas, but the report did not publish their 2026 prices. Individual listings below these averages exist, especially older buildings and smaller units.

How much cash do you need to buy with cash?

A cash buyer needs the full price plus about 6.3% to 6.7% in fees on a resale. The DLD's fixed charges do not rise with the price, so the percentage falls slightly on dearer homes.

Non-residents usually need 40% to 50% down, and a second home needs 40% for expats. Every case is in our guide to the minimum down payment.

How much do you need to buy off-plan?

Off-plan property needs the least cash at the start, because you pay the developer in instalments while the building is going up. Developers set their own payment plans; a first instalment of 10% to 20% plus the 4% DLD fee is common. There is normally no agent commission or trustee fee when you buy directly from the developer.

The developer may also pass on its AED 1,000 DLD registration fee. If you plan to borrow for the balance, a bank will lend at most 50% while the property is under construction. The DLD fees page explains the off-plan (Oqood) registration.

GBP figures use AED 4.88 = £1 (30 September 2026) and are rounded. Mortgage examples assume a bank fee of 1% plus VAT and a valuation of about AED 3,150; both vary by bank. Recheck the rate before you transfer money.

What salary do you need to buy property in Dubai?

The salary you need for a Dubai mortgage is set by two Central Bank rules and each bank's own minimum. The Central Bank limits all debt repayments to 50% of gross income (the debt burden ratio), tested at 2 to 4 percentage points above the loan's rate, and caps an expat's loan at 7 times annual income (8 times for UAE nationals).

Loan (80% of price)Minimum income at 7x (expat)Per month
AED 640,000 (AED 800,000 home)AED 91,429 a yearabout AED 7,600
AED 1,200,000 (AED 1.5M home)AED 171,429 a yearabout AED 14,300
AED 2,400,000 (AED 3M home)AED 342,857 a yearabout AED 28,600

Legally, those are the Central Bank's ceilings. In practice, most UAE banks also set a minimum salary of about AED 15,000 a month for salaried expats, some accept AED 10,000 for smaller loans, and the stress-tested debt burden ratio can limit you before the 7x cap. A cash buyer needs no minimum salary at all.

Is there a minimum property value for the investor visa?

No, not for the 2-year property investor visa if you own the property alone. Since April 2026 the Dubai Land Department has allowed a sole owner to apply at any property value, and each co-owner of a jointly owned property needs a share worth at least AED 400,000. Before the change, the minimum was AED 750,000.

“"The property owner is allowed to apply for the issuance of a license and residency visa, regardless of the property value."”

Dubai Land Department, Investor Residence Application

The 10-year Golden Visa is different: it needs property worth at least AED 2 million, owned by the investor (one or more properties). The DLD accepts a mortgaged property with a no-objection letter from the bank. The General Directorate of Residency and Foreigners Affairs (GDRFA) adds that a share in a jointly owned property must itself be worth at least AED 2 million. Our news report on the property visa with no minimum value has the full detail and how to apply.

What else should you budget for after you buy?

Owning a property in Dubai has running costs from the first year, so keep some cash back after transfer day:

  • Service charges: annual fees per square foot, approved by RERA and paid through the Mollak system. See service charges in Dubai.
  • Housing fee: 5% of the annual rent (or a standard rental value if you live there), added to the DEWA bill in 12 instalments. UAE nationals are exempt. See the Dubai housing fee.
  • DEWA deposit: AED 2,000 for an apartment or AED 4,000 for a villa, refundable, when you connect electricity and water.
  • Insurance: life and buildings cover are required with a mortgage; buildings cover is about AED 1,000 a year for a typical apartment.

What changed in 2025 and 2026

  • February 2025: banks stopped lending the 4% DLD fee and agent commission, so mortgaged buyers need about 28% of the price in cash, not about 20%.
  • April 2026: the Dubai Land Department removed the AED 750,000 minimum property value for the 2-year investor visa for sole owners; co-owners need AED 400,000 each.
  • No change to the 4% DLD fee, the trustee fee bands, the Central Bank's loan-to-value limits or the AED 2 million Golden Visa threshold.

For UK buyers: what a Dubai budget looks like in pounds

  • A cash budget of about £175,000 buys an AED 800,000 one-bedroom apartment in areas such as Dubai Sports City or Dubai South, fees included.
  • With a UAE mortgage, a UK buyer living in Dubai needs about £85,000 in cash for an AED 1.5 million home. Living in the UK, expect a 40% to 50% deposit as a non-resident, which is about £123,000 to £154,000 for the deposit alone on the same home, plus fees.
  • No stamp duty and no annual property tax in Dubai, but UK tax can still apply to rent or gains if you are UK tax resident. See is there property tax in Dubai? and check your own position with a qualified adviser.
  • Currency risk: a 5% move in the pound changes a £175,000 budget by about £8,750. Fix the rate or use a specialist transfer service before the deposit and transfer dates.
